INCLUDED:

-A welcome pack containing the essentials: toilet paper (toilet paper specifically for this accommodation – please use only the toilet paper provided for the duration of your stay), instant coffee, tea, sugar, shower gel, shampoo, a sponge, soap, bin bags, *Vanity Fair* magazine, etc., available on the first day (only) to make your arrival easier.
Important: Consumables such as oil, salt/pepper, etc. are not automatically provided. This depends on the goodwill of the previous guests.

-Sheets and towels: 1 large + 1 small + 1 hand towel + per adult/child provided, regardless of the length of stay.
Please note: baby towels and beach towels are not provided.

-Key box on site (self-check-in or in-person key handover depending on your preference, availability, and schedule).

-Following a ban by the ASL (Association Syndicale Libre du Domaine du Gaou Bénat in Bormes-les-Mimosas) on lending badges: badge rental is mandatory (required by the Gaou Bénat residence): allow €50 per badge for rental + €20 deposit per badge (payment by cash or check). One badge per car is recommended..

-Additional charge for use of the tennis courts (prices available on request from the Gaou Bénat Tennis Club).

THE ACCOMMODATION:

- Listing forthcoming with the Bormes-les-Mimosas Tourist Office.

- A typical Provençal ‘mazet’ built from Bormes stone, constructed directly into the rock, offering authentic charm and blending perfectly with its natural surroundings.

- A self-contained studio (without a kitchen) situated on the lower level of the house, discreetly integrated beneath the main living area like a secret space. The entrance has a slightly low ceiling: taller visitors will have to bow their heads a little before they can enjoy it!

- The accommodation boasts sea views and is close to the coastal path.

- 80 m² of living space + 50 m² of terrace.

- Well-behaved pets allowed (request must be made prior to booking and subject to approval + a compulsory paid option must be taken out via our website to cover the additional cleaning required when a pet is present).

- Sleeps up to 6 people (7th on request) + baby

- Aspect: South-facing + sea view.

- Umbrellas and a retractable awning are available so you can enjoy the shade on the main terrace.
Watch out for the mistral—it might catch you by surprise!

- 3 bedrooms:
1 bedroom with a queen-size bed (160x200) (studio)
1 bedroom with a double bed (140x200) (upper floor of the villa)
1 bedroom with 2 single bunk beds (90x200) + an extra bed (on request; supplement for a 7th person; bed linen not included in the basic package).

- Small, fully-equipped kitchen: functional space with a Nespresso coffee machine, kettle, American-style fridge (new), dishwasher, microwave (new) and everything you need for your stay.
Some of the appliances are a bit old, but don't worry—they work perfectly! Their vintage look is part of the charm and authenticity of the place

2 bathrooms:
- One in the studio area with a shower and toilet
- One in the upper/main area with a bathtub and toilet

- Laundry area (upper-level bathroom) with 2 washing machines that also double as dryers.

- Please note: The house does not have air conditioning. However, small fans are available in every room, as well as two small ceiling fans in the separate studio, to promote natural ventilation.
This is the South! It can get quite hot in the summer. If you prefer cooler weather and don't handle the heat well, this place might not be the best choice for your vacation.

- Outdoor shower and washbasin: ideal for rinsing off before or after a trip to the beach.

- Gas plancha and the option to eat outside on the terrace or on the rooftop terrace.

- A small, portable combination lock box (like a safe) is available in the unit for you to store your valuable personal belongings. The combination is preset and cannot be changed.

-The apartment has both manual and electric roller shutters.

- Free parking: an outdoor parking space is available at the top of the house, on a verge/hard shoulder running parallel to the street (unmarked space). As the street is not easily accessible to vehicles and has no traffic, you can enjoy a particularly quiet and unspoilt environment.

- Wi-Fi available throughout the property (including the studio flat).

- Ironing board and iron provided + handheld steamer available in the accommodation.

- Please note: the property does not have an external fence. You are therefore advised to take particular care, especially with young children or pets.

- Beach accessible on foot: by taking the ‘GAOU piétons’ footpath, you can reach the beach in 10 to 15 minutes’ walk, depending on your pace. The walk back up, however, will be a bit more of a challenge!

- The house, full of charm and history, has a few minor imperfections, such as uneven paintwork, some older furniture, and slight cracks that bear witness to its history. We apologize for these and hope they will not detract from the quality of your stay.

THE SURROUNDINGS / THE RESIDENCE:

-Security desk hours at the Gaou Bénat residence: 24/7 in July/August; off-season: 8 AM–6 PM.

The Gaou Bénat residence in Bormes-les-Mimosas offers an idyllic setting for your vacation:

-Beaches and coves: Direct access to fine-sand beaches such as Gaou or Reine Jeanne, ideal for relaxing or swimming in crystal-clear waters.

-Hiking and nature: The coastal trails offer spectacular views of the Mediterranean and the Îles d’Or, perfect for nature lovers.

-Charging stations for electric vehicles at the Gaou Bénat tennis courts.

-Water sports: Jet skiing, diving, sailing school, rentals at Gaou Beach, and boat tours to explore the Îles d’Or (not included in the reservation).

-Amenities: The residence features pétanque courts, a beach volleyball court, and a tennis court (please note that additional fees may apply), as well as an on-site grocery store. Nearby, you’ll find the medieval village of Bormes-les-Mimosas and other must-see attractions in Le Lavandou and La Favière.
Please note that equipment (balls, rackets, pétanque balls, etc.) is not provided.

-In the heart of nature: An intimate setting, sheltered by numerous pine and cork oak trees, away from prying eyes.

-Please note: Motorhomes and converted vehicles are prohibited within the residence; access will be denied.

-Sea, sun, comfort & safety… Your sunny getaway awaits! Book quickly before our accommodation becomes a victim of its own success.

- To ensure the villa maintains its high standard and remains comfortable for all our guests, any breakages or damage noted during your stay may be charged to your bill.
Please look after the property as if it were your own home!

GUEST ACCESS

-You will have exclusive access to the entire property. Only one closet and a few other areas will remain locked and off-limits (for housekeeping logistics and the owners’ personal belongings).

-Reception Hours - Résidence du Gaou Bénat:
July/August: Open 24/7
Off-season: staff on duty from 8:00 AM to 6:00 PM only

-Important: For your arrival, it is essential that you arrive between 5:00 PM and 6:00 PM during the off-season, as initial access to the residence cannot be granted outside of these hours.
Once you have received your access cards, entry becomes self-service and more flexible.

Unfortunately, the accommodation is not accessible to people with limited mobility, particularly those in wheelchairs, due to the stairs and the layout; we apologize in advance.

An ID card is required after booking to ensure the security of the property.

No smoking indoors – Pets not allowed – Parties and events are prohibited out of consideration for the neighbours.

-Any stay that is currently in progress and/or has exceeded the refund period specified in the contract is due and will not be refunded. Thank you for your understanding.
