The location of this property is amazing. The property was very clean, and I loved the one-story layout. Working with the property owner was easy other than a few issues with the VRBO site. Like other reviews, this property needs to be updated, but you can't beat the location and layout.
You could not ask for a better location. The deck made us feel we were on the beach the entire stay. The house is a little dated and could use some TLC.
This is a clearly loved family home that just feels good. The floor plan of a spacious main room, with two bedrooms and two baths on each side is smart and comfortable...and, the library area was an interesting and wonderful surprise for our group of good readers. The location within the Plantation is ideal, and the Gulf view is simply spectacular. We would love to come again and thank the owner most sincerely.
I've stayed here multiple times. The location is amazing, and dealing with the owner is very easy. He is super responsive. The house could use a few items updated or repaired, but they are so irrelevant that they aren't worth mentioning. I will definitely stay here again.
Walk down the steps and you are on the beach ! We had a great time and want to return. Love the hot/cold shower at the bottom of steps.
House wasn't ready @ 4 pm. Cleaning let us unload our luggage @ 5 and we went to dinner, She was gone when we returned. House could use a little TLC but nothing that took away from out stay. There is only one screened porch off master bedroom. The other beach bedroom .has a covered area which was nice to sit under with afternoon shade.

We had an amazing stay at Capistrano! The view is absolutely breathtaking! I’ve never seen such beautiful, sunsets and sunrises! The deck is spacious, it’s made of composite decking no splinters for the kids. We were just steps away from the beach. As far as the house, it was roomy yet quite cozy! Great for families. We cooked big dinners, and there was plenty of room for the family. We found that the home was clean and kept up well. The beds were clean and very comfortable. The house was well stocked with towels, dishes, etc. The owner is very easy to reach and very nice. Overall, I’d say it was a perfect trip. We will be booking again next summer for sure!

I can say only one good thing - where it sits on the beach is gorgeous. Everything else was a complete disaster. Literally, the house was falling apart and smelled of mold. All could have been dealt with but this owner clearly does not spend any money to keep this home clean, safe or in repair. It takes a lot for me to write this as the owner, John, seemed like a nice enough guy. I have written him and sent at least 20 pictures that depict what we had to put up with. I am going to determine a way to upload our pictures because photos speak a thousand words. If you rent this house, here is what to expect:* A beautiful Sunrise* A location directly on the beach* Yard is a complete overgrown mess* Pilings are cracked severely* 2 rusted and old grills sit downstairs, they have never been cleaned* Owner brought a kettle type grill that was new the day before our arrival, but left the two rusted and disastrous old grills there* no overhead lights downstairs, in-fact the pictures show the wiring hanging and uncapped* no outlets worked downstairs, in fact they were burned so badly that they would not accept a plug* Cleaning table and sink were not working - no water at all and you wouldn't wash your dog in that sink it was so nasty*The stairs upstairs and the back deck had Trex decking or similar and it was nice (probably the nicest thing at the house)* Upon entry, you could smell the building of mold - not a place to bring kids* various spots (at least 15 locati
I'm going to start with the positives: It's in the perfect location (gated community), beautiful ocean view and steps from the water, huge front porch with a patio area (Irish girl here), ranch layout, four bedrooms with four baths, big common area with large dining table, reasonably priced for The Plantation with very nice community pools. It ticked all of our vacation boxes (family of 7 - all adults). The owner was friendly and available when I had questions.
Now the challenges: based on the pictures I could tell that the place was dated that didn't bother me but not everything worked as anticipated. We couldn't open the sliding glass door to the screened porch. The wifi was really bad, some of the outside furniture was clearly broken, some outlets didn't work, the kitchen was well stocked but neither of the can openers and none of three blenders worked. These were minor annoyances and it didn't severly impact the trip.
We are planning to go back but the bring more of our own supples. I really enjoyed the week because it's a truly magical location. I would recommend it!

Disappointing
Beautiful beach! Location is wonderful. We had a nice time and the weather cooperated so we could be on the beach or deck. Two new couches. The house is very weathered and everything is falling apart. Amenities are not as listed or expected. Our 4pm check in time was delayed until 5:30 as the cleaning people were still there. Grills unusable, shower curtains moldy, dishwasher doesn’t work, sheets have holes in them, cockroaches in the tub and palmetto bug in the dishwasher. Oven is broken and when it does work the racks are not for it so fell on my hand and burnt me. Two of the kitchen cabinet doors fell off because they’re missing pieces. Washing machine spin cycle is broken. Sliding doors off bedrooms are rusted shut. The home has a lot of potential and I’m sure was lovely in the past but it is not maintained and was disappointing to find much of what was expected unusable.
The previous reviews were correct. The property is in a great location with beautiful views of the Gulf, and the beach is very quiet. The house is in serious need of TLC. It is not falling down, but it is very sad.
My partner and I had an absolutely wonderful time at John’s place. My family and I have been coming to St George to vacation for over 25 years and this was definitely one of my favorite spots. No private pool from the description(does have community pool though) but didn’t miss it because the location right on the beach and the open airy-ness of the house and deck was just perfect. Hope to visit again, still dreaming about it!:)
I've thought long and hard on how to properly review this property, at the end of the day I'll go with the other commenters. This house is in need of some basic TLC, from the overgrown driveway to the missing tiles on the roof and the racks that don't fit in the oven; it's a shame because you could not ask for a better location. The property owner was very responsive, the house was spacious and fared well during Tropical Storm Fred, and you could not be any closer to the beach.
Overall, the stay was great. The house needs a bit of TLC, but the location was incredible. The property owner was perfect and even offered to buy us dinner because of a delay with the cleaning company upon our arrival. We look forward to our next trip to SGI and another stay at Capsitrano.
This house is rather outdated and could use some work, but the great location makes up for it. Overall, the house is quite spacious and the kitchen was well stocked. My family and I enjoyed our stay.
The house was sufficient for a family with four college kids. There are plenty of towels, and the kitchen is well stocked with dishes/pots/pans. I loved having everyone on one level with the open floor plan for family time. Each bedroom having its own bathroom was nice. There is only the Plantation pool, no private pool as the ad says. We always love staying at the Plantation for the added privacy and bike path. Evening walks and rides are always part of our routine. Oh, I wasn't able to make contact with John until the Tues before our Sat arrival. I was really stressing out as usually there are contracts and prior communication. That's just how John does it, he says, so don't be alarmed. He was super easy going and friendly.
Capistrano was a great beach house for people and the dog just steps from the beach with fabulous views and ample bathrooms and beds for grownups and kids. House was clean with a brand new deck (no splinters, yeah!!!) but new flooring to replace the abused carpets, a fresh coat of paint and more kitchen prep space (kitchen's small if cooking for a big crowd) would be amazing!!! Other than that, somewhat dated but perfectly adequate for a fabulous week at the beach.
We had a really lovely time. Couldn't ask for a better location. The house is great, beds and furniture very comfy. Definitely want to come back. A few things to note: the internet is slow and this is not the place for you if you want to watch movies/TV on a big screen (TV is quite small, which was fine with us), though there is a very interesting selection of books; kitchen quite well equipped, but there is not a lot of storage/cabinet space for food. Overall, though, a win!
My husband and I had a wonderful time! Beautiful property with unbelievable views of the beach. Slept to the sounds of the ocean. The island is charming and the location is perfect. Can’t wait to go back!
