ABOUT THIS SPACE

Start in the backyard, because that is where the days go. The saltwater pool is heated, with an in water sun shelf where the little ones can splash in the shallows and adults can stretch out on the in-water loungers. A fountain keeps the water moving, and there is a built-in bench at the deep end. Loungers and an umbrella line the paver deck, and the whole yard is a fenced backyard with tropical landscaping. Beside the pool, the covered patio has lighting, ceiling fans, and a wicker dining set for long dinners outside. A gas BBQ grill sits right there, and the grassy side yard is set up for cornhole. Step inside to the living room, with a vaulted, beamed ceiling, a white brick fireplace, a 65-inch Roku HDTV with premium cable, and plenty of seating for the whole group. The garage has been converted into an air-conditioned game room with a ping pong table, air hockey and giant Connect 4 game, and a 65-inch Smart TV. Books, toys, and board games are on hand for rainy afternoons.The kitchen is updated and well stocked, with granite counters, a center island, a dishwasher, a drip coffee maker, a keurig, a hot water kettle, a toaster, and cooking basics. Coffee, creamer, tea, and a welcome basket are waiting. Seating for six at the dining table keeps everyone together at mealtime.Sleeping is simple for 8 guests across three bedrooms and a family room. The Boardwalk Room is the primary suite, with a king bed, a 55-inch TV, a desk, and an en suite bathroom with a walk-in shower. The Surf Room has a second king bed and a 43-inch TV. The Windjammer Room has twin XL beds that can be set up as a king. In the family room, a queen Murphy wall bed folds down for extra guests. Little ones are covered with a pack n play with an extra mattress and sheets, a high chair, and children's dinnerware. A washer and dryer are in the home, plus a dedicated workspace and Wifi. Beach essentials, including a wagon, chairs, and an umbrella, are ready for the walk to the sand.

GUEST ACCESS

Check-in is self check-in with a smart lock, so you can arrive on your own schedule after 4:00 PM. Checkout is before 10:00 AM. An early check in or late check-out may be available, so ask Teresa and the PTJ Getaways team before you book travel. The home is on a single level.



PARKING

Free parking is on the premises, in the driveway at the front of the home there is space for 3 cars. The garage has been

converted into the game room, so plan your vehicles around the driveway.



HOUSE RULES

- Check-in is after 4:00 PM and checkout is before 10:00 AM.

- The home sleeps a maximum of 8 guests.

- A rental agreement, per the city of Cocoa Beach is required before arrival.

- Security cameras are located on the exterior, at the front door, driveway and the pool equipment.

- The home has decibel monitoring sensors. They are privacy compliant and do not record any sounds or conversations.

- Smoke and carbon monoxide alarms are installed, and a fire extinguisher and first aid kit are on hand.

- Please treat the pool, game room, and yard the way you would your own.

- Please follow the laundry directions inside and leave the home tidy at checkout.
