Superb luxury villa with private pool and panoramic sea views - edge Agia Efimia

Villa ARTEMIS is designed and furnished in a fresh contemporary style with large windows giving unrivalled views over the bay towards the island of Ithica and Sami harbour with yachts of all sizes, and fishermen and ferry boats coming in and out throughout the day. At night this view is full of sparkling lights from Sami and the other villages leading up the valley to the Aenos National Park, not to mention the big 360 degree sky full of stars and the moon. From your bed in the morning watch the spectacular sunrise behind Ithica Island ! Conveniently close to the harbour village of Agia Efimia the location of the villa however is so peaceful that you can hear the birds singing in the trees and the sheep on the hills behind.

A gated private driveway leads down to the parking area in front of the entrance courtyard with its stone paving, colourful bougainvilleas and pot plants.

Entering the villa, the ground floor has cool porcelain floor tiling with rugs and provides two lovely rooms: a light and spacious open-plan Kitchen/Diner/Living Room with a modern island style kitchen, cream corner sofas, swivelling armchair, big internet TV, dining table and woodstove. Leading off that is a ground floor Bedroom with en-suite shower/wc, king-size bed and air-conditioning. All these areas have large sliding patio doors with insect screens that lead out onto the big south-facing terrace with its spectacular sea views and colourful plants.

This south-facing terrace is comfortably furnished with soft outdoor sofas and dining furniture for six people (plus barbecue) all arranged under the dappled shade of the very large pergola. Leading off this is a smaller west-facing garden terrace with more outdoor furniture and a parasol; it has the same sea-view but also looks towards the beautiful Pylaros valley and catches the late evening sun setting behind the trees on the mountain at the back of the villa. This garden terrace also takes you back around to the entrance courtyard.

On the upper floor are two large ensuite Bedrooms both with sea views, comfy king-size double beds (one of which can be configured as two single, if preferred on request), wardrobes and oak flooring with rugs. Both bedrooms have air-conditioning. The main bedroom has its own private roof terrace and the second bedroom has a large private balcony. Each en-suite shower room has a high quality designer washbasin, wc and shower with glass screen, as well as porcelain tiled floors, oak shelving, mirror and shaving/hairdryer socket.

The villa has air-conditioning in the three bedrooms and electric fans are also provided on the ground floor for guests who wish to supplement the natural gentle breeze. All windows have sliding insect screens and blinds.

Steps from the main terrace lead down to the pool terrace. This is a private pool surrounded with stone tiled areas with sun beds, drinks tables and parasols. The stunning 180 degree sea view and the garden setting makes this a perfect place to relax.

Accessed down stone steps from the entrance courtyard is a semi-basement Utility room with a washing machine, drying racks and a sink (as well all the solar hot-water/ boiler/ heating equipment that the owners control).

The villa is set within a large garden amongst pine and olive trees, and lavender and rosemary shrubs.

To reach the villa from Agia Efimia harbour take the quiet, tree lined road with its pedestrian footpath and shaded seating as it winds along the edge of the sea past a few houses and restaurants with steps down to several very pretty white shingle/pebble coves with crystal clear water. In minutes you get to a small road/track that climbs up to the villa - it is about 500 metres long, mostly concrete, and quite steep in places so car-hire is recommended which will allow you to see all the lovely other places on the island and even take the ferry across to Ithica if you wish. (Some of our guests however have chosen instead to combine walking down with taking a taxi back up).

BOOKING & PRICING:
Based on seven nights minimum stay, any number of additional nights are available thereafter. We don't have fixed arrival/departure days as flights can often be obtained any day of the week/weekend. So we are happy to be flexible on the length of stays (e.g. 10 days) subject to availability, and the price charge for extra nights is simply the relevant nightly rate. Stays can span across months. Occasionally stays of less than seven nights are available.
The basic price is for the Villa based on up to four people sharing. A supplement of 15€ per night is payable for each of a fifth/sixth person.

TOURIST TAX
A Greek Government Tourist Tax (called the "Climate Change Resilience Fee") of 15€ per night is payable by guests. It has to be collected by us, your hosts, ON ARRIVAL and sent to the Greek tax authority. We will provide you with a separate receipt for this.
