Property Summary
The Mill House was once a working water mill, the downstairs double bedroom has a beautiful arched window where the mill wheel used to turn. The Mill House offers versatile accommodation for up to 6 guest - great for families or gatherings of friends with three bedrooms and three bathrooms.

Main Description
The Mill House has been renovated throughout and redecorated to a high standard. The accommodation comprises a large kitchen-dining room downstairs and two bedrooms, one with a double bed with en-suite shower room, and one with twin beds, plus family bathroom with shower over the bath. Upstairs is the sitting room with wood-burner and the third bedroom (super-king bed, which can be made up as a twin on request) with en-suite shower room. There is a paved courtyard to the rear of the house with a picnic bench provided. There is access to both the upper and lower levels of the property from the outside.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
The Mill House kitchen is well equipped with all new appliances including fridge, freezer, oven & hob, microwave, dishwasher and washing machine. Other equipment includes toaster, kettle, crockery, cutlery, cookware and a variety of kitchen utensils.
A television (with freeview) and DVD player are situated in the sitting room. Wifi is installed in the property.
A cot and high chair are available, please request these items when booking so we can make sure they are ready for your arrival.
There is a hairdryer in each bedroom.

Electricity and heating costs are included in the price of your accommodation. The property benefits from central heating in the form of underfloor heating in the kitchen-dining room and in the downstairs bathroom, and radiators in the bedrooms and sitting room. There is also a feature wood-burner in the sitting room; one basket of logs and some kindling will be left in to get you started, further supplies can be purchased locally.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. Bed linen is not supplied for the cot.

Tea, coffee, milk, sugar and biscuits will be provided for your arrival, so you can have a hot drink before unpacking the car. Cleaning materials such as washing up liquid, dishwasher powder and a kitchen cloth will be provided plus one or two toilet rolls.


Outdoor Description
A paved courtyard area is situated to the rear of the property with a picnic bench. This area is not enclosed.

There is a gas BBQ available for guests to use.

Bampton is about a mile away via quiet country road, which makes it a gentle half hour walk or less than 5 minutes by car. There's a choice of pubs and restaurants to eat out in Bampton.

Parking
There is parking for two cars on the drive to the side and front of the property. Please do not block the track which runs behind the house as this is a right of way and access to the field may be needed. It may be possible to park additional cars nearby on request, please ask.

Pets Description

Bampton is a small town but has a surprising range of local amenities including pubs, restaurants, tea rooms, late-opening supermarket, post office, butcher, greengrocer, chemist, and a range of other places to eat

Bampton has quite a history from the Romans to its early Saxon origins, the Norman castle, the wool and pony trade, the 12th century church, the quarrying of the local stone; now it is a thriving centre used by locals and visitors alike. This small and vibrant town is located in mid-Devon; nearby Exmoor National Park, Wimbleball Lake and the Grand Western Canal Country Park provide wonderful opportunities walks, cycle rides and activities.

The annual Bampton Fair was established by Royal Charter in 1258 and is held every year on the last Thursday in October. This is a popular event, with traditional funfair and a street market selling novelties and local produce. Bampton is also famous for its floral displays, having won the national Britain in Bloom competition several time in recent years. The town no longer enters the competition but still looks beautiful throughout the year.
