The Space:

Inside, you'll find a bright and breezy open-concept living area that connects effortlessly to a fully equipped kitchen and cozy dining space. A sunroom at the back of the house invites you to unwind with a book, morning coffee, or evening glass of wine.

Sleeping Arrangements:
- Bedroom 1: Two single beds
- Bedroom 2: One queen bed
- Bedroom 3: One queen bed
Each bedroom is thoughtfully designed to provide a restful and inviting atmosphere.

Step outside to your own private pool oasis, perfect for lazy afternoons under the sun or refreshing morning swims. The spacious backyard patio offers ample seating, lounging areas, and room to dine al fresco. Whether you're hosting a summer barbecue, sunbathing poolside, or relaxing in the shade, this outdoor space is a true highlight of the home.

Just minutes from the bay, local beaches, and the vibrant village of Sag Harbor, this home delivers the best of both worlds with easy access to shops, restaurants, and coastal adventures while maintaining a peaceful, residential feel ideal for unwinding.

Due to the climate of the Northeastern U.S., outdoor pools and attached hot tubs will typically only be available for use from Memorial Day to Labor Day. If your booking falls outside of that time frame and you intend to use the pool/hot tub, please be sure to inquire if they will be available for use prior to booking.

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including the pool, patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

If you are looking for multiple homes that are close by for additional family and/or friends please inquire! We have many other beach homes within close proximity.

IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- No pets allowed.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For stays longer than 29 days, a refundable deposit is required. Our Team will reach out for further details upon booking.

Cancellation Policy
- Bookings canceled at least 30 days before the start of stay will receive 100%.
- Bookings canceled at least 14 days before the start of stay will receive a 50% refund.

Guest Insurance
Please note, as a part of booking we secure insurance for your stay and will require you to sign a Guest Rental Agreement. This insurance is meant to cover any incidental damages to the property that may occur during your stay and does not cover any issues with your trip related to cancellation due to illness or other reasons. We understand that things happen by mistake or accident from time to time, we ask that you let us know when it happens. You’re covered with us - we’re invested in you having a worry-free stay!
