**DOWNSTAIRS**

LIVING ROOM: Roku TV, fireplace with gas logs, couch, sitting chairs

KITCHEN & DINING: fridge, stove/oven, microwave, dishwasher, toaster, Keurig, island with seating, dining table & chairs (w/ additional leaf for extra seating), bench

SPACIOUS PRIMARY SUITE: queen bed, single daybed, & dresser

PRIMARY BATHROOM: double sinks, vanity, toilet, shower, closet

2nd LIVING AREA/4th BEDROOM: full size sleeper sofa, Roku TV, kids books and toys, half bath, laundry room

SUNROOM: table & chairs, seating area, board games

BACK DECK: string lights, custom wood bar w/ stools, loungers, seating

OUTSIDE: HUGE yard for throwing frisbees, etc, tree swing, hammock, fire pit, option to set up outdoor movie screen and projector, basketball goal, outdoor gas grill

CLIMATE CONTROL: Ivy's Cottage has central heat and air (2 zones for upstairs and downstairs)

PARKING: There's plenty of off-street parking in the driveway. One guest commented that it's a "boat friendly destination for those looking to fish the beautiful Chick River."

PRIVACY: When we're in town, my husband and I live in the basement apartment (separate, private entrance) and will have our car there. You'll have full use of the house and yards, and we will respect your privacy.

WIFI: We provide guests with 2 hotspot wifi's.

PETS: We allow up to 2 well-behaved dogs with an additional $100 payment per dog and require the following agreements:

✓ Dogs are not allowed on the furniture.

✓ Dogs will be crated when owners are not present

✓ Dogs are up to date on all flea & tick treatments. (proof provided upon request)


OTHER THINGS TO NOTE:
1. We provide the fire pit, you bring the lighter, wood, etc.

2. The movie projector connects to a laptop or DVD player.

TAXES: While VRBO collects and remits our VA state taxes, James City Council requires us to collect an additional 5% lodging tax per reservation.

Ivy's Cottage sits off a main road for faster accessibility. We provide sound machines in each bedroom for any of our light sleepers.

*When in town, we live on site in the private basement apartment but you won't see or hear us, except in the driveway from time to time.

Ivy's Cottage is a stand alone home on 2.25 acres of land to give it the feeling of the country while maintaining easy access to anywhere in the area.
