Set in the heart of Oneroa, Island Villa is a beautifully restored vintage home where heritage charm meets relaxed island living. Spacious, light-filled, and surrounded by gardens, it’s the kind of place that feels instantly easy, morning coffee on the deck, an afternoon in the spa, and evenings that drift between the kitchen and the garden.
The Space:
Step through the white gate into a quiet courtyard garden and your holiday begins. The front porch opens to a bright, open lounge filled with light and comfortable seating, a space made for gathering, reading, or sharing meals together. The kitchen is simple and well equipped, with everything you need whether you’re cooking from scratch or unpacking takeaway pizzas from Oneroa.
Throw open the French doors and you’re on the large back deck, overlooking the trees and wide green lawn. There’s a BBQ, an outdoor dining table, and bar stools along the rail, perfect for coffee in the morning, long lunches in the sun, and drinks as the garden softens into evening.
Upstairs, two generous bedrooms offer calm and privacy. The master suite, twice the size of a typical bedroom, has a king bed, bay windows, and direct access to the main bathroom with a villa-style bath and walk-in shower. The second bedroom has a king bed (which can be split into singles) and an ensuite, with a separate reading nook looking out to the garden.
Downstairs, two additional garden rooms each have a queen bed and their own entry from the lawn, ideal for families or friends wanting space to spread out. The downstairs level also includes a laundry and an additional toilet.
Outdoors, the villa’s gardens are made for simple pleasures, kids running across the grass, pets lazing in the shade, and quiet moments on the verandah hammock. The spa pool sits under the trees, ready for a soak any time of day.

The Neighborhood:

Oneroa is the island’s main hub for cafés, small shops, and good food. Pick up supplies from The Island Grocer, cheeses, wines, and local produce, or browse the boutiques and galleries along Ocean View Road. Don’t miss WE-AR, a New Zealand designer label that began right here on Waiheke, known for its timeless, sustainable pieces.
If you feel like doing something a little different, head to the Oneroa Cinema, a local favourite where you can sink into comfy sofas, sip a glass of wine, and enjoy films the way it used to be, relaxed and unhurried.
For lunch, Mudbrick Vineyard & Restaurant is a must, it’s a short drive away and best visited in the daytime for its sweeping views and the friendly ducks that might wander over to say hello. For dinner, Fenice serves wood-fired pizza and Italian plates, Vino Vino offers relaxed dining with sea views, and The Oyster Inn, led by chef Josh Emett, is the island’s classic spot for seafood and wine in a breezy seaside setting.
Back at the villa, the evening settles into calm, the garden glows under soft light, and the spa pool waits under the trees. It’s the perfect end to a Waiheke day.
Getting Around:
You’re in a great spot to explore without needing a car. From Island Villa, it’s an easy five-minute walk to the nearest bus stop on Ocean View Road, connecting you straight to the Matiatia ferry terminal, Palm Beach, Onetangi, and the island’s main vineyard trail.
If you’re arriving on the ferry, just step off at Matiatia, hop on the bus, and you’ll be at the villa in minutes, a simple, scenic ride that winds along the coast and through the heart of Oneroa.
Once you’re settled in, the bus is a fun, social way to get around. Jump on with other holiday-makers heading to Tantalus Estate, Stonyridge, Casita Miro, and Wild on Waiheke, most of the major vineyards and The Heke Brewery have stops right outside, so you can hop on and off all day.
If you prefer to drive, there’s off-street parking at the property and it’s only a few minutes by car to Oneroa Village, Palm Beach, or the ferry. Taxis are available across the island, though they can be pricey at night or on busy weekends.
However you choose to explore, by bus, car, or on foot, everything on Waiheke is close: beaches, vineyards, and home again to your quiet garden and the glow of the villa lights.

Like many Waiheke homes, Island Villa runs on rainwater, so we ask guests to use it thoughtfully during their stay.
Pets are welcome, the gardens are spacious and perfect for families travelling with dogs.
Please note that the two downstairs garden bedrooms are accessed externally from the lawn and do not have internal entry to the main house.
