Welcome to our renovated farmhouse on the Little Spokane River, with nature views out every window and 200’ of river access. Come for peace, quiet, and a slower pace surrounded by wildlife and the historic charm of the home originally built in 1902. Visit area attractions such as Mt Spokane or Greenbluff. The setting is rural but just 5 minutes from major grocery stores, movies, parks, an aquatic facility and access to walking and hiking trails right out the front door.
The space:
This listing is for the main level ONLY with occupancy maximum of 2 adults for a reduced nightly price and cleaning fee. See floor plan photo in the listing for clarification. We open available dates within 3 weeks of the current date only, so if you’re looking for dates further out please check back.
The farmhouse and approximately 1.5 acres of land are dedicated spaces for guests to enjoy exclusively, including a large grassy yard and gazebo with river views in the midst of park-like mature landscaping. Guests also have access to 200 feet of river frontage via a short trail from the house. The river frontage is a semi-private area of the property that may occasionally be shared with the owners in the house next door.
We hope you’ll enjoy the peaceful natural beauty of the riverfront during your stay. Please note that although this is on private property, the land within 100 feet of the river is designated as a protected wildlife zone. That means there are maintenance limitations—altering the area in any way is not permitted, so please expect a more natural setting. Keeping it mostly untouched encourages a healthy habitat for local wildlife viewing!
The river water is clear in the summer with a cold, but tolerable temperature and a sandy/rocky bottom which makes it a great swimming hole. It can also be navigated with kayaks or paddle boards. Please swim at your own risk and supervise children at all times. Recommend water shoes.
Guest access:
Guests have full dedicated use of the entire main level in the home (the additional upstairs space will remain empty but off limits), the private yard, private driveway and dedicated parking plus over 1.5 acres of park like land with access to 200’ of semi-private river frontage.
Other things to note:
The home is nearly 120 years old. While it has been thoughtfully updated, it still has the quirks that come with a historic home, including uneven or creaky floors, steep stairs, and classic radiators in each room. We consider these details part of the charm and character of the experience, but they’re helpful to note before booking. Most of our guests love the peaceful atmosphere, the wildlife, and the opportunity to slow down and enjoy the property. If you're looking for a cozy retreat where you can relax, explore the river, and appreciate the character of a historic farmhouse, you'll likely feel right at home here.
HOUSE RULES
These simple guidelines help us keep the home comfortable for everyone and preserve the property so future guests can enjoy it as much as you do:
-Please remove your shoes at the door.
-Please keep all food in the kitchen/dining areas or outside.
-Observe quiet hours from 10pm-7am, especially while outside.
-Absolutely NO smoking indoors or anywhere on the 3 acre property.
-No extra guests without prior consent from the host.
-No events or parties. We are not an event facility.
-Disclose whether you are bringing a pet and that you agree to the pet policy (below).
HOT TUB
Please help keep the hot tub clean for future guests.
-Keep temperature above 100F.
-Prevent excessive debris from getting in/out repeatedly or leaving the cover off.
-Do not add anything to the water.
-Keep water level up for proper filtering.
-No diapered children allowed and other minors must be supervised at all times.
-It is requested that you shower off any body lotions, makeup, deodorants etc before entering the hot tub.
PETS
We currently allow mature, house trained dogs to stay on the property. There is a $85 pet fee. You must agree to follow all rules without exception and please mention that you’ve seen them when booking with a pet.
-Disclose you are bringing a pet at the time of booking.
-Keep pets off all beds, bedding, linens, furniture and other upholstery and blankets at all times.
-Provide your own pet care items.
-The yard is not fenced and pets need to be on a leash.
-Clean up your pet's waste in the yard before departure.
If the hot tub needs excessive maintenance such as needing drained/refilled or if any of the house rules were broken a minimum fee of $150 will be applied post stay.
