DETAILS OF THE PROPERTY:
Coastal Encounter is an exceptional beach front property with 3 stories of well-maintained spaces, built on 2 adjacent sandy lots of a semi-private beach. It invites guests that desire a special place to spend quiet time with family and friends, time for conversations, exploring the marine nature, reading or writing, and all the wonderful things with sand and sea wind in the backdrop.
"Leave only your footprints in the sand". Our property is closely monitored by a HOA, county and state agencies for environmental conservation. We do not accept booking for any loud party or event with large material consumption, and we only invite guests that have conservationist’s mindset, and will handle the property and this nature area with gentleness and thoughtfulness. Please read all pre-booking info and contact us with any questions prior to requesting booking.
Our listing is a spacious 2000 SF, 4 bedrooms with 3 queen beds and 2 twin beds. We listed it as guest counts of up to 8 adults. There is something special about having breakfast at the beach. Pancakes are sweeter with a coastal view. When it comes to family meal time, we have a fully equipped kitchen and plenty of seating for you and your family to enjoy your favorite sea-fare or to get your crab boil on.
For the nighttime movie buff, use our wi-fi enabled Smart TVs and nestle in around, sign-in your streaming channels and play your favorite movie titles as you plan your beach adventures for the next day.
Up to 4 registered vehicles can be parked at the back side of the house, on a soft sand drive-way, with vehicle owners responsible for taking safety caution and be mindful of any special tidal elevation.
On the 1/F deck you’ll find a shower room equipped with hot and cold water, providing additional shower and rinse-off for our guests.
GUEST ACCESS:
Access keys retrieval instruction will be provided to guests within 24 hours prior to check-in time. Except for a private Workshop on 1/F and an owner’s private closet in the primary master suite, guests are welcome to the various amenities offered in the house.

Outdoor security cameras are for Host to monitor climate changes and property security. In case of emergency or concern regarding any violation of booking agreement and house rules, Host reserves the right to enter the premise and to resolve issues.
PROPERTY SERVICES:
We safeguard our home by having it fully and professionally cleaned before each guest arrival. For the health and well-being of our guests, we provide a 5-step enhanced cleaning with disinfection according to industry standards. To ensure your stay is nothing short of spectacular, you will find comfort features such as hotel-quality fresh sheets and fluffy bath towels. Extra toilet paper and paper towels are stored in Laundry Room for your convenience as well as dish soap, dishwasher pods and laundry detergent.
Although we do not provide replenishing services in the middle of your stay, Host will provider sufficient starter supplies of complimentary K-cup coffee pods, sugar and creamer for our fellow coffee lovers.

Before final confirmation of booking, booking guest may receive a Pre-booking Confirmation message requesting additional information from our guests. Please kindly reply to this message and provide requested information as timely as possible to reserve the chosen dates of the stay.
As your host, we are committed to providing a clean, safe, and secured property and surrounding for all of our guests to enjoy a great beach experience. Therefore, we are serious about enforcing house rules and safety guidelines.
- Parties with loud music and events are not permitted under our booking agreement.
- Absolutely no illegal activity of any type on or around the premise of this property.
- Booking guest is the primary responsible person for this property, and booking guest must be present during the entire duration of the reservation.
- The number of guests allowed to be on premise is the number of guests agreed upon from the initial description of the booking. Any additional person on premise will be considered as a violation of the booking agreement.
- No smoking or vaping inside the building. Smoking and vaping are allowed on decks and balconies with fire hazard caution.
- If you are bringing pet and are paying agreed pet cleaning fee for your stay, please know that pet cleaning fee is only for cleaning of pet hair and possible odor inside the house. Pet's bathroom time must be outside the house, and pet's waste must be disposed in plastic bags and placed in large outdoor garbage container.
- We have adopted our community's model of "leave only footprints in the sand". No littering allowed in anywhere.
- Common HOA restrictions are enforced, such as quiet hours between 9 pm to 7 am; house manual will detail more restrictions. By completing the booking, guests have accepted the responsibility to comply with all applicable HOA rules governing the use of the property and the common areas.
- Absolutely no fire on or near the wooden decks; a picnic size gas grill is available for guests to use outside the house. Just bring enough 16 oz propane tanks, put the grill on top of the outdoor table provided, and clean up and put back in place after use.
- Bonfire on firepit is permitted on the sandy beach but must be immediately removed after each use, and with no burnt residue left behind on the beach. Dune material cannot be used for burning.
- Programmable smart thermostat and motion activated faucets throughout the property to help to conserve costly water and reduce septic volume. All these are done with the goal of conserving this precious habitat for so many wild lives in this coastal region.
- We are located on a semi-private beach area. It is highly regulated by state department and local county as well as a HOA for safety, wild life and environmental conservation, it is also subjected to Texas Open Beach Act, allowing visitors to come to the beach as long as they don’t come too close to the premise of our building and parking space, or intrude the privacy that home owners can maintain. FYI, this has never been a problem in the past and we don’t expect that to come up in the future.
- Storm threats are both seasonal and unpredictable. When our guests book in advance, future storm threats can potentially affect our booking. If government issued named storm warning is announced and it will affect the region and duration of the stay, at Guest’s request, Host will return all booking fees to be earned by Host, and will work with VRBO to facilitate cancellation and maximum refunds to Guest.
- Any violations of house rules and safety guidelines will be considered as breach of rental agreement, subjected to immediate rental agreement termination and if requested by Host via listing website messaging system or by local law enforcement, all guests must agree to completely vacate the premise within one hour.
- If applicable, the main guest that is responsible for the booking will be required to pay as promised, as a condition of the booking, a minimum penalty assessed for extra cleaning or repair fee from minimum of $200 per itemized violation, up to total actual monetary damage, repair cost, and loss of rental income.
By completing the booking reservation, main guest and all individual guests have confirmed and agreed without objection to the house rules and safety guidelines provided in this listing.
