We are a Seattle family with deep ties to and a love for France. Kevin, is a dual national with both U.S. and French citizenship, and we have been visiting the Côte d'Azur for many years, beginning with our honeymoon in Menton in 1986. Over time, we have come to cherish this area—the city of Nice, the beautiful coast and beaches, the surrounding villages, seafood, wine, climate, shops, markets, and, most of all, the people.
Owning a house here has long been our dream, and today we’re fortunate to be the third owners of Le Haut des Espinets, sharing this unique and special property with friends, family, and guests. We have thoughtfully outfitted the villa with everything we seek in a vacation home: a large outdoor seating area where everyone can gather, a spacious, well-equipped kitchen (with quality knives!), luxurious bedrooms with soft linens and pillows, a large pool, and Wi-Fi throughout.
With easy access to the beach, nearby shops, and fantastic dining, along with breathtaking views, we’re delighted to make Le Haut des Espinets your dream vacation retreat. As this is our only rental property, we take great pride in the details, ensuring every aspect is ready to help make your stay unforgettable.

Why they chose this property
We chose this house for its prime location and ease of access. Just 15 minutes from Nice Côte d’Azur Airport and 25 minutes from the Nice-Ville train station (even closer to the Antibes station), our villa is conveniently situated. We're just minutes away from some of the most charming villages in the area, including Saint-Paul-de-Vence and Vence.
The stunning Côte d’Azur coastline is within a short drive, with beautiful beaches around Cagnes-sur-Mer, Villeneuve-Loubet, Antibes, and beyond. Nice and Cannes—both magical places to explore—are also a quick drive away. You can easily reach some of the French Riviera’s idyllic inland villages like Biot, Opio, and Grasse, making this the perfect base for your adventures.
It’s easy to explore from the villa, whether you choose to drive or take the train to beautiful Provence or Italy. Ferries to Corsica depart from the Port of Nice, another idea for an exciting adventure. We are also conveniently located near golf courses, ski areas, and hiking trails. For a unique experience, boats can be hired out of Nice for a day on the sea or a visit to nearby islands.
Our villa is situated close to iconic events like the Cannes Film Festival and the Monte Carlo Grand Prix, making it an excellent base for special occasions. It’s well-suited for yoga retreats or private tennis lessons, providing opportunities for relaxation and recreation. While we highly recommend renting a car to fully enjoy the area, Uber services are available to and from the villa, and taxis/drivers can be arranged easily.
Nestled in a sub-tropical microclimate, our location boasts warm, dry summers and mild winters with moderate rainfall. In short, Villa Espinets is the perfect oasis from which to discover the Côte d’Azur's world-class beaches, charming hilltop villages, endless activities, and breathtaking views.
