A/C: Most mountain residences do not have air conditioning but we do have ceiling fans and are nestled among trees which helps keep the home cool.

High chair available upon request, 24 hour gym membership available with additional fee, grocery pickup available for additional fee. Home is equipped with Starlink internet that provides the highest speeds available in our area! The oversized garage is available for renter use. If you are in need of anything just ask we will try our best to accommodate!

POLICIES/RULES
- Non-smoking on the property ($250 fine for smoking inside or outside)
- No pets allowed ($250 fine for bringing a pet plus any damage or clean up will be charged to guest)
- No parties, guests in home must match reservation (Reservation will be immediately terminated and no refund will be given)
- No Parking in the Street (Any fine assessed by the county will be passed to the renter)

-Home is on a septic system, please only flush toilet paper

Pagosa Springs is a fairly rural area. Cell Reception may be limited, depending on your provide- Verizon seems to be best out here. Make sure to enable your wifi calling!
