**Please Note: OUR PRIVATE BEACH IS PROTECTED BY A SEA WALL —- NO WATER ENTRY — LOCATED ON THE EAST PASS - NOT THE GULF OF MEXICO (aka ocean) . ** There are public beach accesses approx 10 min walk to the right and left of our building- O’Steen beach and Norriego Point. Please see the photo descriptions. Henderson Beach State Park is also a beautiful public beach 10-15 min drive. They have bathroom facilities and picnic tables.

**This property is located on Holiday Isle. If you are unfamiliar with the Destin area - please google map this location. We are NOT located on Highway 98 or Scenic 98 where shops and restaurants are walkable. (We have listed the distance to main attractions below).

** Please Note: This complex has a strict NO SMOKING/NO PET HOA policy that is STRICTLY ENFORCED. Smoking is NOT PERMITTED ANYWHERE ON PROPERTY to include -in the unit, on the balcony, in the hallways, at the pool/beach area, parking area, and in the lobby.

** This is a Family oriented complex - no parties, loud music etc will be permitted.

**Pool is heated from March 10- May 1 and October 1- Monday after Thanksgiving.

Load and start the dishwasher

Gather used towels

Remove personal items, remove leftover food and drinks and take out the rubbish

Turn off the lights, lock the doors and return the keys

Please leave the beds unmade. *Do not strip Take out the trash to trash chute across the hall. Load and start the dishwasher. Clean out the refrigerator

Gather white bath towels and place in the bathtubs. Be sure to lock the balcony closet and replace the key to the gray basket on the welcome shelf.

Wash and replace used beach towels. (this is an additional amenity we provide outside of our normal cleaning and linen service)

Failure to complete these may result in a negative review from the host.

Complex No-Smoking Policy includes NO SMOKING of any substance or vaping in the unit, balcony, pool deck, beach, grill area, or parking lot.

Quiet Enjoyment Hours: 10pm to 9am for all common areas to include fitness center, tennis courts, pool, pool deck, and beach.

Family friendly: no loud music or inappropriate behavior will be tolerated. Refusal to comply will result in vacating the premise, no refund.

Beautiful and Relaxing environment

The view was spectacular. We were close to everything: activities, music, fireworks, shopping. This is a very clean and quiet neighborhood. We felt safe with our girls walking to the beach, exercise room and pool. We will definitely stay again. The owner offers extremely easy check-in/out process.

Perfect Location/Boat Ready

This condo was not only well decorated and so spacious, but had everything you needed! It is in a quiet location and you can enjoy the views of the ocean from the front porch. If you have a boat, this is an ideal location as it is an easy in/out. The destin water taxi allows you to quickly get to all the restaurants in the harbor. Would definitely stay here again!

This condo was perfect for us. The perfect size for 2 families (total of 8 people). We loved sitting on the balcony in the morning and at night. The kids loved the harbor, swimming and finding hermit crabs. Just a short drive to everything. We will definitely stay here again. Everything was perfect in the condo, clean and very comfortable.

Beautiful view

We really enjoyed our stay! The condo was more beautiful and roomy than it looked on the pictures. Megan checked in with us before we even arrived to make sure we knew how to locate everything. Even though it was cold and windy for the first few days, we enjoyed seeing dolphins outside our window every day. Beautiful condo, great location, and easy people to work with.

Simply Amazing!!!

We had an amazing experience. Everything was perfect. Even with the rainy weather we had a great time. Megan was available if we needed her. She made sure we were ok. The location was great. Having the private beach was awesome. We will definitely stay here again.

Beautiful place

This vrbo was perfect for our stay! The king size bed is extremely comfortable! The sunset is amazing out on the patio. It was decorated beautifully. Very clean! Owners were very responsive and courteous to our needs. Hot tub outside was a bonus. Very short walk to beach. It was very nice to be away in a more peaceful atmosphere from the hustle and bustle of spring breakers.

Best view in all of Destin!

This condo was outstanding! Very well equipped with amazing views! The location is fantastic and close to everything. Leave everything at home because it’s all there for you! Everything you need for the beach including toys for the kiddos, Beach cart, umbrellas, chairs…you name it! This place is unbelievably decorated. The staff of the complex, Marco and Rick were great too. They lent us tennis rackets for the courts and also had corn hole boards ( but we brought our own). They even have carts to help you load and unload. If there is a downside, it would be the resident owners police this place and are very vocal about following the rules…however they were polite in doing so. I’d highly recommend and would definitely return to Sunny Dippin!

Over exceeded our expectations!

Our unit was beautifully decorated, clean and spacious for our family of six, we even had extra space. We loved the large deck off of our room to enjoy the great view. The pool and hot tub were nice, and cleaned daily. We appreciated the laundry facilities and ice machine. The private beach directly in front of our condo was fine with the retaining rock-wall separating the sand from the ocean, but we preferred the amazing public beach in the cove just a few blocks away; where we snorkelled and enjoyed the clear, blue, calm waters. The location of our condo being near this particular cove reassured us that we chose the right place. There is also another smaller, public beach a few blocks away in the other direction.

I wish I could give more stars

I typically don’t write reviews, but the experience was so good I had to write one. As so many others have said, Megan was an incredibly attentive host. She texted me five minutes after check in to make sure everything looked good, and sent a few follow up texts through the week to make sure everything was good and ask if I had any questions. I wouldn’t hesitate to stay again, and hope to make this property a yearly visit. The view was amazing, the unit was perfect for us, and the property itself was not busy, and offered a good amount of privacy. 10/10 all around. Thanks for an amazing experience!!

NYE Escape

EXCELLENT! When I say the Property Managers thought of everything, they thought of EVERYTHING! It was so great to have all the needed essentials and then some. My family and I enjoyed every moment at Sunny Dippin & Megan was an awesome host! The view of the beach from each room is unforgettable…. I’m BIG on cleanliness and this property did NOT disappoint. It smelled great as soon as you opened the door, when you picked up a towel, and each bed & bathroom was so clean and inviting. Way to Go Cleaning Crew!! I enjoyed reading the cute little book containing other visitors’ responses about their stay and to see that people has visited Sunny Dippin from all over the states. Keep up the great work….

Very recently renovated. Furniture, appliances in tip top shape. Well appointed styling.

We really enjoyed our visit inthis spot. The apartment was beatiful, we had two bedrooms facing the water (instead of one facing stairs or parking as in most condos). One of the other2 BRs also had a window with a decent view. The apartment has wonderful access to a private beach, with a short walk down to further (public) beach area with almost pool-like calm horseshoes for swimming. Only difficult part is the limited direct access to swimming from the private beach area because of the metal retaining wall. There is a small access spot and given the very few people on the private beach not crowdef, bur you need to watch small children near the wall. Also a great view of boats going in and out of the harbor all day. Only other drawback is the rather loud air conditioning unit near the balcony. All inall a wonderful getaway.

SPACIOUS AND COMFY CONDO

We stayed over Spring Break and the accommodations were perfect for us! We had 5 children - the 3 girls shared the bunk room and the 2 boys had the twin beds. The condo is up to date and very spacious and well decorated. The view from the living room and both of the other bedrooms was perfect. We enjoyed watching the boats come and go as well as some dolphin sightings. The sunsets from this condo are absolutely gorgeous. The pool was heated (luckily) since it was a cool week. The condo has its own washer and dryer area which is a huge advantage. Lots of closet space as well. Kelly (the owner) was great to work with, and responded to any emails very quickly. The only thing that might be a negative was that you couldn't get straight into the ocean from the private beach, but you could easily walk about block in either direction and get to water access. Overall we would definitely stay again!

Beautiful Condo. Very spacious

We stayed in the condo for a few days in mid-June. There were 8 of us, with four kids under age 8. This was the first condo that we stayed in that we didn't feel crowded. More than enough room for all of us. The view was beautiful! The condo and community was very clean and the people very friendly. I had some concerns with how to get to the beach with 4 young children in tow, but it was really an easy walk. All sidewalks with no traffic at all. The water on the beach was very calm and clear. This kids were not as intimidated with this water as they were with the gulf waves, so it was a good fit for us. Kelly was GREAT in explaining how to get to the beach and area grocery stores. She went over the top to make sure we had all the info that we needed and even sent us maps. Definitely the best owner I have ever dealt with for a vacation. We will be back next year!!

Amazing stay!

This is a great condo for a family. We had 8 of us staying and we had plenty of room. Two amazing ocean front bedrooms plus two other bedrooms. Two bathrooms, great kitchen and living room too. It also has its own washer and dryer. This saves on the luggage! We also spent every morning on the balcony drinking coffee and watching the marine life and water traffic....breathtaking! This is an updated condo with an amazing view of the ocean and pool area. Very clean and has all you need to go to the beach or to just stay in and relax. We walked to the public beach everyday and used the pool twice a day. A few of us caught fish off of the private beach at the condo complex. The condo building has an ice maker for you to use. This is a big benefit. Our group used the water taxi to commute to the harbor walk which saved time and the hassle of finding a parking spot at the harbor. Kelly was great to work with and her property is one of the best we have stayed in. This was my second time staying in her condo and we will be back!

It has been a dream to eventually own our piece of paradise in one of favorite vacation spots.
