David was great at communicating. We truly loved spending time at this property-it was clean and close to multiple restaurants. We look forward to staying again.
We did enjoy the cooler temperatures. The Pinetop area is very peaceful & a good place to unwind. There was plenty of room for our family of six. The original design & decoration of this house are beautiful but the place needs some maintenance & TLC. The deck (which goes about three-quarters around the house), the back entrance onto the deck & outdoor spa (which has hazard tape already) are all safety hazards.
This house is in a great spot in Pinetop. It is tucked away in a nice little neighborhood in the woods that is quiet and family friendly. It was a 10-15 minute drive to do the things we wanted too (parks, hiking, shopping, etc.). CONS: It advertises a gym, but all we found was a treadmill that didn't work. The back deck had a couple of boards that were not secured and the backyard area could use some TLC. However, we still found this to be a nice and usable space for our family and really enjoyed our stay there.
We had our teenagers & our 2 marrieds staying with us. The house was quite large w/ plenty of beds. We especially loved the “game room” as we called it! The wrap around porch was wonderful. Quiet neighborhood. The only draw back was the WiFi. I would suggest a stronger router or a router booster... with all of our smart phones, the TV streaming, my daughter having a college Zoom class & I needing to get on for work... the WiFi was weak. It was hard to get a signal.
David was very attentive & kind & fielded several calls from us when we got lost trying to find a shooting destination! We would definitely stay here again!

Kristen: Thanks much for your review. First one. It meant a lot. I’ll be contacting internet provider to boost the signal.
Looking forward to your next stay. If time allows, I could show you a more remote cinder pit for shooting.
Take care ,
David.
Our friends stayed in the home. We don't have enough room in our home just down the street . We have rented 3 years in a row and not had a problem. This year after our last friend took a shower in the hall bath and everything was working great, the cleaners came and said the holder for the handheld shower head had broken off. The photo the owner sent me shows cracks in the plastic in several places in addition to the place that was broken. The owner insisted that we had done the damage, not his cleaners & not that the shower head was cracked and old. Even though we had nothing to do with it breaking, we offered to replace it. He refused and hired someone and wanted us to pay for all of it, then settled for 1/2. We are more than happy to replace anything we legitimately damaged ... this was just very disappointing. I fully trust my friends.

The renting guest, not the occupying quest, initially claimed the cleaners broke it without any evidence. I inquired and assured that the trusted cleaners for the last three years were faultless.
The bracket was and had been fine when they arrived. It was broken when they left.
If I were to alliw access, she offered to have her husband replace it. I respectfully declined.
I didn’t hire someone to replace it. I did so myself.
She offered to pay for the replacement while strenuously denying responsibility.
Rather than continuing the debate, I simply allowed the full damage deposit to be refunded.
Done.

We really enjoyed our stay at this place. I will tell you some details that would have been helpful for me To know when booking. Here are some of the things we loved. Lots of parking in front. Lots of rooms/beds available. The beds were comfortable. Felt more spacious than the pictures showed. Also was a lot nicer than the pictures show. Was clean. Love that they have a big kitchen with a nice living space off it. Then an additional separate room off that (Kind of like a sun room but still felt more indoors). That room had a big table we enjoyed playing games at after the kids were in bed. We loved that the grill was ready to go and easy to use. The back patio space was relaxing. A few Cautions: the stairs are big and right in the front room. So if you have a toddler that you would be stressed about stairs with, this is not your place. Also the front patio had a railing that was SO low. We had to make it a strict rule with the kids to not go on the patio because they could EASILY fall over the edge. It would be nice if that railing was taller. Also the backyard looks like it is bigger in the pictures. It is still a nice space but may be not as big as it looks. Lastly, the WiFi was not great. Don’t go here if you have a pressing deadline or work to do. We had little data on our phones and the WiFi was very slow and unpredictable. Overall had a nice stay and the owner was very easy to work with.

Inadequate accommodations
At first glance the interior seemed nice. However the majority of the beds are old. The mattresses had permanent indentations from previous use. There is not a kitchen table. There is a bar with high stools that are not safe for children. There was a constant dinging sound from one of the rooms that are permanently locked. The constant dinging sound and the uncomfortable beds… not much sleep. The back fence had several gates. All were open and the wooden wall was almost collapsed. We found ways to close the gates for the children’s safety. There wasn’t any backyard furniture. The front porch had a small round table and the wooden railing had chicken wire that was not securely fastened. Probably for pets. We do not have pets. The green outdoor, kind of like fake grass, was worn and dirty. The water pressure was Terrible even though we were conscious of when others might be flushing or using the other shower. The toilets are very short. Not helpful for older clientele. The amount of cob webs everywhere prompted us to sweep and clean for the children. There was plenty of TVs if you go to the mountains to watch TV. The king bed sheets had a tear. And the stairs are steep and dangerous, especially on the iced steps.

Pam stated many false claims.
There is no kitchen table but a large kitchen bar, and a dining table in the great room,
6 bar stools are standard height for the bar height.
Pam informed me via text at 2:30 am that there was a beeping noise coming from a locked downstairs room, a garage that contains a freezer. I responded via text early the next morning explaining what it was likely a freezer door ajar. Upon inspection later that morning there was no beeping noise.
The rear deck is surrounded by a secure wooden fence, gates were left open to access the rear patio One gate had a loose hinge that has been repaired.
King bed is a sleep number. No indentations. Queen & twin beds have new mattresses. No lumps nor indentations. Mattresses are flipped periodically.
4 rear deck chairs, were moved by previous guests to front deck to add to the four chairs there around the table. The front deck is secure and lower portion has chicken wire to keep pets safe.
Water pressure is adequate. We are on a well.
There are no cobwebs “everywhere “. The cleaners are very thorough.
The toilets are standard height.
The curved stairs have standard risers and treads with handrails on both sides. There is no interior “iced” steps in July.
Pam’s misperceptions are best exemplified by her request to have specific information of where to dispose of the trash; 2 garbage containers are 50’ to the left of the front door in plain view.
I would not rent to Pam again
We really like this location and the cabin itself was really cool. There was a lovely welcome basket of snacks. Kitchen was nice and useful and the cabin was clean.
We use VRBO at least twice a year so feel we have reasonable expectations. Based on the photos in the listing we had expected certain things that were not there (an outdoor area for the kids to play in safely, a hot tub, a tv in the dining area, another fireplace room- which is actually the same room but the furniture was arranged differently in the image, and a kid-friendly environment) but there were quite a few disparities found. The instruction sheet listed there was caution tape outside for the “obvious and hidden” dangers out there. I think from some projects being done? But definitely couldn’t let the kids play out there or on the balcony really for safety reasons. Hot tub and a tv and appliance were out of order. My kids- 3 and 5 year olds- broke an indoor step very easily just from sitting on it. It just collapsed. We had to pay for it. The images of the dining area show a large tv which was absent. And the WiFi- as mentioned in previous reviews- was very shotty. Couldn’t even look up menus online for the local restaurants or use a streaming service on more than one TV. None of this would have been as big an issue if we had prepared for it before hand and known what to expect. My wife if 7 months pregnant and we expected a safe, kid friendly, relaxing environment and just didn’t feel like that is what we arrived to.

Appreciate portions of the review however, for the sake of candor A few points are worth observing:

This rental is tucked back in down a quiet neighborhood street with easy access. The house was spotless and very comfortable to sleep in. Plenty of privacy and tons of ammentites you just don't find in your average vacation rental. Very pleased with our stay and can't wait to come back again!
Excellent trip! The home was wonderful! Clean, comfortable, and very nice with beautiful views of the woods, in a very quiet and wooded neighborhood . David was very attentive and responsive to any questions. We had zero issues. The kitchen was fully stocked. We enjoyed the enclosed room with all the windows especially when it rained. He has a very comfortable work area to do work big enough for 2 people to be working at the same time, with very comfortable chairs. Great neighborhood for walking. Overall just an awesome stay!!
My family and my brother and his family enjoyed an amazing few days in this property. We had an awesome time!!! Beautiful views and outdoor seating. We had the best time!
The place is lovely! The place was spotless and beautifully set up. The host was super kind and attentive to any questions/ concerns we had. Definitely would come back and recommend for a family trip!
A wonderfully clean, warm and inviting vacation location for family between Phoenix/Tucson and Albuquerque. The altitude, a smidgen below 7,000 ft, made this a wonderful escape from the valley heat. Our nephews enjoyed watching the squirrels. The 2nd floor wrap around balcony was perfectly safe for the little ones (2 and 4). There was spacious room throughout the house and a great alternative to renting a number of rooms at a hotel. We loved the growth chart in the laundry room which brought up a ton of wonderful memories. The owner was quick to answer our inquiries before and during our visit. I highly recommend this location for a lovely, relaxing atmosphere!
Had a comfortable stay in the place. Lots of space, backyard and amenities to have fun in the house. I and my friends enjoyed the stay and highly recommend the place for groups of 5+
You will slowly start liking the comfort of the house and appreciate the things provided in the house.
This was just what we were looking for. We were originally concerned with the two story for our parents, but in reality everything is on the top floor, and with the back entrance they were able to enjoy the property without the stairs. We would definitely stay again.
