About this property

Capitol Hill 3BR Townhouse — 1 Block from Cal Anderson Park, Free Garage Parking

A light-filled 3-story Capitol Hill townhouse on 12th Ave E, one block from Cal Anderson Park and the Pike-Pine dining and nightlife corridor. Three bedrooms, 2.5 bathrooms, free garage parking — genuinely rare for Capitol Hill — and a 96 Walk Score location that puts Seattle's best restaurants, bars, and coffee within a 5-minute walk.

Capitol Hill Light Rail is a 10-minute walk — downtown in 4 minutes by train, Pike Place in 5, SeaTac in 20, UW in 6. The entire city is accessible without a car, and the garage means guests who drive have a guaranteed spot waiting when they return.

THE HOME

Three floors of warm, light-filled living space with skylights throughout. The top floor has two bedrooms sharing a full bathroom. The main floor has the living room, kitchen, and dining area. The ground floor has the master bedroom with its own private bathroom. Free garage parking is included behind the townhouse — a genuine rarity in Capitol Hill where street parking can be competitive.

Note on bathrooms: this is a 2.5-bathroom home for up to 9 guests — one full bathroom shared between bedrooms 2 and 3, one private bathroom for the master, and a half bath on the main floor. Plan accordingly for larger groups.

1st floor: Bedroom 1/master (queen bed, closet, private full bathroom with standing shower)

2nd floor: Living room, kitchen, dining area, half bathroom

3rd floor: Bedroom 2 (queen bed, closet), Bedroom 3 (two double beds in trundle configuration, walk-in closet, full bathroom shared between both rooms)

Note: Bedroom 3 has a trundle setup — two double beds that pull out from one frame. Queen air mattress available on request. Stairs required throughout — not suitable for guests with significant mobility needs.

THE NEIGHBORHOOD

Capitol Hill is consistently rated Seattle's best neighborhood for dining, nightlife, and walkability — and 12th Ave E is a quiet residential block that puts you right in the middle of it. Cal Anderson Park is one block away — the neighborhood's communal front yard with playing fields, a reflecting pool, and some of the best people-watching in the city. The Pike-Pine corridor has everything from Kedai Makan and Optimism Brewery to Starbucks Reserve Roastery and Rhein Haus. Unicorn and the Garage handle late nights.

Capitol Hill Light Rail (10 min walk) puts the rest of the city within reach — downtown in 4 minutes, SeaTac in 20, Amazon Spheres in 8.

Our group of 5 really appreciated the space, cleanliness, and walkability of this property. Communication was friendly and helpful, and there were plenty of places to eat nearby. Seattle was just beginning to heat up, so be sure to turn the room air conditioners on early to cool the upstairs spaces. They are the kind that have the hose running out the window. Fans were also provided, so we stayed comfortable upstairs. Our bed was also comfortable, and the main bathroom is beautiful! The location is very convenient!

Everything was perfect. Only issue was the property manager called me about a neighbor complaining about the volume of my music during the DAY, which wasn’t even too loud—said they were just passing along the message though.
