We had a lovely multi-generational gathering at Swallow Hill Manor. The host was pleasant and responsive. The property is super unique - wonderful historic building with all the comforts. Quiet location with lots of space. The view of the Milky Way at night is spectacular! Great place to relax with family and friends.
This house was great because it had a lot of rooms. This enabled everyone to find their own spot to relax with a book, etc. it was very quiet, peaceful, just what we wanted for a getaway to hang out and do not much.
This property is fantastic. Stephanie and I have been hosting Thanksgiving for our blended family for some years now and Swallow Hill Manor was incredible!
Great ski cabin for our group who was skiing at Ragged Mtn. Dylan was very communicative and the grounds keeper was great - we had gotten snow overnight and he was there bright and early plowing so we could get out skiing! We had enough space for everyone and my mom keeps saying we should go back over the summer! Will definitely be staying again
We had an amazing time at Swallow Hill Manor! Super cool house and private! Communicating with the owner was easy ! Close to skiing and snowboarding which we did multipe days! We even got a visit from a beautiful deer in the back yard out last night! Definitely recommended!
Peaceful, Comfortable, Spacious and Interesting Getaway
Our family (five adults, four children and one dog) spent 4 great days and nights together for Christmas at this special Manor at the top of a hill near Franklin. The house is very large with plenty of room for 10 or more people. It is very comfortable, private, quiet and peaceful -- a perfect place to get away from the hustle and bustle of the holidays to spend quality time with the people you love. The host was very responsive and helpful, and made everything easy. I recommend Swallow Hill Manor without reservation if you want to make the most of your time away to focus on what really matters.

Property is unique
Overall the house worked for our large party in town for a funeral. The property is very old, limited lighting and could use newer kitchen pans, etc. beds are ok in comfort. If you want a very old, very authentic, new england farm house experience then this is the perfect house.

Thank you for this feedback, Mark - in light of this, we went on a shopping spree and fully restocked our kitchen with ample supplies! :)
Super charming 18th century manor house. Great exposed beams and beautiful woodwork. Plenty of room for our multi-generation family of 10. Was nice that all bedrooms had either adjacent or ensuite baths. Nicely equipped kitchen. Especially enjoyed that the dining room and dining table accommodated all of us. Nice secluded spot. Enjoyed watching deer and turkeys in the yard in the day. And hearing the call of loons and owls at night. We had a great time.
Beautiful private and quiet grounds, The farmhouse itself was amazing. And the visits from wildlife were a pleasure. However, the comfort of the home was lacking due to sparse, low quality furnishings and a general lack of care/upkeep. We found several chairs to be rickety. The living room furniture left us covered in white dog hair. Not one room had a night stand light for reading and the bedroom sheets were made of slippery, manmade material. Lastly, although the large, amazing rooms allow for large family gatherings, you may want to take into consideration that the kitchen is rather poorly (if not oddly) stocked. For example, we found one spice - pepper, no paper (foil, Saran, wax), only two wine glasses, etc.Communication w/ the owner was good, but could have been better, as we were told early check could be possible, but then never heard from him as to what time. That said check out was as easy as can be.All said, if you appreciate magnificent old properties, peace and quiet, you'll be quite pleased.

Okay property, needs TLC
We spent seven days at Swallow Hill, 4-6 adults at various times. The property is fairly convenient and certainly has the necessary amount of bedrooms and bathrooms to host a large number of people, good for families or friends traveling together. Where it fell short for all of our group was in cleanliness and maintenance. The place had a general feeling of not being well cared for. We did contact the host with several issues and I won’t reiterate them here. For the price, you will do well. It just was not a five star property in our opinion.

Thank you for this feedback, Anne! We actually no longer use the same property management company. As such, the Swallow Hill Manor is being run far better, in our humble opinion - we believe recent guests also agree as reflected by the newer and consistent 5 star reviews!
Our stay was so perfect! This property is historical, secluded and just amazing! Our visit was during the winter months and we skied during the day so we didn't get to explore the manor/estate grounds but I can only imagine how beautiful it is in the spring summer and fall! The driveway is picture worthy! The connection to the outside world isn't that great, but that is exactly what was needed for our family vacation! Family game time around the amazing dining room table. The beds were way too comfortable! My kids are now complaining about their beds at home! The house is pet friendly, and I highly recommend Critter Sitters of Franklin, Shawn Laflemme if your doing all day trips and need a check in on your pet! Great experience, thank you so much for the opportunity!

Great for large group but could use a few improvements
This house was great for our group and the neighborhood and grounds were good for kids and adults alike. The host was super responsive in the months running up to our stay and that was appreciated. The property is indeed old and could use a few plumbing upgrades and more attentive cleaning-though that didn’t hinder our enjoyment of the very large house. During our stay, there was a natural emergency on the grounds of the property that left our group of seniors and kids trapped inside for 5+hours. We understand that these things happen as nature is nature but the fact that it took the host 5 hours to respond to our text,, email and VRBO site messages for their assistance really left a disappointing feeling in what would have otherwise been a positive experience.
