Relax with the whole family at this newly renovated peaceful home right on the bay, with a lovely little beach in front of the home! This home is fully stocked for all of your needs! Please look through all details and photos of the home. If there are any additional requests or needs, please feel free to reach out, and I will be more than happy to try and accommodate your requests. No more than 6 people in the home. No parties. This place was directly on the beach and water which was really great. The beach, though, was not very large and I think a picture of the patio and steps would have been helpful to see. While yes, there are 3 bedrooms, it would have been good to know one of them was the porch that has been enclosed and had plenty of a/c. But it was the only way to get out to the lake so you had to walk through it. The 2nd bedroom is a loft which you have to climb a steep twisting ladder so carrying luggage is not easy. But the 3rd bedroom was nice. The laundry room, bathroom, kitchen and living space were nice. Bay City is not much of a tourist town.
Great kitchen, very comfortable beds, the shower was great! We enjoyed drinking coffee and looking at the water and walking on the marsh trail. It was an easy drive into Bay City for antiquing and restaurants.
In many ways, this is a wonderful vacation rental. The host is communicative and has the house stocked with everything you could possibly need - beach towels, a first aid kit, spices, etc. Just note that some of the drawers are sort of hidden inside of other drawers. The lake was amazing. Wonderful views and great swimming spot! Loved that it was dog-friendly. Bathroom is lovely, but not ideal for anyone over 6'2. The things that were problematic/frustrating for us were (1) the house's AC was off and turned to 80 when we arrived. The AC works and cooled much of the house down fairly quickly. The bad side is that there aren't many vents to some parts of the house, and there are none to the loft space. So as you can imagine, the loft was extremely hot that first night. Although the host provided lots of fans, my husband can't sleep with fans on, so it was a very warm first night for us. The next night was much better after the house was able to cool. But our friends sleeping in the king room said it was also hot in their room with the door closed. (2) I wish this host didn't charge a mandatory insurance policy (or a 3k deposit). I have never once had to purchase that for a VRBO. Had there been another location available to us for our group, that would have been a deal breaker for us. I'm fine with a reasonable refundable deposit, but 3k is extreme and clearly designed to force guests to buy the insurance policy.

Thank you for your review. The insurance policy is not mandatory by me, it is by VRBO. Also, it is refunded after the reservation as long as there aren't any damages. So yours was refunded. Again, this is a VRBO policy and in place to protect the owner of the home, as there are situations that damages happen, even accidentally.
This was overall the best House rental experience. We stayed for about 2 weeks. Tobico Marsh is beautiful and we walked the trails daily. Weather was gorgeous do we paddlebaorded and swam and just enjoyed the view. There are several comfortable chairs to relax and multiple sand bars in the water if you have little kids. The house was clean, Sheila was very easy to reach, all of the amenities were incredible and the view was breathtaking!!!! I give it a 5 star plus!!!!
The house was very clean, and nicely setup. The host was very accommodating and responsive whenever we needed anything! Highly recommend this place and the host! The beach is a bit hard to get to without stairs, but it's very shallow and great for our toddlers to play in!
This is the first time I have ever left a vacation rental early and the first negative review I have ever written.We booked this property for a family graduation weekend based on the listing photos and description, which presented it as a newly remodeled, well-maintained home. Unfortunately, the property we arrived at looked very different from what was advertised.The exterior did not match the photos, with overgrown weeds, worn stairs, and a generally neglected appearance. Inside, we found multiple cleanliness issues, including crumbs on the kitchen counter, sticky refrigerator handles, fingerprints and residue on the trash can, and significant dust accumulation throughout the home, including on the stairs, fixtures, and TV.We arrived late Thursday evening and left the following morning after approximately 12 hours because we were not comfortable staying. We then paid for alternate accommodations for the remainder of our trip.The communication afterward was also frustrating. I was told a refund had been processed, but when I contacted VRBO, the refund being offered was substantially different from what I had understood from our conversations. Resolving the issue required multiple calls and took valuable time away from an important family weekend.I would not have written this review over minor issues. However, the property’s condition, the cleanliness concerns, the difference between the listing photos & reality, & confusing refund issues compelled me to help others
Our daughter is a verbally committed field hockey player at Central Michigan University about an hour away. She had to be on campus for two days For clinics and other events That did not require her family to be along. We decided we would get a beach house for the weekend and allow her to travel back-and-forth as needed. We made a little vacation out of her time there. The pictures don’t do the house justice. It was a perfect view and set up for a quick weekend away!.
