The Sauna Experience: This is a 16ft sanctuary, custom-built with authentic, imported Japanese Shou Sugi Ban (charred cedar). • Panoramic Views: Features an all-glass front wall overlooking the Hill Country sunset and our wildlife feeder. • Authentic Steam: A 10-person room with a HUUM wood-fired stove and 300lbs of volcanic rock for a true "löyly" (steam) experience. • Private Amenities: Includes a separate changing room, an outdoor copper shower, and interior RGB mood lighting.

Great stay over Thanksgiving 2025! Enjoyed the fire pit and watching movies outside.Beds were comfortable and we really enjoyed the quiet and beautiful scenery. Would absolutely stay again!
We stay at many Verbo listings. This was simply amazing a must stay for couples wanting to get away from there busy life’s to unwind and snuggle. The meteor showers while we were there was definitely a bonus.
We had a great stay. The hosts were very informative and guided us with the spa. We also had access to a lovely brochure they put together about the stay and area. It was helpful. We couldn't stop raving about the property. The barn is exactly the way we would build it. It was perfect for us.
The barn was great. Everything we needed, and nothing we didn't. Peaceful, simple, and perfect. Hosts were great and responsive as well. We will definitely be back.
This was my 2nd stay at the barn house. Clean, and love opening the barn doors to take in the tranquility of nature. The hosts are wonderful and responsive. Need a break from the fast pace? This is where you want to stay.

Hi!! We wanted to get away to the hill country for our 1 year anniversary and found this listing available on VRBO. We thoroughly enjoyed our stay! The weather wasn’t great, and it rained for the majority of our trip. But we made the most of it. Easy access to town (Johnson City), close to Fredericksburg!!The main living area was lofty/comfy (no A/C except for in bedrooms, but it worked well and the room cooled down super quick!!!). We probably would’ve tried to make use of the outdoor cinema using their projector if the weather wasn’t so terrible! Would definitely come and stay again!!
We enjoyed staying at the beautiful barn house. The large sliding barn doors were a huge hit with the family. It was nice to enjoy nature and pretty weather. We traveled with our kids and small dog, but did have to keep our dog on a long leash most of the time when the big doors were open. The bedrooms were comfortable. The linens, pillows and bed were soft and the ACs worked well. I would recommend staying here in the spring, fall and winter. There is no AC in the large dining, living room and kitchen area. Even in October it was quite warm in the middle of the day. Summer would be very hot without AC. The owners were helpful and responsive. Our kids absolutely loved the outdoor movie screen and projector. The owners were very helpful on how to set it up. The only small issue we ran into was that the double ovens in kitchen were broken. I wish that had been communicated before we arrived with planned meals. There was a small convection oven on the countertop that worked for most things we had planned. I would stay again. It was a fun and unique find.

My husband and I arrived Wednesday evening and stayed through Sunday. A cousin and his wife joined us Friday. From the moment we arrived on property to the drive back, all we can talk about is how great this place is. The views are unbeatable! The barn is nothing like we’ve ever seen. From morning to bed time, we had the barn doors wide-open and the breeze was God’s AC. Perfect place for a relaxing getaway. The hosts waisted no time paying attention to each detail we would need to enjoy this serine slice of Heaven. Thanks so much, Sandra, for your hospitality. We will be back. Dede&Charles
I chose this house because I needed a mental health break from a great deal of work and health stress. I grew up in the country, and going back to my roots always brings calm back.
The property is not too close to conveniences, yet not too far away. Johnson City is maybe a 15 minute drive. The property was gorgeous during our stay, full of varied colored wildflowers. We really enjoyed opening the barn doors in the late afternoon, and just reading on the patio. My favorite surprise was the big disco ball that turns on automatically around 9 p.m. I blue-toothed my playlist to their great speaker system and just enjoyed the freedom of dancing without going anywhere. The sunsets on the porch were amazing.
The wineries are not that far away for day trips, and Fredericksburg is about a 40 minute trip. I took nature walks at the LBJ State Park and Johnson City Nature Preserve, as well as around the perimeter of the ranch.
There is no air conditioning in the barn door great area, but there is in the bedrooms. If you are not a fan of opening the doors and just letting the wind blow through, and the bugs that do come with it, this may not be for you. Do your grocery shopping in Johnson City before you go to the house - there is not one just around the corner.
At the right time of year, I would definitely come back.
This is probably one of the coolest, most unique properties we have ever booked. It is definitely a barn, but it has truly been transformed into a warm, interesting, comfortable and inviting space. Just staying there felt like site-seeing. The attention to detail is inspired. The stereo system is sublime. The bed was the most comfortable I've ever slept in away from home (please tell me where you got those sheets, thanks:). We personally LOVED the fact that it didn't have a television to kill the amazing vibe they had curated, but if you're boring, this might bother you, hahaha. Sitting outside on the vast, quiet ranch under the big Texas sky watching the stars by the illegal fire (there was a burn ban we were not aware of, oops) was just heavenly. Definitely heed the warning to keep your shoes on outside - lots of interesting, beautiful and sharp-poky things. Overall, I can't say enough wonderful things about this spectacular property! We really enjoyed our stay at the barn. The hosts were amazing - incredibly responsive and helpful. It is in a very quiet area - you will see all the stars at night and very peaceful. Enjoyed the beautiful Hill Country views. Such a unique place to stay. We were there at the end of May and the main area got a bit warm on one day but as other reviewers noted, most days had a great breeze such that it wasn’t uncomfortable. The awesome sound system was a nice touch and we enjoyed it. One of the bedrooms and bathrooms was a little tight but nice setup with us on opposite sides of the barn. The hosts live close next door however we didn’t feel like we were on top of each other - while close by each other, it felt private. If you are looking for something unique, check it out! Last comment which has nothing to do with the barn - it was our first time to the Hill Country and when we booked, we weren’t fully aware of all the places we would be going. I learned that you drive a lot to anywhere in the Hill Country - check out where you plan to go against where you plan to stay - we set ourselves up for a number of long drives but that was completely our doing, and even at that, it was nice to get to a less populated and quiet place to end and start the day as each of our days was fairly chaotic.
This lovely space was such a delight. Just a short ride to Fredericksburg, but fully in the country! We watched deer and wild turkey outside of the open barn doors. The hosts were wonderful and so accommodating. Every request we made was honored. The décor is both traditional hill country and modern fun. Bedrooms have great air conditioning while the main area gets a lovely breeze with the barn doors open. We will be back!!!
The property was so enjoyable to be on. Relaxing and a great getaway experience. Loved all the touches to the place and it was easy to get comfortable in. Had an issue with the heater in the smaller bedroom, but we pulled in the electric space heater and rolled with it. Overall, loved our stay and will be recommending the space to our friends.

This was such a unique and beautiful rental. We loved the record player and just all the small touches this great barn had to offer. Even in August, opening the double doors was such a treat, morning and night! The owners are wonderful!
Omg how beautiful this property is. First the barn doors opening and having nature in the house outstanding. Second the night sky over a fire pit while memorable. Won’t be my last time booking this property that is for sure so beautiful.
Sandra and Nico have transformed a barn into an upscale and high-end experience. Their attention to detail could be seen in the way the barn had been renovated/reinvented, creating a welcoming and comfortable environment without losing the rustic appeal.
The quality of all items was excellent, including the coffee (coffee snob here), extra virgin oil, towels, slippers and bath robe to the more outlandish items like a Rotel + B&W + Technics turntable that this audiophile appreciated immensely, since sound systems are normally only a distant afterthought in most places.
Opening the huge barn doors to let a breeze cool the main loft space took away most of the Texas summer heat. Imagine this in the Fall? 😍
Highly recommended for those who like a back-to-nature approach without losing the comforts of home.
