This is Hooked On Toledo, a 3BR/2.5BA lakefront cabin on the main lake at Toledo Bend. This cabin has everything one can ask for.
THE CABIN: The cabin is cozy and can sleep 8 people - two in each bedroom and 2 more on the sleeper sofa in the living room. The kitchen is well-equipped with utensils, pots and pans, coffee maker, toaster, etc. Upgraded stainless steel appliances make you feel right at home while you're at the lake. The two downstairs bedrooms each have a queen size bed with their own full bathroom. The loft upstairs has a twin daybed with twin trundle and a half-bath. The living room has ample space for catching your favorite show or a movie, thanks to our flatscreen television with DirecTV satellite. The porch facing the lake is amazing. You can see beautiful sunsets in the evening, hear the cicadas, and occasionally see a bald eagle!
THE BOATHOUSE: If watching the sunset from our porch wasn't already beautiful enough, you should see it from our boathouse! Down by the seawall of our property we have a boathouse that you can use to moor your boat or just hang out by the lake! Since this home is located on the main lake, the boat channel runs right out in front of the cabin. It is very entertaining watching the boats in the evening.
THE COOKOUT AREA: Just a few feet from the cabin is a designated cookout area where the chef in your party can show off his culinary skills! There is a grill and a small area for preparation. This cookout area is a great place for hanging out as it also has a magnificent view of Toledo Bend Lake!
THE UNBELIEVABLE SUNSETS: I've mentioned sunsets already, but this feature warrants its own category. The sunsets at this property are downright unbeatable. From our seawall to the nearest tree between you and the sunset is about three miles! This unobstructed view of the sunset is purely amazing and quite frankly the absolute best you're going to find on Toledo Bend!

We have our own rental agreement that is required to rent this property that supercedes the VRBO rental agreement. This will be emailed to you after your reservation for you to review and sign.
Pets and service animals are not allowed under any circumstances. One of our family members is allegic to all service animals, even hypoallergenic serivce animals. No pets or service animals.
Internet: We have internet at the cabin, and will allow you to use it if it is working. The WiFi pwd is GetHooked. With that said, however, please understand I am not selling you internet alongside the rental of this cabin. If the internet isn't working then that's going to be okay with you. Use the hotspot on your phone. Please, if you're one of these people with a voracious appetite for internet who must be connected at all times please do not rent this cabin.
Boat lift: This cabin has a boathouse that you're welcome to use when it is operating. The boat lift at the boathouse is inoperable, not for use, and not something we are advertising with this cabin.

Hooked on Toledo was perfect for our Memorial Day weekend at the lake. The house was very clean and spacious and had everything we needed. The host was gracious and super easy to work with and the views were exceptional! Love that the outdoor cooking area was detached! We will 100% be back.
The overall rating of this stay was just absolutely amazing. The property was clean and well maintained. Communication was amazing and the check in process was so easy. I was able to make contact with property owner and communication was given back in a reasonable amount of time! The accuracy of the listing was on point. They stated that the WiFi was spotty, which it was, but who goes to the lake looking for WiFi? The cable did work so who needs WiFi. all and all the listing was on point and the stay was absolutely amazing. The dock was an awesome spot to relax and watch the gorgeous sunset. The home was clean with comfortable beds and pillows. The ac worked amazing and we slept like babies. The place was very comfortable, safe, and a must see for anyone who hasn’t rented this yet.
We were very disappointed in the state of the property especially for the price. Terrible cigarette smoke smell in the home. Broken deck railings, broken deck lights laying around. Overgrown yard and grill / fire pit area etc… if you have a bass boat don’t expect to park easily. (Can barely back in & cannot turn around)Could not even stay there because of the smell and owner would not issue any sort of refund and denied all claims…. Even after pictures/proof of issues were sent. I fish on Toledo Bend regularly and there are plenty of nice rentals on the lake. This one is not what you expect from the look of the pictures on the listing and the price range. We feel taken advantage of and would 100% not recommend.

The guest is writing a revenge review. Before this guest arrived at the property he already had reservations at another property. Upon arrival he tried to cancel the reservation only to learn he wasn't going to get a refund. Upon learning this he immediately changed his story to say that there was cigarette smoke in the cabin. The guest told me, "As long as you refund me I'm not going to write a negative review.".
I'm not one to give in to threats, especially when the guest is doing things that affect other guests from being able to access the property.
Upon my investigation alongside my cleaning crew and mowing company is was discovered there was absolutely no smoke smell in the cabin.
After learning that I would not be issuing a refund the guest immediately jumped on to VRBO and left me this terrible revenge review.

One of the best views I have seen of the lake, and great fishing was available right near the dock, but…….Grass was over grown upon arrival, had to call owner to address.Street and driveway not conducive for easy access with larger boat trailers.Boat lift, dock water pump, and dock solar lighting did not work. Owner offered a neighboring property lift, but it was too late in our stay to be useful.On the interior we found cobwebs, stained bath towels, burnt light bulbs, chipped paint and cracked sheet rock, and spotty TV and WiFi service. The mattress topper in the bed room we stayed in was worn out. Their was also no trash service so you have to haul away all your trash.This rental required an inconvenient old school paper contact to be printed, signed, and returned prior to stay. I had 3 contact numbers to communicate with over the course of this booking.

• The grass was overgrown. It had been raining all week. The lawn service was headed out there well before the guest called and reported it. It was mowed within hours of his arrival.
• Street and driveway are tight for pulling in a boat. With that said, this driveway is one of the largest lakefront driveways on the entire street. I usually get compliments on the size of the driveway compared to what else is avaialble.
• No dock water pump was ever advertised, nor do I understand why the guest would need a dock water pump. What he's talking about is an old pump that was used by the previous owner to water the lawn. It has been disconnected by the SRA for years.
• No solar lights were advertised to the guest. What he saw were old solar lights that have been taken out of service long ago. The reason why they are taken out of service is because we have electricity down at the dock now. We have big electric lights and no longer have a need for solar lights.
• No "old school paper contract" was required. We sent an electronic contracct that everyone can easily tap and sign on their phone. The facts are that the guest couldn't figure out how to sign it. We allowed him to print and sign it since he couldn't figure it out for whatever reason.
• There are paint chips and small cracks in the sheetrock in a small amount inside the cabin. This has nothing to do with the cleanliness of the cabin. If this sort of thing bothers you then maybe this cabin isn't for you.
• Any cobwebs in the cabin are very very high up on the ceiling and not reachable by ordinary means. I assure you that you are not going to see any cobwebs in the cabin that can be reached by you.
• I just visited the property after the guest was there, and I didn't find a single burnt light bulb. If you find one please let me know where it is so I can change it.
• We do not gaurantee fast cable television and internet service. This is not a downtown condo in Houston. This is a lake camp on Toledo Bend. It's not the epitome of high-speed internet, nor do we advertise it as such.
• Yes, you have to haul away your trash at this property, and this is fully disclosed prior to arrival. It is a rural cabin with no trash service. None of the cabins around us have trash service.
• Truth, there are multiple contact numbers for the rental because I want you to be able to get in touch with me. The only thing the guest is wrong about is that there are 2 contact numbers, not 3. I guess him saying there are 3 contact numbers would make his sentence more impactful. There's 2 contact numbers.

When we arrived on a Friday night around 830pm we were shocked to find nasty bathrooms and a not very clean house. We spent the first hour of our vacation after driving over 3 hours scrubbing bathrooms and cleaning. There were cobwebs everywhere and dirt and crumbs under the couch and chairs. The pictures online made the house seem bigger than it was. The dock and porch were covered in spiders. The outside cooking area was filled with trash and spiders. The thermostat wouldn’t go below 70 degrees. The upstairs beds were very uncomfortable.For the amount of money we spent we expected much more and we were very disappointed with our rental and would not stay here again or recommend.

Dear future potential guests reading this review, I have never received a review this awful. While I do take all reviews seriously, I hope you will take into consideration that this review lacks balance and fairness.
What I'm going to do after reading this review: I have ordered a deep clean of the property even though when I visited the property a few weeks ago it was clean. I'm also going to spray the property again for insects.
Here is what I believe is untruthful and unfair about the review:
1.) You will not find our bathrooms "nasty". Our bathrooms are clean and fresh smelling. The toilets are free of stains, free of smells, and they flush very well.
2.) You may be able to find an occasional crumb under the couch or chair, and you may even see a cobweb in the corner from time to time. It is my promise that there is not, nor will there ever be, "cobwebs everywhere" or any substantial amount of dirt.
3.) The pictures online are the exact cabin and were taken by a well-known professional real estate photographer who prides herself in taking accurate portrayals of homes. If the dozens of pictures of our property aren't enough, then the listing most certainly accurately describes the property as 2BR/2.5BA, 1200 square feet.
4.) Toledo Bend is a lake, and spiders love lakes. Once again, you will see spiders on the porches, docks, and the grills area. There is no way to get rid of them completely. I will promise this, however. Nothing, nowhere, on this entire property comes close to being "covered in spiders".
5.) The thermostat wouldn't go below 70 degrees because we have it blocked. It is disrespectful of our property and to future guests to try to run the a/c too low and freeze it up. This can affect guests coming in after him, and it wouldn't be fair to them to arrive to a froze-up air conditioning. This a/c can easily cool the home down to 70 degrees, and that is cool enough by any standard. There are also ceiling fans in the house that make it even more chilly.
6.) The upstairs bedroom has double trundle bed and this guest had 7 people in the house. Evidently someone got stuck sleeping in one of the twin beds and didn't like it. I can't help that. I clearly describe that this property has three queen beds and two twin beds.
Once again, if you are considering renting this property, I ask that you treat this review with a bit of skepticism. I have plenty of reviews on VRBO and all over the web from other satisfied repeat guests that would disgree with this one.
This location was better than we hoped for. House was clean and view was amazing!! Boathouse worked out perfect for my boat. Owner was extremely helpful and allowed us to check in early. Highly recommend this to anyone!
Matthew Thompson runs a tight ship! His cabins are the cleanest I have stayed in. Fully furnished for a wonderful getaway on one of the premier lakes in the country. Well done Matthew Thompson.
Really enjoyed our stay at this property! The views were amazing, and the house is practically brand new and very well kept. The outdoor kitchen has a gas grill with propane attached. The indoor kitchen was well stocked with everything to include ziplock bags, foil, and seasonings which were all things I forgot to pack! The beds were clean and comfortable, and bathrooms were well stocked with linens and even shampoo and body wash. Would definitely recommend this place to friends and would rent again!
The sunsets here are amazing. Great location. The house is amazing and has everything you need. I see more trips in my future.
