Great location. Convenient parking. Fun for children to crab off the back deck. Some resident neighbors aren’t very friendly to rental patrons. Appliances all in working order. Sheets/towels provided as requested. Beach chairs available for use at the property. Did not use but great that a grill is available. Cleaning company used leaves a lot to be desired. Had to do a once over cleaning upon arrival, but that could be just me being picky.

Hi Ryan -
Thank you so much for your thoughtful review! We're glad to hear you enjoyed the location, parking convenience, and family-friendly features like crabbing off the back deck. It’s great to know the appliances and amenities met your needs, and we’re happy the beach chairs and grill were appreciated even if not used.
We’re sorry to hear your experience with the cleanliness wasn’t ideal upon arrival. We’ve shared this feedback with our cleaning team to ensure standards are consistently met for all guests. We also appreciate your note about the neighborhood dynamic—while most neighbors are welcoming, we understand that experiences can vary.
Thanks again for your honest feedback—it helps us improve and continue creating great stays for our guests!

The electronic front door lock(inside) cover fell off when the door was shut. It was left on the kitchen counter. The filters in the air conditioner units need taken apart and cleaned. Very moldy smell. The large bedroom comforter was dirty with stains and I had to buy one to use.The patio chairs are totally worn out.
I really enjoyed my week here. I came down for work and the family followed for a vacation. If you're like me and my family, we like the city life, but we love the peace and quiet and that just what this location offered.

Hi Gema - I am sorry to hear that the filters needed to be cleaned. We clean them every year at the start of the summer and that initial cleaning typically keeps the units in good working order for the entirety of the summer. We did not hear about this issue during your stay and other renters had not mentioned any concerns. If you had you raised it to us we would have happily had the units cleaned for you. Thank you for choosing our property.

Place was nice...but not cleaned properly and had mold issues...location was good and condo was big enough for family

Hi Lisa,
Thank you for your review and feedback. We are sorry that the cleanliness of the property was not to your satisfaction and will take the appropriate steps to remediate for future guests. With respect to the mold referenced in your review, we are not aware of any mold issues on the property and this issue has not been raised by any other guests nor have we encountered any mold issues in our own personal use of the property (we were there again over Labor Day weekend). Based on your email correspondence with us, the issue you raised a day after you checked in seemed to center on mildew build-up on the wall air conditioning units and you did not indicate any other specific instances of mold. As noted in our response to your inquiry, mildew can accumulate in wall/window AC units, especially if doors and windows are left open while they run. We had cleaned all of the AC units in late June but will ensure that the cleanings occur more frequently in the future so that other renters do not have a similar issue. As noted in our response to your email, we would have been happy to send someone to take care of cleaning the AC units, however, this offer was declined as you had already cleaned them to your satisfaction.
With respect to the proper cleaning of the property, we were not made aware of these issues until mid-way through your trip and offered to have the cleaning service come back out to address the specific concerns but did not receive a response. We strive to ensure the satisfaction of all our guests, particularly with respect to the cleanliness of the property. We have an excellent relationship with our cleaning provider who would have been happy to correct any issues noted in the cleaning. Although we did not receive a response regarding our offer to have the unit cleaned again, we did convey the specific concerns that you raised to our cleaning provider to ensure that these areas (specifically, dust on the night stands and bed boards) are focused on in future cleanings.
Again, we are sorry that you had these issues during your stay and wish that we had been given the opportunity to address these issues as soon as you checked in.
Thank you for choosing our property for your vacation.

Second time staying at this house, third time coming up! Communication with owners always prompt and clear. Love the changes you’ve made! Great location, house and neighbors.
Thanks again!
Loved the location and the amazing pool! Loved that we were located on the end unit as well. Wasn't crazy about the carpet in the living room, as it made our feet dirty. Also, the master bedroom bathroom had a very small shower and the position of the toilet was in front of small piece of wall jutting out that made it awkward to sit down. Could use some more lighting in the living room and a dining table that has enough seating. Other than that, we loved it there and would stay again. The owners were very nice and easy to communicate with!
Very nice place. The furniture wasn’t as comfortable as I’d hope for, but good price for mid summer. None of the bedrooms had working tv’s, the master bedroom does have a tv but no hdmi hook up.
The pool was fantastic, not huge but wasn’t ever crowded.
The view was nice, it is on a canal so you can’t see the sunset or sunrise but if you go to the dock we could see the sunset.
The location of the house was perfect! In a very quiet area! We really loved having the pool so close by and to be honest, for as hot as it was during our stay, there wasn’t anyone there, maybe one other family. (This made it comfortable being as though we are in a social distancing phase) My daughter loved the pool and my husband loved the shade at the pool.
The house was the perfect size for us! We all fit comfortably! The deck was nice to have coffee on in the mornings (very peaceful) and meals on throughout the day!! The kitchen was stocked with everything we needed (non food wise) and the bedrooms had plenty of storage for us to be able to unpack our bags for the week stay!
I look forward to staying again in the future! Mandy was very helpful throughout the entire booking process and during our stay if we needed her!

Thank you so much for the review! We're so happy you had a wonderful stay!
The HOA members live in the condo building and do not like children or tourists and told the owner we had too many people there and they made us feel like we were not welcome in “their”pool. Nice place nice owners but the miserable old people who live in a tourist town that don’t like tourists ruined it for me . We spent a total of 2 hours a day at the condo other than sleeping and we don’t drink or party so I don’t know what they were complaining about.

We're sorry that the complaint that was raised negatively impacted your stay. The other condo owners noticed an excessive number of guests at the pool and raised it to our attention. We have an obligation to address any complaints that are raised to us regarding renters using our property. In this case, the issue may have been related to renters in another unit and while it's unfortunate that the wrong renters may have been identified as the cause of the issue, it is in the best interest for both us, as owners, and you, as renters, that the established rules regarding maximum number of guests is followed. When an excessive number of guests are at the pool or in the units, it impacts the ability for other owners and other renters to enjoy their vacation. When we reached out to you following the complaint, we alerted you to what we heard from neighbors and you indicated that you were not in violation of the rules on the number of guests. There was no further action taken. This was the only week during the summer that we received a complaint from the HOA regarding renters and in raising this to our attention the only goal was to ensure the proper use and enjoyment of property facilities by both tourists and residents alike.
A great property and so close to everything. We brought kayaks and paddle boards and dropped in just 10 feet from the back door. You can paddle around the boat dock area in new locations for at least an hour on the paddle boards or take the kayaks out into the bay and paddle for hours. Our longest trip was 3 miles along the shore to BLU crab house and back. We also had crab traps and caught several crabs very easily. The beach is an easy 10-15 min walk away and we went everyday. The boardwalk starts at 27th street and we rode our bikes from 32nd street to the stop light at 27th street?? and then proceeded to ride to the end of the boardwalk for a roundtrip ride of a little under 7 miles.
The condo is three stories with kitchen living room and half bath on first floor. There are two bedrooms on the second floor with queen bed and full bath with tub and in one room and a king bed in water view room with balcony and a bathroom with tiny shower. On the third floor there is a loft (no door to room) with three twin beds with two shorter bunk beds (a perfect room for our son or young children). Each floor has a wall air conditioner unit (two on second floor) that works really well to cool down the condo. The kitchen has everything you could need with a fridge, microwave, stove and a toaster oven and three stools to eat at the counter. A large screen TV in living room worked well and we did bring our own fire TV and hooked this up to watch Netflix and Prime TV. The back main deck Has a great view of the dock areas and was quite large and we ate outside every day and also stored most of our gear outside.
Highly recommended condo. Owner was really responsive to questions I had and even let us move in a few hours early as cleaning was done the night before we arrived. An extra vacation day.

You can find better
Mandy overall was pretty good at responding through text. The place wasn't really what my family and I expected. I didn't realize OCMD has a rule on trailers. So we thought since we get the 2 parking spaces with the unit one could be for the trailer. Well we were wrong and had to pay to park it for the week in the 100th st municipal lot. Okay fine. We get to the unit and realize how dirty it really was. I messaged Mandy about it and she asked if I wanted her to send someone back to fix it. Nice gesture but 1 I didn't want to waste my time waiting on someone to come clean because I wouldn't want someone there without us there. And 2 there's a cleaning fee so technically there shouldn't be an issue with cleaning since I paid for that. There was a towel left in the 1/2 bath that had toothpaste all over it. The mirror had splash marks obviously from someone brushing their teeth or washing their hands. The garbage wasn't taken out. There was even garbage underneath the garbage bag in the kitchen which honestly I left there. The mirrors in the living room were all marked up with little handprints. I eventually did a quick wipe down of them myself as I couldn't stand it anymore. The fan in the kitchen is really wobbly. The blind for the window at the stairs is literally broken to where it doesn't cover the window fully. There was a throw pillow that one of my kids noticed that seemed to have blood or some kind of stain. The dishwasher seems like it needs a good cleaning. In the master bedroom the picture above the bed seems like it hasn't been dusted in a long time. There aren't any dressers in that bedroom but shelves in the closet for your clothes. All bathrooms are tiny. If your tall Goodluck. In the upstairs bedroom the wall looked like it was starting to come apart. In the queen room there was garbage under the bed. Also the first night we went grocery shopping and when we arrived back there was a party in the parking lot and on top of that we were locked out of the unit. We tried numerous times with the code given and it would not work. I called Mandy and no answer. Called her husband and gave a different code to get in.ugh the stress. The place has plenty of cosmetic issues.you can't use anything in the crawl space, which should be locked up then. The price you pay you shouldn't have to deal with all of this. Location was good for the beach, pool was nice, furniture was comfy. I would not recommend.

Hi Klarissa,
We are very sorry to hear that you were unhappy with your stay and that the cleaning was unsatisfactory. I have addressed the issues you raised point by point below to provide a fair and balanced view regarding your feedback and to indicate the actions we plan to take to avoid similar issues in the future.
With respect to the cleaning, we agree that the items you noted are unacceptable and, as you indicated in your review, we immediately offered to send the cleaners back to the unit to remediate the issues but this offer was declined. The response to this offer was "Ohh no all is good! Don't worry about any of it! I just wanted to make you aware. 😊". Given this response, my impression was that the cleaning issues, while frustrating, were not significant. We also want to note that we worked with the cleaners to accommodate your request for early check-in (four hours earlier than standard) at no extra charge, therefore the timeframe for turnover was greatly reduced. Additionally, there are issues noted in the review that were not brought to our attention. We have communicated all of the feedback provided to the cleaning company to address going forward. We understand that a clean property is of utmost importance to guests and is a priority for us in selecting a cleaning company. While we have had a couple of complaints over the past few years regarding cleanness of isolated areas of house, we have generally received positive feedback on the cleanliness of the property and based on our relationship with the owner of the company, we know that she takes pride in her business and will do everything possible to remediate any issues noted if given the opportunity. Additionally, given the early check-in time, we would have been able to work with the cleaners to return at a time that was convenient for you such that you were not waiting on them. However, this was not communicated to us as a concern at the time we offered to have the cleaners return.
As to some of the cosmetic issues, including the dry wall damage and the blinds, there are times when there is minor damage from guests that we may not be aware of or are not significant enough to interrupt a guest's stay in order to make repairs, but we will work to address these issues off-season. For example, we already have a replacement blind purchased but the worn blind you mentioned is in the common area stairwell and had only a small tear at the start of the rental season, but it seems that repeated use over the summer resulted in additional damage and we will replace before next season. This was also not communicated to us as a concern or inconvenience otherwise we could have easily had it replaced it for you.
With respect the trailer rule, this would have been an issue for you regardless of where you stayed as this is an Ocean City rule and is not specific to our property as the majority of properties in OC have trailer restrictions for their parking lots during the summer. We did notify you of this restriction a week prior to your stay and even researched alternative parking options on your behalf once we learned that you intended to bring a trailer. We have added a note to our listing to ensure that future guests have notice of this restriction prior to booking.
We apologize for the stress caused by the front door code failure. We have found that key code entry is preferred by guests as it is easier and more convenient than having a physical key. Unfortunately, such technology can fail, but we have multiple backup options in place to ensure that no guest will have to wait an inordinate amount of time to re-enter the property should an issue arise. As you noted, I did not answer your call, however I had mentioned to you prior to your check in time that I was out of town and that my husband should be your primary contact should any issues arise. Regardless, I did respond within 12 minutes and by that time you had already communicated with my husband who was able to provide you with a new code and you were back in the unit.
In your review you noted that there was a party in the parking lot. You did not raise this concern to us during your stay. Based on our experience, it is likely that you are referring to owners of neighboring units who enjoy sitting on beach chairs in front of their units while watching their kids and grandkids ride bikes and play. The community is a family friendly, neighborly environment and is not a party community. If there was more disruptive behavior observed, you could have communicated your concerns to us and we would have worked with our HOA management or the owners themselves to resolve this issue.
With respect to the bathroom size, the bathrooms are as shown in the pictures and there is nothing we can do to address the size. We have had many friends and family visiting who are tall and have not had an issue.
Finally, with respect to the crawl space under our house, this is a separate area accessible underneath the back deck through an access panel covering the entrance. Our listing does not include pictures of this space nor do we advertise the use of any of the equipment that we store in that area. Therefore, we do not think it is reasonable to find fault with our property for declining your request to use the personal belongings that we store in that area while our unit is being rented. We will be looking into options for locking the access panel to this area in the future as we have not previously had renters attempt to access that space and are not comfortable that you did so.
Again, we are sorry that you had poor experience at our property. Given our communications over text and phone, you did not give any indication that you had this level of dissatisfaction with your stay. We would have been more than happy to work with you to try to resolve the issues to better satisfaction had the concerns been raised to us. As owners of a rental property we rely on fair and honest reviews of our property to attract future renters. If we are not given an opportunity to address issues that you encounter or if you do not communicate those issues to us, we are unable to ensure that you have the best stay possible. Furthermore, many of the comments you left are beyond our control (i.e., trailer restrictions and bathroom size), were not communicated to us (i.e., certain cosmetic damage and the party in the parking lot), were issues that you did not allow us to remediate or did not emphasize the significance (i.e., cleaning) or were inconsistent with the advertised amenities (i.e., expected use of owner's personal belongings which are separately stored and are not listed as property amenities). As noted, we will work to address those areas of your review that we can control to ensure that future guests have a better experience, however, we do wish that you would have better communicated your concerns directly to us and allowed us an opportunity to remediate the issues at the beginning of your stay rather than leaving a negative review after the fact.
Thank you for choosing our property for your stay.
Mandy and Dave
We had a great week. Owner was easy to work with and responsive. The location is great. Interior finishes starting to wear but was also towards end of the busy rental season, so not unexpected. All in all, a great week had by all.
Place was clean, property was perfect. There was a few cosmetic issues but nothing that interfered with the awesome stay and location! Property management was easily accessed. Texted right back and called right back as well. Close to Jolly Roger Amusement Parks! Right off the bay, so fishing was easily accessible as well. Perfect for our family of 6 plus 2 other adults!
The check in process was super accommodating and the beds were so comfy. Perfect spot in location to beach and water parks..We also enjoyed the shaded deck.😊
Property is a very nice, home away from home, clean, and with very nice neighbors. The deck is great and a nice place to take pictures. The location is perfect; to the bus stop, the beach, restaurants, stores and not too close or too far from the boardwalk and inlet action. The owner, Mandy, is very easy to communicate with and answers very quickly, which is nice.
We loved the place and so did the kids! Walking distance from Jolly Rogers was a huge plus! Location is quiet and great! Pool was clean and great too! We will rent again next year if still available!
This is a very well-kept condo in a great location. It is just a 12 minute walk to the beach, and a few minutes more to the end of the boardwalk. Restaurants, go-kart tracks, amusement park, jet ski rentals, and putt-putt golf are all within easy walking distance. We did have a toddler and needed to remove a few choking hazards left behind under the couch and chair in the living room. But that is something I attribute to the last few people that cleaned and not the unit itself. The only caution I have is regarding the sleeping accommodations for (8) eight. Although this is correct, four of those beds are on the third floor, in one small room, with no door. The beds consist of a bunk bed, single bed, and trundle. Because we had three adult couples, this was not very conducive to our needs. Especially since both full bathrooms are captured in the other two bedrooms. We made due and and this is not a slight against the property. Just my opinion that this unit is better suited for (4) four adults and (4) four children.
We had a wonderful time. The place was very clean and in a perfect location. Mandy and Dave were very fast to respond to all of our questions. We would definitely rent again.
A couple rainy days in OC were no problem with the covered deck w/patio set, as well as the crab pot we used to entertain the kids catching a few crabs and small fish. Being an end of row condo, it allowed us great views of the bayside canal watching people come and go, convenient access to the grassy area on the side, and some lively sounds from Jolly Rogers, which we didn’t mind. The owners also have a Netflix account linked to the Comcast/xfinity setup with a profile for “renters” which I got a laugh out of. The kitchen has plenty of plates/utensils although we tried to use throwaways where we could. The only thing that would’ve made our stay better would’ve been if we have played UNO, so needless to say, the rental was perfect for what we wanted/needed for the week! Thanks again and hope to rent again!

About the host
Your host
Our family purchased this vacation home in 2015 initially intending to rent it. We enjoyed the property and location so much that we ended up using it much of the summers. Now that our children are older and have more activities keeping them busy, it seems like a good time to rent during the weeks we are unable to use the property. We hope that you have as much fun at our property as our family has.
Why they chose this property
This property is located in mid-town Ocean City on the bayside and provides the best of everything. Our location is an easy walk to the beach and boardwalk, but set away from coastal highway so you can sleep easier without the noise of traffic and hustle and bustle of Ocean City in the summertime. The property provides access to the canal for crabbing (we have caught as many as a dozen crabs in a two day period right off of our pier!), kayaking or paddleboarding. The community pool is a quick walk from the home and does not typically get overcrowded. There is an outdoor shower at the pool and a hose by the back of the house to rinse off sand from the beach. Crab Cove is situated right behind Jolly Rogers at 32nd street which includes Speedworld (go-carts), Splash Mountain (water park), miniature golf and Jolly Roger Amusement Park. Additionally, there are many excellent restaurants within walking distance to the property. Midtown location provides easy access to downtown Ocean City as well as places in North Ocean City. We have spent the past five years exploring the area and are happy to provide recommendations for the best places to eat, drink, enjoy happy hours and other tricks we've learned along the way.
What makes this property unique
Penguin drive is situated off of 32nd street which has an area that provides open bay views to watch gorgeous bay sunsets. Sunsets can also be seen from the back deck and master balcony, though not as good of a view. When there are fireworks (fourth of July primarily), avoid the crowds and the excessive parking fees and just walk over to the 32nd street bay views for a great fireworks show without all of the hassle. Fireworks can also be viewed from the back deck, but the trees do obscure some views.
