Important Details to Note:
• Roads are hilly and winding; 4WD is strongly recommended during winter weather.
• Cabin is on a septic system—please flush toilet paper only.
• Parking for up to 4 vehicles; driveway is steep and shared with neighboring cabin.
• Water is from a private well—bring bottled water if preferred.
• A classic park-style charcoal grill is available for your use—charcoal and lighter fluid are not provided, so be sure to bring your own.
• Water softener runs at night; you may hear it cycle.

You can rest easy knowing your stay is covered with $1,500 in "All-Risk" damage protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have limitations in protection. With "all-risk" protection, all accidental damage from a guest is covered unless it's specifically excluded such as, normal wear and tear, infestation, or prior damage. This is covered under a $35 management fee included in the transaction for your stay.

WINTER WEATHER:
Please note that there are some somewhat steep, windy roads leading to the cabin, as is very common in the area. The driveway leading to the cabin is also a short, fairly steep curve. If there is winter weather some of these roads may be impassable. Power outages are also very common when there is winter weather, and power outages can last for days. There is NOT a wood-burning fireplace in the cabin. Trip insurance is STRONGLY recommended as we will not give any refunds due to winter weather.

Check-In is 4PM-flexible & Check-out 10AM. In the case the unit isn't vacated by 10:20am at the LATEST, a $100 late checkout fee will be charged.
Quiet Hours 10pm-7am.
No smoking or illegal drugs allowed on the premises of any kind. ANY signs or smells of smoking cigarettes or marijuana will result in a $250 fine per day of your reservation at hosts and cleaning companies discretion.
No pets are permitted on the property. If you have a service animal, this must be disclosed prior to arrival. If you have visitors while staying at the property, please note they are not permitted to bring pets. Failure to disclose a pet or unapproved pets found on the premises will result in a $250.00 fine.
No parties or events.
If additional cleaning is needed beyond the normal cleaning, you will be charged an additional $100. There is a $100 extra cleaning charge for vomit or other bodily fluids.
BEARS:
Welcome to the Smokies, also known as bear country. Please know there is a lot of bear activity around the cabin, especially between May and October.
DO NOT FEED THE BEARS!! Please do not leave trash outside of the cabin unsecured. All trash must either be inside the bear proof receptacle provided.
Do not leave any food unattended outside (including in your car, or on the grill) at any time. We are not responsible for any damage to your car from bears. Please make sure to keep your car locked, and keep all doors to the cabin closed at all times.
HOT TUB POLICY:
Our hot tub amenity is provided for use during your stay and the water has been treated prior to your arrival to ensure it is correctly balanced.
Hot tubs pose similar risks to swimming pools, as well as having their own dangers. Please use the hot tub at your own risk. Here are some hot tub safety rules that everyone should be aware of before using the tub:
1. The tub is to be used responsibly and is not to be used as a substitute wading pool by children. Allowing children to jump or dive into the water is not permitted under any circumstances. Children must not use the spa unsupervised at any time. No infants or toddlers in the spa.
2. Please shower before using the tub to remove lotion, make-up, sun-screen, insect repellent or any other oil-based products.
3. Only clean swimwear may be worn in the tub as the chemicals in the water will remove the colored dyes found in ordinary clothing, causing them to leach into the water and turn it cloudy.
4. Prevent accidental drowning. Leave the hot tub cover on and latched when the spa is unsupervised.
5. Prevent Hyperthermia. Understand that alcohol and other medications greatly increase the chance of hyperthermia – the opposite of hypothermia. This occurs when the internal body temperature reaches several degrees above the normal temperature of 98.6 degrees.
6. Do not use any glass near the hot tub. Don’t do it, ever. Trust us.
7. Do not use a hot tub if you are taking any medication that makes you drowsy or affects your circulation; if necessary, check with your doctor. Pregnant women and the elderly should also consult their doctor before using a hot tub.
8. Do not use the hot tub if you are under the influence of alcohol or drugs as your judgment will be impaired and you could become unconscious and drown.
9. No smoking is permitted in or around the tub.
10. People with cuts or external infections should not use the tub.
Overuse or abuse will also cause the tub water to turn cloudy and may render the tub unusable.
Tubs that require excessive cleaning will be emptied and cleaned at the expense of the renter, and may deny you the use of the tub for at least 24-hours. All of our hot tubs are on a regular cleaning schedule. On rare occasions, you may not be able to use the tub for a short time after it has been serviced. We apologize for this inconvenience, but it is necessary to keep the tubs sanitized.
