Come enjoy some time at Baxterville Lodge. This beautiful home boasts a large setup of 5, can be 6 bedrooms and 2.5 baths, with EXTRA sleeping spaces!!! Our home is named after the old town of Baxterville which is now known as South Fork. An updated and spacious two story house that sits in a quieter part of town. Beautiful mature pines and sights of wild life in your very own yard. Enjoy a cup of coffee on the big deck or sit and read a book in the large sun room. Maybe you would love to take an adventure on your own OHVs straight from the lodge that is OHV accessible. Perfect for large family get aways with days full of making memories in our beautiful Rocky Mountains.

Our fully furnished home boast a modern look, with room for everyone. Come and play in our majestic mountains. Spend a day on a guided RZR tour with Mountain Skillz and learn the rich history of our area all while taking in views of up to 13,000 ft in elevation. Perhaps go for a hike and take in the beauty of the wild flowers, or maybe cool crisp fall afternoons are more your style while listing to the leaves rustle on the ground and seeing the most magnificent fall colors of the Aspen trees. This is the perfect place to enjoy all season. We take pride in providing a home away from home!

River trip lodging

Great house for a larger group and there is room for trailers. Jesse was very helpful and prompt replying to messages. There does appear to be an ATV/UTV tour business that shares a driveway and is very close to the house. They were not busy or operating while we were in the property. Definitely something to look into if you have families / small kids. Great stay, great house, appreciate everything

Home was very nice. We never met our host. Not really her fault. We were late getting there. She came by one evenng but we were not there. The dining room chairs were not the ones pictured in the ad. We found them in the closet of the master bedroom. Not a big deal, but a little misleading. Overall we had a great time, and when we did speak with our host she was very nice.

Sweetest Lodge!

We really loved everything about the Baxterville lodge. The neighborhood was family friendly and quiet, the home was clean and had lots of touches that made it feel like a real home away from home. The hosts were welcoming and friendly, and we very much look forward to coming back.

Perfect mountain retreat for our large family

We couldn’t have had a better experience! The hosts were super friendly; met us at checkin and even stopped by to checkin and make sure we didn’t need anything and brought us root beer floats. The whole neighborhood was very friendly. The house is spacious, well maintained, and incredibly well setup for large groups. We had 7 adults and 6 kids and there were plenty of beds for everyone. There was even plenty of parking for our 3 vehicles and two trailers. We couldn’t have had a better experience and will definitely book another stay.

Family Vacay 2021

Excellent time. We were able to get up and watch the sun rise on the upper deck and catch a glimpse of some wild life. Host were very great to visit with. We took our own side by side but they do have a guided ride if you don’t have one, and I highly recommend it. Only downside was we had to leave and go home. But we will be back. Thanks Jesse and Matt for allowing us the chance to have a great time.

Better in Baxterville

After a rough Senior year (being a 2020 graduate) my daughter just wanted to go on vacation in the mountains. We found the Baxterville Lodge, and fell in love. We were looking for certain dates, and the homeowner was great to work with, allowing us to book an extra night. The Lodge was even better in person than the pictures show. There were 9 in our party, and the house was more than enough for all of us. This property has a spacious yard where we were able to set up our cornhole boards and play each night. The front deck was a peaceful place to sit in this quiet, friendly neighborhood. The coffee station was a hit with all of our group each morning, even down to our 9 year old who drank the hot chocolate. Our family spent more time upstairs in the gameroom and sitting on the attached deck than we did down in the living room, but it was nice to have both options! The kitchen was spacious and came with everything we needed to prepare our meals. We brought our Razors to Colorado with us, and there was plenty of parking for both vehicles and our trailer. I would highly recommend this property to anyone wanting a wonderful family experience! Also, we didnt book in advance, but the homeowners also have a RZR guide service that looked like it would be a blast. You can check them out on Facebook at Mountain Skillz. (I believe they offer a discount if your staying at the lodge.) I hope everyone enjoys this property as much as we did, and happy vacationing!

Beware- very deceiving description and owners

Thirty years of renting cabins in Colorado and I've never left a negative review until now. The description of the cabin states that you can ride OHVs from the cabin. This doesn't give the full picture. You can ride to one trail, but have to have liability insurance on your atv and buy a South Fork permit & flag, so we weren't able to ride from the cabin.at all. We alerted the owner to a few issues while we were there, they came over and they said it wasn't a problem. Then we were hit with extra charges when we left. We were already paying a hefty cleaning fee, and they more than doubled it. Their check out procedures were more excessive than any cabin we've ever stayed at. We left the cabin very clean even considering that there were 8 of us there, but apparently we left some trash in the trash cans. and they had to do some cleaning after we left (I would expect so after 8 of us were there for 6 days). We should have taken heed from other reviews stating that they run a business from the property(100 ft away) and if you don't want to hear engines starting 50 feet from your bedroom early in the morning, I don't recommend that you rent this property.

Hi there Mr. John, First off I apologize if our property did not seem to meet your expectations. We strive to high standards and I wish that those would have met your needs. I would like to address each of your concerns as they are important to me, negative or positive. So I will address each of these as you list them in your review of our property. You have felt that our description and us as owners are deceiving. We state that you can ride your OHV straight from the lodge without trailering. You found this to not be the “whole picture”. The State of Colorado is not an OHV accessible when it comes to state highways. Even if your OHV is “street legal” The only access we have in Colorado on state highways with our OHVs is to cross the highways to gain access to an OHV designated route. Many mountain towns in Colorado have outlawed OHV access so the fact that South Fork welcomes them is quite a privilege. With that we encourage that ALL our renters abide by the town's rules to this matter. We as owners do not have anything to do with what the town requirements are to gain OHV access in town. In your review it states there is only one trail you can access from our property straight on your OHV without trailering. Below are a list of trails that are accessible straight from our property. CR 15, 610, 610.3B, 611, 612, 600, 613, 630, 615, 616, 645, 644, 650, 649, 795, 660, 659, 665, and 666. My husband also looked over a map with some of your family the night of the 25th and gave detailed descriptions of multiple trails and answered lots of questions about our trails. In the review it states “We alerted the owner to a few issues while we were there, they came over and they said it wasn't a problem.” You did in fact tell us of 3 issues and we apologized for any inconvenience it may have caused you. The 3 issues were one broken chair, a face of a dresser drawer pulled off, and the dishwasher was leaking water and bubbles all over the floor. The evening of June 25th we came over to try and see what the issue was with the dishwasher. My husband removed the bottom cover and then we ran it through 2 wash and rinse cycles and watched for any water leaks. There were none. When I asked if the dishwasher pods that we provide our renters were used. I was told “no we are using the pods we brought. They are on the counter in the ziplock bag” I asked if they were laundry pods because they were not labeled and that would explain the bubbles all over the floor that leaked out of it. I was told they were not laundry pods but no really knows as they were in an unmarked container. There were no issues with the dishwasher after that and with any further renters after your stay. The chair and dress being broken I was willing to let go because I know accidents happen. But when I walked into my listing June 30th the morning of your checkout there was much more damage than the chair and dresser drawer. Our cleaning fee is $300 for a 5 bedroom (with extra sleeping spaces) 3000+ sqft home that sleeps 15. That is on par for even smaller homes in our area. Our check out list includes the following. Strip only sheets of all beds slept in, empty all little trash cans into the main big trash can, please don't leave any dirty dishes, start a load of towels in the washer and put them in the dryer and start one more load of laundry. I also ask to take any food out of the refrigerator. The big trash was taken out but all other trash cans were full of trash. I honestly can’t remember if you all had started laundry because I was so taken back by the state of my home being left in. There were a few items left in the refrigerator but that wasn’t as big of a deal. The review talks about “taking heed from other reviews”. If you look at our reviews we have 1 other low star rating beside this review. It gives both sides of views from us as the owner and the renters. Other than that one (who didn’t follow house rules) we have a 4.7 average rating. We strive hard to provide the best experience for all our renters. But I as the owner will not let people disrespect my property even if it costs me a bad review. As to why you did not receive your full damage deposit back, I will list that as followed. After your check out on June 30th, I personally went in to clean to prep for new renters checking in at 4:30 the same day. Much to my dissatisfaction I found not 1 but 2 broken chairs, snot and boogers smeared all over doors, walls, and the armrests of the couches and recliner. The dresser drawer (which I knew about) had to be fixed, decks of cards torn up and left on the poker table, outdoor decor destroyed, and the most disgusting part, urine all over the toilet seat where you sit down. Not just a little but so much that when it was not cleaned up by your group (which I leave cleaning supplies in all 3 bathrooms just in case there is an accident) that it stained the wooden toilet seat. I also had to replace that before the new renters arrived that day. There was trash left all over the bedrooms, bathrooms, and dining room floors. Not even tried to be thrown away. The house was just left gross and a mess. I have date and time stamped photos of all the mess and damages. I only kept $450 of your $600 in damage deposit when I probably should have kept all $600. Like I said above I know accidents happen but this was way above and beyond that. I love hosting and providing a place for others to come and make memories but not at the price of destruction and I do deserve our property to be treated with respect.

This place is acceptable for specific types of guest, but not for all!

This particular vacation to SF was particularly important for our family, as it also fell on the year anniversary date of our sisters death. Let me start with the good. This is a lovely home. Note that some of the common areas would be tight if you have a large group. The home is close to the heart of South Fork making you close to the highway, so you will hear some road noise. If you are looking for a quaint, private space, this is not the rental for you. If you are looking for a place to sleep and shower, this would work. With that said, having the opportunity to book this space again, we would not. In the initial listing description, the renters made no mention of living onsite. That has since been updated. It is fair to note, that they also semi run a business onsite as well, as they will have many atvs/trailers on the property that they will power wash at 6:30am. This is an important detail if you appreciate sleeping in. It also impacts onsite parking. The other facet to this was the property owner “checking in” often, which felt a little bit invasive. The owner noted in their agreement that there was to be no smoking in the home or on the decks. The first morning we were there, she scolded my mother for smoking on the property, which was followed by a 20 minute lecture on potential forest fires. It’s worth mentioning that the owner then spent the evening at the adjacent neighbors cabin while they smoked cigarettes and sat around an outdoor fire pit. Truthfully, we felt a like we had a helicopter parent the first couple of days onsite. After the first day, we made considerable efforts to not be on the property short of sleeping which was unfortunate to my aging mother who struggles to participate in many activities, but felt too uncomfortable with the property owner to stay there during the day. This frustration, along with the early morning power washing, the owner walking circles around the cabin, and the total lack of privacy for our family and kiddos left us with a bad taste in our mouths. If you have a large group, are quiet, stay inside, plan to be away from sun up to sun down and absolutely do not smoke, this place is acceptable. If you are looking for a private relaxing retreat to the mountains for you and your family, I would recommend a different rental. Again, after spending a lot of mone, we were hoping for a better experience for our family (4 adults/5 children.) Hopefully this will help someone avoid the same mistake!

We are sorry you didn’t find our place fitting for your family. We appreciate you staying at our lodge. As we strive hard to keep a well maintained and clean rental, that also means we may have strict rules compared to others like not allowing pets or smoking of any kind as listed on our VRBO listing not once but Three times. I’m sorry you found it not fare or unpleasant to follow our house rules. As of the forest fire restrictions there is and was a stage two fire ban in our area that restricts any outdoor burning including smoking. I (the owner) checked in twice. Once when you got there to make sure you all got checked in ok and the 2nd time to not scold your mother but tell you all as a whole that smoking was not allowed on the property. As you had acknowledged that you knew that but decided that rule didn’t apply to your family. Living on site is and has been listed in the “about the owner” section. We apologize if you did not read that part and understand. We do not operate any business but our vacation rental on site. We do drive home from work and leave for work on a daily basis as we work hard to provide for our family. As for the power washer, we do not own one but have thought of getting one! I would make one suggestion and say maybe make sure that you are aware of all details of your next rental. Just as you want a great experience so do the owners and having renters who blatantly ignore house rules makes for a bad experience for all.

Lack of communication

The home and the property were very nice. The owners living on the property and running another business from this property (which we knew before hand) was a little intimidating. My family had interaction with Jesse before she left for the week. Said she seemed very pleasant. The interaction with her husband the rest of the week left a little to be desired. We asked about trails that might not be quite as rough as the ones we found on our own and were met with a snarky comment. We didn't feel totally welcome on the property. I sent a message letting her know how many of our group would be there on the first day and that the rest of us would be there the following day and received no response. Additionally, I sent 3 messages after we left thanking them for letting us stay and gave a rundown of what was done before we left and haven't received a response. There are lots of positive reviews on this place. We may have caught them at a bad time.

A nice stay with a friendly host

The property was clean, comfortable, and convenient. Jesse came over and spoke with us the afternoon we arrived to make sure we had everything we needed. The hot water wasn't working initially, but they had it addressed in no time! Just good friendly folk, and very easy to get along with. We love South Fork, and would stay here again if this much space is needed in the future.

This was a great place to stay in South Fork close to town with lots of parking available. The house has lots of room and the bedrooms are very roomy. Has a beautiful outdoor deck for hanging out. The hosts were very responsive to all of our request and we're always available. There were nine in our group and we never felt crowded.

Family Reunion/Celebration of Life

This property was a great fit for our family needs. The bulk of the family (10 adults) stayed at this house, others stayed in Monte and Del Norte. The whole crew of 15 was able to gather comfortably here for meals and time together in various places through out the house; game room/ sun room, kitchen and dining area, living room, and 2 comfortable outdoor patios. This was both a joyful and heavy hearted time and our hosts were warm, welcoming, accommodating, and patient. Thank you !!

Great stay August 2020

Our family has several immunocompromised members. We were impressed with the cleanliness of the property. That was really important to us. The owners were lovely. The decor was beautiful. The house had plenty of tableware and such. The home was the perfect base camp for what we wanted to do, which was a whole lot of fishing! I will definitely plan to stay here again. The only thing that was different in terms of other VRBO's that we had stayed in-The paper products were limited. But were are traveling in the days of covid and even the grocery store was out of paper towels.

Hi there! We are the Entz family! My husband Matt and myself were both born and raised in the area. We love the Lord and are blessed with His creation and all He has given us. Growing up in these mountains we have developed a love to share it with others. As we live on site we keep a very busy life and you may or may it see us. We have two young girls that we homeschool and they have learned the ropes of our business Mountain Skillz. Snowmobiling in the winter and RZR tours in the summer and fall. Come and stay at our mountain home and get a discount on our guided RZR tours in the summer or fall months.
