Waiheke Waters Edge is a one-of-a-kind coastal retreat, set right on the water’s edge in a completely private bay, surrounded by paddocks, native bush, and an extraordinary collection of friendly farm animals. It’s the classic Kiwi beachfront holiday: swims at the end of the lawn, big open skies, birdsong, and space for families and friends to slow down and reconnect in total privacy.
The Space:
Waiheke Waters Edge is made up of The Boathouse (main house) plus The Bunkhouse, comfortably hosting groups of up to ten guests in a relaxed, barefoot setting.
Days move easily here. Swim straight off the foreshore, wander through the farmland, watch ducks and peacocks wander past, or enjoy long lunches on the lawn overlooking the water. Evenings settle into board games, BBQ dinners, and stargazing in a bay with no light pollution.
Inside The Boathouse, the lower level includes a cosy lounge with a wood fire, dining for six, a kitchenette, and direct access to the lawn and shoreline. The two upstairs bedrooms feel simple and peaceful, with calm outlooks across farmland and sea.
The Bunkhouse sits nearby, a great space for older kids or additional guests, fully self-contained with its own shower, toilet, and hand basin.

Guest Access:
Guests have full access to the Boathouse, Bunkhouse, surrounding grounds, and private bay.
Check-in is from 2:00pm and check-out is 10:30am. Early or late check-in may be available for a fee depending on adjacent bookings.
Please note: Only 4WD vehicles can access the gravel road to the property.

Waiheke Waters Edge sits in its own sheltered bay at the end of a rural 4WD access road, private, peaceful, and surrounded by farmland and native bush. The property is a 30-minute drive from the Kennedy Point car ferry and 40 minutes from Matiatia passenger ferry.
This area of Waiheke is known for its coastal walking tracks, bird life, and slow-paced rural charm. You’ll likely spot the resident farm animals, peacocks, parrots, doves, ducks, hens, lambs, donkeys and more — all part of the relaxed character of this very special coastal farm environment.
Getting Around:
Waiheke Waters Edge sits at the end of a rural 4WD access road, so a 4WD vehicle is essential to reach the property.
From the ferries:
40 minutes from Matiatia Passenger Ferry (Oneroa)
30 minutes from Kennedy Point Car Ferry (Surfdale)
Once on the island, Waiheke has regular bus services connecting villages, beaches, and the passenger ferry, as well as local taxis (though availability can be limited at peak times). Parking is available onsite.
Other Things to Note:
• 4WD access only – the gravel road is not suitable for 2WD vehicles.
• A cold outdoor shower is available after swimming.
• Wedding venue hire is available on request.
• Minimum stays: 7 nights Christmas–New Year, 3 nights holiday weekends, 2 nights all other times.
• Pets not permitted unless stated otherwise.
Interaction with Guests:
The Stay Waiheke team is available 7 days a week from 8:30am–5:00pm, with after-hours support for urgent property issues.
