About this property

Pristine and Clean, Deluxe Ground Floor Condo #5 at Nautibeach

Only a 20 minute ferry ride from Cancun, Nautibeach Condos is located on the north side of Isla Mujeres on the most popular beach, Playa Norte.

Condo #5, #6, #9 and #17 are owned and managed by Katy and Dave Hochmayr, and are not part of the on-site rental pool. Our own rental office is located just before the entrance to Nautibeach. You will still have full access to the pool, beach, beach chairs, umbrellas, etc. We have wonderful staff available to help you with anything you may need during your stay.

Condo #5 is a two-bedroom, guaranteed ground floor condo near to the pool. Both bedrooms have king size beds and the second bedroom has small sink with a vanity. There is one bathroom.There are granite counter tops in the kitchen, a 4 burner cook top, and a full size oven. It is located on the ground level for easy access to the pool and beach. The patio on this ground floor condo is twice as big as the balconies of the second and third floor condos at Nautibeach, making it more delightful to enjoy tranquil mornings and evenings from your private terrace overlooking the tropical gardens and pool.

Maid service (daily or as requested) is available at no extra charge.

We also rent out condo #6 (property ID #303229) which has a patio that is connected to the patio of condo #5. For groups larger than 4, large planters can be removed between the two connecting patios. For individual rentals, the planters are kept in place providing private patios.

Located on our property is the restaurant, Mayan Beach Club - a great place for breakfast, lunch or dinner and one of the best spots on the island for watching the sunsets. Lounge chairs and umbrellas are provided both around the pool and on the beach for our guests.

Enjoy a lovely 5 minute walk downtown to experience its many shops, restaurants, bars and local music.

We are very excited about our other project, Isla Retreats, that we completed in May 2017. All six villas are upscale, tastefully decorated, and fully furnished with everything you will need for your stay. All villas have smart TVs, and high speed WiFi Internet. We provide beach towels and bath towels, high quality linens, a hair dryer, and iron/ironing board for your use. There is an in-room safe to store your valuables and passports. Maid service (daily or as requested) is available at no extra charge. There is on-site staff available to accommodate our guests in setting up golf cart rentals and other activities.

Our main goal for Isla Retreats is to provide an adults-only, tranquil and unique Caribbean-Mexican experience. Guests can get away from the hustle-bustle of downtown and everyday life to relax and savor the lovely island. We designed the common area to create a peaceful ambience featuring a heated salt-water pool with waterfalls, beach chairs and umbrellas, tropical gardens and an exquisite palapa. We wanted to keep as much green-space as possible, so we designed the property with many tropical plants and coconut trees. There are many extraordinary hand-carved marble and onyx sculptures throughout the property as well.

We really enjoyed our stay in this Nautibeach unit. It's well located and well-maintained. The complex is super convenient, and we loved the easy access both to a large pool and to the beach.

Family spring break

The condo is perfect, clean and in a great location. Right on the beach and a short walk to shops and restaurants. We had a great time. Everyone was very friendly and the place feels very safe.

Wonderful, relaxing stay in great location

My family spent a week at Nautibeach and loved it. Clean, nice pool steps away from turquoise blue, gentle beach with white sand. Plenty of beach lounge chairs at both the pool and the beach. Great pool and beach side service with great cocktails and food served by kind, friendly and professional staff. The beds were comfortable and all amenities were exactly as expected. The house cleaning was meticulous. Great family place that felt safe and welcoming. I would definitely stay here again!

Family Vacation

We loved the island and the location of Nautibeach is perfect. We won't forget Playa Norte's sunsets and coming from the States you will also appreciate the food you can get in the island (fresh fish and seafood, delicious mangos, etc.). Our daughters loved the swimming pool and the beach and, if possible, we will repeat at Katy's place. The apartment is kept clean and tidy and the maid was really nice as everybody who takes care of Nautibeach.

Great location. Near bar/restaurant, pool, and a beautiful beach. Sand fine like flour, gentle slope and wave. Stunning blue. Take your chip clips and cold drink cozies. Beds very comfortable. Housekeeping excellent. Very helpful, cheerful people working at Nauti Beach. Very relaxed clothing.

Poolside paradise

The location of this condo is perfect! Steps to the pool, restaurant, bar, and beach. Fellow guests were quiet yet very friendly! Katy was very accommodating when a breaker flipped and we lost power. She had us move into #6 next door for our last night. Easy transition. My only complaint was that the beds are a bit firm for us and the bedding is average. Next time we will purchase a topper for the beds.

The perfect spot on Playa Norte

We had a great stay at Nautibeach #5! It was a short walk from the ferry and the unit was steps from the pool and beach. It was very clean, properly furnished and the beds were super comfortable. The filtered water was a nice surprise. We couldnt have asked for a better spot on Playa Norte. The only drawback was the music from a neighboring bar went well into the night on Saturday, but all in all we would stay here again in a heartbeat.

Awesome Location!

This condo couldn’t be in a more perfect location. Walk out your patio door straight to the pool. Just beyond the pool is the Playa Norte beach. The property was so easy to checkin. It was clean and had everything you need. It’s so close to downtown for shopping and restaurants. Definitely would stay here again!

Perfect location

This was the most perfect location on the island. Walking distance to the downtown- a few blocks is all- that where shopping and restaurants are! Even $1 tacos!! It’s not right on the beach where you had crowds of people in front of you but just set off enough that you still saw the beach. Probably 100 ft?? We were close enough to the pool as well as the restaurant. The condo was very clean and spacious enough for two couples. They had plenty of drinking water provided as well as coffee. Which was very nice to not to have to worry about as stores are a little distance away. You will want to rent a golf cart especially to go to the grocery store which is a large store similar to Walmart. Overall the experience was wonderful, the location was wonderful, the condo was wonderful. We took Katy’s suggestions on several things and it worked out very well- such as buy your transfer from the airport to the ferry in advance with CARM we even prebought our ferry tickets through them as well - and even got a beer for the ride. Zero complaints for the entire trip! We will definitely come again!

Premier location

We had an amazing stay at Nautibeach condos. During our trip we split our time between Playa Norte beach relaxing and island exploring via golf cart. After seeing so much, we concluded we would stay at Nautibeach for a return trip. There are several benefits to this condo location - amazing ocean swimming, proximity to the Mayan Beach club meant beach chair food/drink service, walking distance to SO much food/drink/shopping around Hidalgo street. Some extra services that we loved and were very smooth and professional - private beach chairs/umbrellas and setup meant premium beach spots with zero hassle, worry free golf cart rental from property owner with private parking, covid testing in condo, condo cleaning, etc. Aside from the excellent location and service, the accommodation was exactly as advertised with zero complaints on our end - thankfully due to perfect weather we spent very little time in the condo itself . The island is so fun and this is a premier place to stay due to its location, privacy, and service.

Nautibeach #5 stay

This condo has excellent privacy on the first floor and easy access to the pool area and beach. Playa Norte is a gorgeous beach and we have stayed in Isla Mujeres several times. The location is fantastic with easy accessibility and walkability to town, ferry etc. It was great that the Mayan beach club is adjacent and serve drinks and food at the Nautibeach poolside and on the beach. Good wifi that my daughter enjoyed on a few of the rainy days during our stay. Rosa was extremely great with communication and scheduling our COVID tests. Easy breezy and beautiful!

Absolutely Beautiful

My husband and I loved the location. The beach was absolutely beautiful. My husband and I celebrated our 30th wedding anniversary. Mayan Beach Club on the premises were amazing, VIP service right on the beach. Katy was great. She will answer every question at any given moment. I will definitely will be back. Is is so true, you will fall in love with Isla.

Loved Nautibeach #5

We absolutely loved our stay in condo #5. Katy was so helpful leading up to check in. We loved having fresh water available in the condo, and the ability to walk out to the beach. The beds were very comfortable, and we slept great! The location was perfect! We loved that there was security onsite 24/7. We will definitely look to stay here each time we return to the island! Perfect island paradise!!!
