Downtown Eureka Springs is best explored on foot, but don’t worry—we provide TWO dedicated parking spaces in a private lot just a 3-minute walk from the house! Additional free street parking and metered spots are available nearby, and we’re happy to share local tips for the best alternative parking options. A yellow loading zone is also available directly across the street for loading and unloading luggage. PLEASE READ: The parking lot is located on a neighboring street, which has a small but steep hill when walking back up to the house from the parking lot.

Know Before You Book • Stairs – The home is built on a bluff, meaning you’ll need to walk up stairs to access it, and there are two staircases inside. • Bedroom Layout – All bedrooms have queen beds. The second and third bedrooms are separated by a half-wall, making them semi-private. • Bathroom Setup – Two full bathrooms, one with a walk-in shower, the other with a jacuzzi tub (no shower). A half-bath is located on the main level. • The balcony on the top floor of the home facing the street is not for use as it is covered in a roofing material that is not suitable for walking on. Not to worry, you still have two other decks and the patio!

The fancy stove took a bit to understand, but we had a great stay in Eureka Springs. The house was outfitted with everything we needed and we loved the location. Our only wish is that the weather had been warmer and no one controls that ;). The host was very responsive to our questions.
Although we didn't cook during our stay, the kitchen was very nicely equipped. There are separate temperature controls for upstairs and downstairs. The host was very responsive.
The vacation rental was a dream. The rental was spacious and very accommodating. It was located right next to the main downtown districts and in-between two trolley stops.
My girlfriends and I stayed here for a long weekend and LOVED the property, the location, community and the deck was amazing - I could live on that deck. Thank you for a great experience!
My husband and myself enjoyed a nice, relaxing getaway at The Perch. It is a beautiful home and the hosts have made it a very relaxing atmosphere. It was VERY clean and in the PERFECT location to all of the shops. I would highly recommend a visit and hope to come back and stay again.
Everything was perfect, the location is very convenient. They have dedicated parking one block away down the hill and you can sometimes catch the free parking across the street. If a event scheduled has a parade, it is usually routed right down spring in front of the house. I really appreciate the amount of effort to restore this home and you feel like you are going back in time when you step inside. Hanging out on the porch relaxing before walking down spring to shop hang out was nice. Thank you for sharing this home.
We took a girls weekend trip and had a great time. The house was in a perfect spot! It had plenty of room and was in great working order. You might want to bring an extra pillow from home and a kleenex (we coulnd’t find any in the house) but other than that-it was great!
Lovely restored classic home with shaded porches, an incredible vintage bathroom tub and well-appointed kitchen with high-end appliances. We had a fantastic time using The Perch as a home base for the 2024 solar eclipse, and to see the lovely town of Eureka Springs for the first time. No problems with our stay. Highly recommended.
The house was exactly as described and comfortably fit us and our two high school age boys. We were close enough to walk around town most days. On the days we did leave, the parking was usually full when we got back, but after dinner or taking the family for dessert we were able to move to the spot right in front of the house both times. Really cool place and town. We would definitely come back.
We stayed in a three story historic house that has been restored beautifully. The Perch has beautiful decor and top of the line, modern appliances. There are steps from the street to the first floor and stairs inside to the 2nd and 3rd floors. The four of us are in our mid 70s and we managed the steps just fine. The location is within walking distance to downtown shops and restaurants.
Historic house with modern fixtures in the heart of town. It was an easy walk to all the bars and restaurants. We stayed out on the porch about every free moment we had. The only shower is in the master so be ready for everyone to track into the master to shower. The upstairs bedrooms are private but not closed off with a door so keep that in mind in the situation you're a very private group. Ultimately however it was more fun to sacrifice those things than it was to have to drive to a house outside of town after drinking or taking a ride share.
This house is located at the very top of the "main drag" of Downtown Eureka Springs. Most all of the shops and restaurants you want to see are within footsteps of your front door. Our host was beyond helpful and answered all nine million of my questions very quickly. Now for the best part - the house itself. First, this house is loved. You can tell it was restored by someone with a genuine appreciation for the homes history. It's one of the coolest houses I've ever stayed in, period. With three stories, everyone in our group has their own floor and bathroom. Even though it was winter we still sat on the balcony to people watch (with margaritas in hand.) Hands down the best stay I've had in Eureka Springs - ever.
My friends and I stay in Eureka every autumn, and this time we wanted to be in walking distance and experience the cottage living. Three stories and well restored, the Perch is the perfect distance from town. You can see the Christ of the Ozarks from the balcony when the leaves fall, and and while I was worried about being so close to Brews where there's live music and being across from the neon sign of the Palace Bath House, you really can't hear any loud music and the hotel turns the bright lights off after a certain time. It's kitchen, fireplace, and bathrooms are so fancy! Felt like we were in an old mini mansion, and when my friend was confused about getting in, he contacted and helped me help her right away. 100% recommend.
We rented this home for our family while we were in town for our daughter’s wedding, and it could not have been more perfect. The property is absolutely gorgeous—we even used it for pre-wedding photos with the bride and her bridesmaids, and the setting made those moments extra special. The hosts were incredibly accommodating and easy to work with, which made the entire experience stress-free. We would highly recommend this home for any special occasion or family gathering.
The house is beautiful and fully equipped with all that you would ever need! We spent a lot of time out on the gorgeous porch watching the cars and people. I would highly recommend this house. The host was quick to respond and a real joy to "chat" with. I will book this house again! It is a hidden gem in Eureka Springs. We walked everywhere that we went.
A beautiful old home with all the things…a chefs kitchen, 2 living areas both with a fireplace, near downtown, 2 parking places plus free parking across the street. Comfortable furniture and heavenly bed linens. The host was gracious and easy to talk with.
