Look no further! Make our 'island style' condo your next vacation destination. This spacious 1650 square foot, 2nd floor west side unit has beautiful views of the natural landscape and the private neighborhood next door. The oversized balcony is a terrific place to relax and enjoy your morning coffee, cool down after a hot day in the sun, or dine in the evening while enjoying the sunsets and the warm ocean breezes. This is a perfect place to vacation!
Our condo features a split bedroom floor plan with a large open kitchen, dining, and living room area which is great for family gatherings and entertaining while offering privacy for the bedroom areas. The kitchen is fully equipped with all cooking and dining essentials.
*BEDROOMS:
PRIMARY: King bed with private balcony & en suite bath (shower, tub, 2 vanities).
GUEST: Queen bed with main balcony access.
GUEST: 2 twins beds. Full Bath in hallway next to twin bedroom.
*COMPLEX & AREA INFORMATION: Located off of Scenic Highway 30-A. Our building is tucked off of the south side of 30A in the quaint 'town' of Blue Mountain Beach. 30A is a two lane road that hugs the coastline of one of the world's most beautiful white sand beaches. We are between Destin and Panama City Beach (20-25 min to each), 15 minutes from Sandestin, 5 minutes from Seaside, Watercolor and Grayton Beach. Zoned residential, there are no hotels or high-density developments. There is an 18-mile bike path, a state park, many top-notch local restaurants, art galleries, boutiques, gourmet food and wine stores and a Publix supermarket just a few miles away.

This condo was extremely spacious and, during our stay, the pool was mostly used by smaller children during the day, which was ideal for our young children to get some time in the pool. The building was so quiet and tidy and the room gave us plenty of room to spread out and relax. We loved our stay!

I stayed in this condominium growing up, I was so excited to come back. Definitely did not disappoint! Very clean and the beds were more comfortable than I have at home. Tons of kids for my two to play with but still quiet enough to relax.

Great location in Blue Mountain Beach. Mid-size building, only 4 stories, so perfect for social distancing. We rarely had to share an elevator with anyone else, but you can always take the stairs since this unit is on the 2nd floor. Just walk from the condo to the pool and hot tub or down the stairs to the beach. Also nice to have a parking deck under the building so your car was never hot.

We’ve stayed in Santa Rosa before and this was one of the better locations. On the beach and off the beaten path. The condo was perfect for our needs. I do wish we had a better view of ocean from condo but it was a one minute walk downstairs to beach access. Beach was clean and no smokers was a plus. All tenants the week we were there were very respectful of the property and rules. My teen enjoyed the gym everyday and played basketball as well. We had a great time!

The condo was the perfect size for my family of 5. The amenities were so perfect that we kept the same routine pretty much every day…beach, pool, rest, dinner, pool, sleep, repeat! Having direct beach access was such a plus, we only took the car out for dinner at night. Having the beach chairs and umbrella as a part of the package was very nice, especially after we knew to get our name on the list early every morning because it was first come first serve. Santa Rosa has had a special place in our hearts since we visited years ago, and now that we’ve stayed here, this place may become a staple for us. Thank you to the property manager as well, very nice and quick in communication.

Our family loves the Blue Mountain Beach area. We have stayed in this condo facility multiple times (albeit, not in the same unit). We had a minor glitch while checking in, but I believe it was unavoidable. The property manager quickly made it right. She was always quick to reply to any concern.
The beach access and beach service are a huge plus. Great restaurants are just minutes away.
When we look to return to the area, we will definitely have this property at the top of our list to check availability. I highly recommend this unit.

This was our families tenth summer to travel to the 30A beaches and once again we were not disappointed! This condo is as advertised. I would recommend it and we plan to come back.
The beds are comfortable, the unit is clean, we cook every meal and found the kitchen accomodating. The best part is the quick access to the beaches and the beach chair service being provided. We normally spend additional money on beach setup. Having Peter set up our chairs annd umbrella every day was a true blessing! Tip: be sure to reserve your chairs as soon as it’s possible. We had two small issues with the condo and Ashley was quick to help us resolve them. We had an excellent vacation!

This is a great property in the perfect location. The layout of the condo was perfect to fit our group of 5 adults. Everything was clean and comfortable as pictured in the listing. Bikes were easy to get and the parking area for bikes is covered. The beach set up and the service provided by the Excel team was excellent.
There were a couple of things in the kitchen that need to be replaced. The coffee maker does not have automatic shut off which we discovered after leaving it on all day, and the knives for cutting up fruit or slicing meat are not adequate. If you plan to do any real cooking bring your own from home. Ashley was very quick to respond to texts and very helpful. We would definitely choose this location again.

This condo was well appointed. The best part was the beach chairs and umbrella set up for us every day on the beach! So convenient. You can’t beat being right on the ocean. The workout room is roomy. The parking garage is tight especially if you have a large vehicle. But there is an overflow parking area outside. I would definitely stay here again just for the convenience of being right on the beach. Be prepared that not all toiletries were stocked. We didn’t even have enough toilet paper for 3 bathrooms. But a quick run to the store was not a problem. Thank you for the opportunity to stay here!

You are correct that just a starter package of toiletries is provided that would not last a whole week and such is stated in your check in information sent prior to your arrival. Thank you for pointing out the convenience of the beach and we were happy to have you.
The place is great. We enjoy the facilities and the beach. This particular condo is pitifully furnished in the kitchen. We cook most nights and it’s frustrating not have what’s needed.
Also, the beach chair situation is a joke. We were told that a list started FCFS at 630am. We arrived several mornings at 530AM and were 20th on the list. Obviously people are paying the beach attendant to put there name on the list. This happened several mornings and is VERY frustrating to the point I probably won’t return.

I am sorry to hear you thought the kitchen was under stocked, we believe it to be well appointed, so a list of any items you felt were missing would be much appreciated! I am sorry you had that experience with the sign up sheet for the beach chair setup. That was actually created to benefit the guests, so they do not have to wait in line. However, I agree that it should be put out at the designated time & have relayed that to the HOA and beach service provider.
