Located in the heart of the popular 78704 district of Austin in the Bouldin neighborhood. If you want to see Austin this is where you want to be. Near to all of what Austin has to offer whether it be Barton Springs, The Long Center of Performing Arts, Lady Bird Lake, Zachary Scott Theater, Austins Hike and bike trails or the sights and sounds of downtown you will be between 0.5 to 1.5 miles of all of these venues. South First street is rapidly becoming the new place to go for great new food trailers!

Hill House sits on a corner hill top lot in a quiet eclectic South Austin neighborhood with a newly updated kid and dog friendly pocket park across the street.

You will have all the comforts of home with a covered car port, two outside eating areas with private court yard and additional seperate large fenced yard for family and pets. This home was completely renovated in the fall of 2010 with all new kitchen and remodeled bath. Floors are original hardwoods with tiled kitchen and bath. Ceiling fans in both bedrooms and living room. LCD, HDTV and an ipod docking/speaker system. Furnishings are well appointed with new beds, linens and comfy pillows. Fresh whole bean coffee provided for your pleasure.

Best Location and Great Host

Great location.

Bouldin is an awesome neighborhood right outside downtown. The house met my needs and was comfortable and clean. It is a no-frills small home that checks the boxes, and the hosts were very responsive.

Exactly as described and it was a great stay.

We had a great time in Austin and the property is very well maintained, probably a step above others in terms of quality of cookware and stocking of the kitchen.It was everything we wanted it to be and we all had a lovely time in Austin.

My stay at hill house was great! The house was clean, bed was comfortable, and the location was not only quiet but convenient to everything in Austin. This corner property is also a great spot for dog watching, as people in the area walk their dogs to the park across the s treet that has a trail.

Comfortable and great “home base” for our stay in Austin! Location was ideal for events at the Palmer Event center. So many great food and activity options nearby. Thanks to Carole for recommending Barton Springs Pool…it was the a family favorite!

Great place to stay in Austin

We came here to stay for the weekend for a family wedding at a venue nearby. The hosts are great and very communicative and made our stay here memorable for a variety of reasons. Great location with lots to do nearby, great neighborhood to walk around in (and very safe) and the house was great to stay in — everything you see in the pictures. Highly recommend staying here.

This house worked perfectly for my family of 5. It sits in a quiet neighborhood in a great location that is close to a lot of terrific Austin attractions. It was very nice to have a couple of outdoor areas, including the park / walking trail across the street.

Great spot for the family

Carol was so helpful to bring out a high hair and pack & play for our baby. She also checked in to make sure everything was fine which was nice. The AC was nice and cool for a heat wave that melted us Pacific Northwest visitors. Thanks for a great stay!

Great location!

Cute little house in great location. Very clean and well stocked. Several outdoor spaces to enjoy the weather. Located across the street from a small park and walking trail. We stayed for ACL Music Festival and the house was easily walkable to Zilker. They kept the old charm of the house without it feeling dated. Owner was nearby and very responsive.

Quiet neighborhood, thoughtful touches

We really enjoyed our weekend at this property. Great restaurants are within a short walking distance, the neighborhood is safe and quiet, and there are thoughtful touches which made our stay perfect. We enjoyed a dip in Barton Springs pool and were so glad the home owners provided beach towels. The backyard was perfect for our dogs to chase their tennis ball and also was nicely shaded by a beautiful oak tree. We will definitely try to return to this home next time we are in Austin for a weekend.

Fourth Time A Charm!

Once again we were able to enjoy the beautiful Hill House and be "home away" again! We came to see my daughter and had a great time visiting restaurants and various venues throughout out stay. The walking trails and lake are perfect as usual. The owners and the Hill House always get a five star rating from me and my family. I can't wait to come back! Thank you Carole and Kerry!!!!

Wonderful Stay!

My husband, daughter and I stayed in the cottage for our 3 night visit in Austin. Carole and Kerry made the reservation effortless and called to make sure everything was fine once we arrived. The coded lock made it so we never had to worry about a key. The house is immaculate and the Prices have furnished it with everything you might need, including paper products, extra toiletries, plastic wrap, and clothes detergent. The outside spaces were our favorite places to stay! Austin in January is warm and delightful. We rented bikes and hardly used our car the entire visit. This cottage is in a wonderful location, has everything you need, and the owners could not be nicer. Stay here if you are coming to visit Austin!

Best Place to Stay in Austin, Texas!

Beautifully done home in a very desirable location in Austin Texas. All amentities you can ask for! The house is finished in a elegant and simple manner with great furnishings and electronic entertainment. I really liked the front porch and side/back patio area with grill. We had a great family cookout! The new washer and dryer was super to have available, as well as the dishwasher. There were many things to see, like Zilker Park, Congress Ave., and the many golf courses in the area. While we walked the trail we noticed rental places for canoes and lots of bicycles too! There are fine places to eat and have a glass of wine. We enjoyed our trip to Austin and would rent from Carole and Kerry again! They are great people!

Awesome place! Awesome location!

Hill House is a great place! The home was just the right size and clean. I loved having the fenced in yard for my little dog. The neighborhood is quiet and safe. The location is perfect. I was able to walk to the food trucks on 1st and it is only a 10 minute walk to Congress, plus I felt very safe. I also walked to Zilker Park, although about 30 minutes it was pleasant and easy. There is great music at El Mercado, 2 blocks away as well as the Continental Club on South Congress. I even rode the bus to downtown. It costs $2.50 for a 24 pass and you can catch the #10 on 1st. The driveway is steep!! But if you go slow it is no problem. Carole and Kerry were awesome, quickly responded to questions and close by if you need help with anything. I hope to be back!! I totally recommend Hill House. Thanks Carole and Kerry!

Great Location

We had a great weekend stay! The house was very clean and in a great location. Communication was easy and check in/checkout were a breeze. The beds were a little firm and squeaky, but we had a great overall stay.

Perfection!

The place was perfect for our trip to Austin with our 9 month old son. Our hosts provided excellent recommendations, and so much was within walking distance. The house is was the perfect set up for a small family, and they even provided a crib and high chair for us. We’re already trying to figure out when we can come back!!

Comfortable and cozy oasis in a great location

Everything about the house was comfortable including the bed! We had everything we needed and the backyard was well appointed (lounge chairs, table, grill) and perfect for our senior dog. Cute and quiet neighborhood. Carole was a super host and checked in several times to make sure everything was OK. We would stay here again.

This property is owned and operated by Carole and Kerry Price. Carole has taught Macrobiotic cooking for nearly 30 years. Carole is a long time supporter and volunteer at Christopher House Hospice. Kerry while not working at his job in the corrugated box business spends his free time restoring 1946 Chris Craft wooden motor boat. Both Carole and Kerry practice yoga and enjoy traveling, movies and reading.

We purchased this property because it is in a great Austin neighborhood and in the heart of town. Originally purchased as a leased rental property we decided to convert the property to a Vacation Rental property in 2010.
