In the interest of transparency and a smooth, surprise-free stay, we kindly ask that you carefully review the following information and house rules before booking.

If any of the points below are not acceptable for you, this property may not be a good fit, and we respectfully ask that you do not book.

NO PARTIES, EVENTS, OR GATHERINGS

This home is not suitable for parties, events, or social gatherings of any kind.
• Occupancy is strictly limited to the number of guests listed on the reservation
• Hosting or inviting additional visitors (including short daytime visits) is not permitted without prior approval
• This includes family, friends, or acquaintances
• Even small or quiet gatherings are not allowed

If unauthorized visitors or a gathering are discovered, the reservation may be canceled without refund, and guests may be required to vacate the property in accordance with platform policies. Local authorities may be contacted if necessary.

HOUSE RULES (SUMMARY)

• No smoking or vaping indoors
A $500 additional cleaning and deodorization fee may apply if odors are detected.
• Maximum occupancy
The base rate includes up to 4 guests. Additional guests must be disclosed and approved in advance and may incur an extra fee.
• Air Conditioning
To prevent system strain or damage, the thermostat must not be set below 73°F (23°C). Cooling beyond what the system can reasonably provide is not guaranteed.
• Quiet enjoyment
Please respect the neighborhood and keep noise to a minimum, especially during evening and nighttime hours.

POOL INFORMATION

• Heated in-ground pool
• Pool target temperature is 86°F (30°C) using an electric heat pump
• Pool system and heater typically operate between 10:00 AM and 4:00 PM and do not run overnight
• During cooler months, a pool blanket may be provided; guests are responsible for removing and replacing it
• Target temperatures are not guaranteed, as heating performance depends on weather conditions

Heat pump note:
Pool heat pumps operate most efficiently when outdoor temperatures are above 45–50°F (7–10°C). Below this range, heating performance may be limited.

Spa use:
• This home does not have a spe/ hot tub

Cleaning:
The pool is serviced weekly by a professional company. Service days may vary. The pool may not always appear freshly cleaned on check-in day but is safe and usable.

PET POLICY

• Pets are allowed only with prior approval and may require an additional fee
• Please provide the number of pets, breed, and weight before booking
• Pets must be house-trained, well-behaved, and kept off furniture
• Guests are responsible for cleaning up after pets

Unauthorized pets may result in additional fees and possible termination of the reservation.

• Exterior services (pest control, lawn care, tree maintenance, etc.) may occur during your stay without prior notice
• In rare cases, interior access may be required for urgent repairs or emergencies; guests will be contacted whenever possible

• Garbage collection occurs once per week
• Please place bins by the road the evening before pickup
• Pickup days are listed in the property information sheet inside the home

• Gas grill and propane are provided
• Guests are responsible for refilling propane if it runs out
• Please clean the grill after each use
• Use the grill away from the house and covered areas to prevent smoke damage

• Baby crib and high chair available upon request
• Fully equipped kitchen, linens, towels, beach equipment, and hairdryer provided
• Starter household essentials supplies (toilet paper, paper towels, trash bags, dish soap, laundry detergent) are provided and typically sufficient for about 2 nights only
• No decoration, flower, or special arrangement services are offered

• Parking is available in the driveway or garage (if available during your stay)

• 10:00 AM – 1:00 PM: subject to availability; guaranteed for a fee of half the daily rate
• 1:00 PM – 4:00 PM: complimentary if available; confirmation the day before arrival only

Late Check-Out
• After 4:00 PM: requires booking the following night
• 12:00 PM – 4:00 PM: subject to availability; guaranteed for a fee of half the daily rate
• 10:00 AM – 12:00 PM: complimentary if available; confirmation during the stay
