Perched on a rise in the beautiful lower Berkshires of Litchfield County, this house is your ideal escape from city life! A modern house with a New England farmhouse feel, surrounded by lawn and flower beds, with green views from every window of this sun-filled cottage. Situated in the tri-corner region of NY, CT, and MA, it sits on a breezy rise overlooking hay fields, and is surrounded by gardens featuring a stand of pines and butternuts. The west-facing deck, living room, and master bedroom, overlook the sunset beyond the hay fields, with Indian Mountain defining the horizon. The trip from New York City is either by car (1.5 hours), or by rail. Wassaic station is 20 minutes away and it is the last stop on the Metro-North Harlem line.
In the fall, the autumn foliage and sparkling blue skies of the season are in full display at this location. This listing is ideally located for visitors to the Hotchkiss School. For the intrepid, the Appalachian trail is very close for a pleasant day hike. Apple picking and berry picking or any local day activity is punctuated by cosy evenings at the fireplace or flatscreen TV in the living room.
Winter at the house takes "cozy" to another level. Enjoy resting indoors by the fireplace, while watching the snow fall all around. If you are a skier, within a 20-minute drive you will find skiing at Mohawk, and if you head north, Butternut, and Catamount are also a great weekend choices in nearby southwest Massachusetts.
Besides Hotchkiss School (5 minutes), Kent (20 minutes) and Indian Mountain school (10 minutes) are also nearby. This home could not be more convenient for parents up for a weekend to combine rest and visiting with a son or daughter.

Why they chose this property
We like Litchfield County and have many friends with homes here. The county has a history of resisting development and preserving historic land and architecture. We like this. The conveniences are there, but somehow, tastefully done. If we ever need the big box stores, Torrington is not too far away, but far enough. We love the easy commute from New York City by train (Metro-North, Wassaic), which is a huge plus for a family with a many-layered schedule. The drive up from New York is very pleasant. Its not a parking lot on Fridays, like roads leading to the Hamptons.
The movie house in Millerton is a great place to see new releases, with two screens that are generally 'one for the kids' and 'one for the adults'. There is a great topographical diversity to the landscape; the Housatonic Valley, the lakes, the rolling farmland that suddenly reveals breathtaking vistas as you pass through it.

What makes this property unique
The house itself was built by a very energy conscious designer during the gas crisis years in the 70s. Insulated by the book, the home is heated and cooled by recently installed mini splits in the bedrooms. There are 3 swedish wood burning stoves in the bedrooms, and a fireplace in the living room, which add a bit more coziness to the home in the winter months. Lots of light pours into the house through many windows. All wood floors everywhere except marble in the baths and terra cotta in the kitchen. A previous owner was a landscape architect. The gardens include apple trees, pear trees and islands with decorative grasses, perennials, a bonzai and some aromatics.
