ABOUT THIS SPACE

The great room is anchored by an 85-inch Smart TV with a full sound system a deep couch and seating that makes it hard to leave. Stream anything, catch the game, or run a proper movie marathon. This is the room everyone ends up in.

THE KITCHEN: Fully renovated and stocked for real cooking. Induction stovetop, convection microwave/oven for baking and roasting, full-size refrigerator, and a dishwasher. The coffee options cover everyone: Keurig, drip maker, cold brew setup, and French press. Full spice rack, cooking basics, dishes, silverware, and wine glasses all waiting for you.

THE SUNROOM: Light-flooded and peaceful. Morning coffee, afternoon board games, evening card games with the windows open — this room works all day. It's a guest favorite for a reason.

BEDROOMS — ALL BUILT FOR REAL REST: Every mattress is a custom dual-layer foam, CertiPUR-US certified — made to actually sleep well on.
- Main Bedroom (1st floor): King bed, closet, tallboy dresser. Ground-floor access for anyone skipping the stairs.
- Bedroom 2 (1st floor): Queen bed, large closet, built-in dresser with vanity.
- Bathroom 1 (first floor): usually shared by Bedroom 1 & 2.
- Bedrooms 3 & 4 (2nd floor): — have their own bathroom upstairs.

THE BACKYARD: Private and tree-lined, with views over the local golf course. Fire pit, full patio furniture set, cornhole and lawn games, and a treehouse. In the wintertime there is ample space for snowball fights and snowmen.

Wood can be purchased at Buldoc park up the street or at Lowes 5 minutes away.
Note: there is no AC unit in guest bedroom 1 as it would blow directly on anyone sleeping in that bed.

Quiet hours after 10:00 PM — we're in a peaceful residential neighborhood and that's part of why guests love it. No smoking anywhere on the property, inside or out. No pets. Please extinguish the fire pit completely before going in for the night.

Before checkout: dishes done or in the dishwasher, trash bagged and out. Our cleaning crew handles the deep clean — we just ask for basic courtesy on your way out. Treat it like you'd want someone to treat yours.

All of our mattresses are custom made dual layer foam in Phoenix, AZ, using the highest quality materials. The foams are CertiPUR-US certified, which means that mattresses are made without ozone depleters, PBDEs, TDCPP or TCEP ("Tris") flame retardants, mercury, lead, heavy metals, formaldehyde or phthalates regulated by the Consumer Product Safety Commission.
