The Property
This spacious 4-bedroom, 3-bath home was built for groups. Twelve beds across four bedrooms sleep up to 14 guests comfortably, with enough room for everyone to spread out and still come together in the open living areas and oversized deck. Two living room TVs mean nobody fights over the game. The fully stocked kitchen is ready for everything from a big breakfast to a late-night snack run. Washer and dryer on-site means you can pack light. Crisp linens and fluffy towels are provided — just bring your food, your people, and a mindset for fun.
The Deck
The deck is the heart of this property. Seats 14 comfortably with upgraded patio furniture. It's where morning coffee turns into a two-hour conversation, where afternoon card games stretch into evening, and where you'll find yourself still sitting long after the sun goes down over the Hill Country. The River
The Guadalupe River is a 1-minute walk from your front door — one of the most beloved rivers in Texas and the centerpiece of any Hill Country trip. Wade in from the bank, float the afternoon away, or just sit on the shore and let the current do all the work.
CaP's Crossing tubing outfitter is located right next door. Tubes, rafts, and kayaks are available steps from the house — no shuttle, no long drive, no hassle. Just walk over and get on the water. River tubing on the Guadalupe is a Texas rite of passage, and you'll have the easiest possible access to it.

A Note on the Season
Peak season runs May 1 through Labor Day — this is when the Guadalupe is at its best, the amphitheater is in full swing, and the Hill Country is alive. Book early, especially for summer weekends and holidays. Shoulder season (fall and spring) is a hidden gem — cooler temps, fewer crowds, and the same beautiful river.
