This beautifully restored and professionally decorated residence is located within the walled city, the historic center of Montepulciano, an important hill town in southern Tuscany.
Situated on a small lane just off the main commercial street of the town, 'the Corso,' it offers ready access to the cultural life of the town, restaurants, coffee bars, shops and the wine bars, tasting rooms and cellars where you can sample the famous wines of Montepulciano, yet the apartment is so quite that an alarm clock will be needed if you don't want to sleep away the morning.
At the foot of the lane is a small plaza overlooking the medieval wall of the town with a breathtaking panoramic view of vineyard-covered hillsides, clusters of farmhouses and the Lake of Chiusi in the near distance, Lake Trasimino and the town of Cortona in the middle-distance and the spectacular Appenine Mountains beyond.
The precise age of the original house is not known but the cellar contains the town's only remaining ceramics kiln and certainly predates the 17th century addition that is now a separate residence for the owners.
Although completely renovated, the residence retains its original character - hand-hewn chestnut beams with handmade terra-cotta tiles between, local travertine marble floors, travertine walls in the bathrooms, travertine vanities and countertop, travertine door frames set in thick stone walls with panelled wood doors and hand forged iron hardware. Even the copper and wrought iron light fixtures were made by a local craftsman. The bathrooms and kitchen are thoroughly modern and equipped to meet the expectations of discriminating visitors. There is also a central heating system and a working fireplace for the comfort and pleasure of winter visitors. In summer the apartment remains cool and fans were enough to keep the air moving but in anticipation of the effects that global warming may bring in the future, we have replaced the standard fans with TECNO AIR SYSTEM units in each bedroom. These combine Ionizers to purify the air with an ultrasonic nebulizer, to cool the air using an evaporative process without wetting. These are very effective cooling systems in a hot dry climate.

Amazing place, right in the heart of town. Host was always responsive and gave us great tips on restaurants and local wines! There are stairs between rooms, so if handicapped, this could be a challenge. Would absolutely recommend this place!
We spent 12 days in Montepulciano on a cycling trip and the location was perfect. Located just a few steps from the main street in the Old City you have quick access to the shops, restaurants, and historic sites - not to mention a spectacular view of the Val D’Orcia valley to the east. Royce (owner) was attentive to all questions and requests.
It was a wonderful house - right in the middle of town. Very convenient. Our landlord, Royce, was extremely helpful in answering all our questions about the area. The best!

The original structure is more than 5 hundred years old with additions made over the centuries, so rooms are on different levels. I have tried to make that clear in the listing by showing the stairs in several photographs as well as on the plan of the apartment. And, for that reason, I also state that the apartment is not suitable for families with small children. But for most visitors, the different levels are part of the character of the apartment and are not a problem.
Idyllic town with terrific location, space and owner
Montepulciano is a welcoming and classic town in the heart of Tuscany and this location and it’s owner Royce are just as friendly as the town. A walled city on a hill, be prepared to do some steps and the incredible panoramas will not disappoint. Lots of space, two bathrooms make group touring very comfortable.
The apartment was great!! It had everything we needed for a comfortable stay for the seven days we were there. The beds were very comfortable and the entire place was clean. Everything we needed was right outside the door…great restaurants, great shopping, etc. The view off of the adjacent veranda was to die for.If we had any nit, it was the noise coming from the street below, especially the alley that leads to the veranda and overlook…it gets very crowded with people, especially on weekends. But we only heard the noise from the living room (very quiet in the two bedrooms).
The historic home has been appropriately restored with modern conveniences but maintains loads of character. Its location is excellent, splitting the upper and lower parts of the historic center, and just down the walkway are some of the most breathtaking views of Tuscany. Royce was responsive to questions and is a fantastic host!
We had a wonderful honeymoon in Montepulciano. Royce was very attentive and responsive host.A very cozy stay in a castle-like atmosphere. We cooked in the kitchen, which had everything we needed. We were very comfortable in the evenings relaxing and watching TV and were able to pull up Netflix to watch whatever we wanted. We enjoyed the nearby restaurants and shopping within walking distance. The bed was also very comfortable and we slept very well. We rented a car and took day trips around the area to vinyards and other towns.We enjoyed our stay, but didn't take into account beforehand the many, many stairs from the parking lot up to the apartment. It's quite a climb. And don't miss the information about the stairs in the apartment. The bedrooms are both on different levels from the bathrooms. I would also mention that there are no views to the outside landscape, since all the windows face walls of other buildings. However, the terrace a few steps down the lane has an exquisite view of the whole area.

There are several alternative parking areas including another one that is also free. It is a bit further from the apartment but doesn't involve climbing any stairs. I generally recommend the one that is immediately below the apartment simply because it is so nearby. It does have a lot of stairs but one can also follow the road up from the parking area to the main street, which involves the same climb but on a slope vs climbing stairs.
The apartment was very nice, clean and roomy. Owner greeted us at our car and answered all our questions. He was a gracious host. The apartment is right in the center of the Village and walked to all our sites and restaurants. Thank you, Royce, for your hospitality!
The apartment in Montepulciano is perfectly situated - right in the old city just off the main street. Royce, our host, met us at Parking lot 7 and helped us up with our copious luggage (Tuscany and Provence for 2 months, lots of weather changes).We spent many days walking around the old city and enjoying the nearby restaurants (visit Rosso Rubino just up the street; very nice owners, great food), coffee shops, a local butcher, local grocery stores and the wine shops. Montepulciano wine is very good – we visited the nearby DEI (“Day”) winery for lunch and a tour. A thoroughly enjoyable afternoon.We like to cook, and the apartment had all the necessary equipment – a 4-burner gas stovetop, plenty of good pots and pans, a good size refrigerator, oven and dishwasher. There was a problem with the dishwasher while we were there, but Royce immediately ordered all new kitchen appliances. There is plenty of high-quality fresh food available locally.The bedrooms are large and comfortable; we slept well. The bathrooms are well equipped. Be aware that there is a half-flight up or down to the bathrooms from the bedrooms at night.We lease a car while there and spent many days touring the beautiful Tuscan countryside. When you return to Parking Lot 7, if you wait, a space usually opens up within 10 minutes.All-in-all this is a great place in a great location. Royce is a perfect host – very helpful and communicative both after we booked and when we got there. We’ll be back.
Royce’s apartment is in a fantastic location and was a great home base for our stay. We could easily explore Montepulciano on foot and keep our car close by for exploring the countryside and beyond.

This was lovely apartment in an excellent location. It was truly charming. There is a wonderful small market right outside the apartment on the corner where you can get amazing cheeses, pasta, cured meats, etc. We loved it and would absolutely stay there again. Note though that from the parking lot to to apartment is a long staircase up (consider that when packing) but that is pretty true anywhere you stay in Montepulciano. Even though it was very hot during our stay, the apartment stayed pretty cool. If we ever get back there, we will definitely look to stay there again.

Beautiful apartment with lots of marble and antique furnishings. Stunning view of Tuscan hills.
Although a treck up the stairs from the parking area with luggage, this apartment is in a perfect location with a stunning view just steps away from the entrance. It is furnished with beautiful marble and tasteful antiques.

Fantastic accommodation
If you are lucky enough to book this attractive multi-level apartment in the unforgettable town of Montepulciano, you will have an experience to remember. There were 3 of us -- myself and husband and our adult daughter. The beds were very comfortable, the kitchen was charming, and we could completely relax there after our daily travels in the countryside or walks around the town. The owner was completely responsive and helpful when we were booking and made sure we had everything we needed when we arrived. We found ourselves almost every evening sitting on a bench on the outside terrace with a glass of wine to watch the sunsets. The location of the accommodation couldn't have been more convenient, with everything we needed within a few steps. Although there are many very nice accommodations in the surrounding countryside, we felt we wouldn't have enjoyed our 8 days in Tuscany as much if we hadn't been able to stay here.

Wishing to be back in Montepulciano
The apartment was the perfect accommodations for two couples visiting the Tuscan region. We were a short walk to cafes and restaurants. We would start each morning at the coffee cafe and sit on the balcony overlooking the countryside. The town as well as the apartment were enchanting. The terrace outside the apartment was a lovely place to enjoy a bottle of wine and just relax while enjoying the views. We appreciated the kitchen when we took the time to use it, but mostly enjoyed what the town had to offer. Thanks to Royce and Aidan for renting out the apartment to us. We hope to return.
