Thank you for sharing your experience, Richard. Since details have been provided here, I would like to respond to each one. Thank you for the kind words regarding the linens and towels. My wife and I bring down all new, quality sheets (450 thread count) and towels every year. The towels are large, and very soft, all cotton, 53" x 32". We bring them down from the US. Towels and sheets are very expensive in Cancun. Even with paying customs tax and extra luggage fees, it less expensive. But moreover, this allows us to have control over the quality level of the linens and towels. My wife is very big on cleanliness and organization. And we believe very good quality linens and towels can enhance the guest experience a great deal. The photos are consistently updated whenever we purchase any major items that would be different from existing photos. For example, when we purchase a new sofa set, new photos are taken. I don't understand how that is misleading. The furniture is nice and if anything is ever in need of replacement, it is replaced. Since nothing was mentioned specifically in this section, I cannot speak to the item. But I can tell the reader that if anything is not in good condition, or doesn't look nice, it is replaced. This would be true for everything from pots and pans to microwaves and coffee makers and furnishings. We have a maintenance schedule for each unit and each item. For example, AC, washer/dryer, walls, etc. I will say that the unit was scheduled for new paint shortly after our guests here departed. Regarding the all-inclusive, we make it clear on our website and in the write up that this is an all-inclusive resort. This is true of nearly all of the resorts in the Cancun hotel zone. In an all-inclusive resort, they do not offer individual meals or drinks. The resort wait staff and bar tenders only look to see if you have an all-inclusive wristband to know to serve you or not. The all-inclusive is purchased at the lobby front desk. Each day it is optional. I would say most people take it for a day or two during a one week stay. For other days, we have nice restaurants right across the street. We also offer a non-profit chef service, where our cooks will prepare authentic Mexican food for your group. It's very reasonable, $80 for a group of 8, or $10 per person per meal, whichever is greater. Plus the cost of the food. There is no mark up on food, our cooks bring you a receipt from the grocery store. Payment is made in cash directly to the cooks. Best regards, Tim Miller

After seeing this review, I’m glad I decided to take some time to calm down before responding. My wife and I were so angry when we read this we could barely see straight. My wife had just stayed in #3701 in earlier that same month. The hardest thing to endure is the emotion of it, when someone lies about you. This person emailed me after their stay not only making false accusations, he wanted a large sum of money and threatened to write a bad review if he did not get it. And that is what you just read after he didn’t get his money. It’s sick. We called homeaway and asked if a review is not true can it be removed but they will not. This person said in his email to me after his stay, and I quote him exactly “you DO NOT show the 4th bedroom on your web site”. Well, first he booked via homeaway, so its not my site, but the point is that the 4th bedroom and its attached bathroom have been showing on homeaway since the day the unit was first posted. And that is the same with every site we are on. This person also stated in his review that I advertise there is a wading pool for the kids. That is not true. It has never been true. But this person has no interest in the truth. I send out a welcome packet to every guest directly to their email. The welcome packet is loaded with helpful information. In the packet, it says that if you should need anything while you are in Cancun to please email Francis, my manager on the ground, and copy me to keep me in the loop. This way if a guest ever needs anything both Francis and I can be right on it. I received nothing from this guest. His list of “broken items” is, not surprisingly, yet another false accusation. For example, the TV’s work fine and this person knows this is true because Francis went back to show them and it worked fine. But they would not listen to how to work the remotes. It’s very simple, but only if one actually listens. I stress in my welcome packets to please listen when Francis explains things when you arrive. Yet this person calls this a “broken item”. The toilet seats are not broken, and we have yet to replace our “broken safe” because it is not wise to replace something that works. This is a clear case of an attempt to extort. My photos have always shown the entire unit and I have always shown the exact square footage of the unit. I'm not going to pay someone off so they don't post a bunch of BS. It's not going to happen. Thank you for reaching out to share your experience. For those who do not know, Francis is one of our cooks for the authentic Mexican meals that we offer at our cost. You book this easily on our website after you book the condo. The condo itself is 2,750 square feet, inclusive of the outside areas. This information is posted on every platform that the unit is shown on. The photos show the areas as they are. I confirm that the AC not being perfect in the master has been addressed and fixed. The AC is provided by the resort, and it flows into every area of the condo. I confirm that the AC works perfectly in all areas of the unit. Thank you for the kind words about Francis.
