Life is a lovely place to relax! Our delightful beach villa is charming and inviting and located directly beside the Tivoli swimming pool at the Resort. With 2100 square feet, it features three bedrooms and three full bathrooms, and sleeps eight guests comfortably.

Decorated in chic coastal style, our villa offers an open entrance foyer and a sunny dining/family area with french doors to a screened porch. The spacious family room features comfy seating and an HDTV. Our gourmet kitchen is fully stocked with all the cookware and dinnerware needed to prepare a delicious meal.

The master bedroom features a king bed, plenty of closet space, an adjoining private bathroom with roman tub and separate shower, and french doors leading to the screened porch. A second guest bedroom offers queen bed accommodations, an HDTV, and a full bathroom a few steps away. Our third guest bedroom has two full beds, an HDTV, and access to a private full bathroom.

Enjoy an afternoon of cool ocean breezes on our poolside screened porch. A 6-passenger golf cart is included with your rental!. With quick access to the beach, shopping, and dining, our beautifully designed villa is perfect for your family beach vacation!

*** NOTICE REGARDING PARKING: Each unit is allocated one assigned parking spot only in accordance with HOA and security regulations—no exceptions. The Tivoli neighborhood has a few visitor spots however they are first come, first serve. Only one spot is guaranteed. The resort does not offer overflow parking. For additional parking, guests may use off-site paid parking at Geronimo RV Park in Miramar Beach (2.9 miles away). Please contact Geronimo RV Park directly for availability and pricing at or.

CANCELLATION: Reservations that are cancelled more than 30 days prior to the arrival date receive a full refund. Would definitely stay here again!

Although the weather could have been better, we enjoyed our stay. Very nice place and very clean. Also very convenient to beach, shopping, Baytown, etc.

We stay in Sandestin every year, sometimes more than once a year. This was definitely one of our favorite rentals of all time. The master bed....outstanding comfort! We had perfect access to the pool and the golf cart was great! The kitchen was well-equipped, screened in porch had comfortable chairs plus an eating area, and the bedrooms had great storage on top of the extra closets around the condo for gear, etc. We could not have asked for better! I like a clean condo and this was it! We will be back for future stays. ❤️

We had a great time and the accommodations were perfect. Our condo was on the ground floor and was only one level with open living/dining spaces which made it the perfect location for the group. The golf cart was a hit with the kids and having access to the resort via grandmother’s hotel room. We wiuld definitely stay again.

May 2021 Stay

We had a very nice stay. Golf cart worked perfectly and was very convenient. We even drove it via the back way to Publix! The condo was decorated very nicely. Loved the big corner sofa...seated more people comfortably than most rental homes. The beds and pillows were excellent. The master bedroom was very private. Huge screened porch steps from the pool was very convenient. We did hear the upstairs guests scraping chairs back and forth fairly early in the mornings, but could not hear them in the bedrooms. We stayed a week and the people who rent the chairs at the beach very kindly moved us to better chairs (closer to the ocean) every morning. It was easy to get tee times and the golf courses were very nice.

Great Place and Great Location

We had a wonderful week-long stay, at Sandestin, in Tivoli 5262. The place was clean and the beds were comfortable. The location to the pool is outstanding, and having the Golf cart made getting to the beach, Harbor Town and the rest of the resort a breeze. We only had two issues during our stay, and neither really diminished the experience. The first item is the upstairs unit. There is little to no insulation in the floors, and you hear EVERYTHING. What is people just going about their normal routine comes through quite loud in the unit. We were not annoyed, but it's just something to consider if you are used to living in your own home or with no one living above you. For us, we just wore earplugs to sleep (which I normally do anyway) since the people staying upstairs had little kids that loved to run around their condo later in the evening. The Second item is the wireless connectivity on the Master bedroom TV, which is horrible. Due to the extremely close proximity to the router, the WiFi was having issues connecting and impacting all of the other devices/TV's in the condo. Since the WiFi router is located right below the TV, I suggest connecting the TV to the router via ethernet cable and disable the Wireless on the TV.

Overall, I do not recommend this vacation rental. Reviewer Comments: First, I'll say that the property management company was the best I've ever dealt with. Very helpful, excellent communication, nice to talk to, understanding, etc. I highly recommend them. We've stayed at Sandestin about 8 times in the last 15 years and they were the best.The property, however, we were mixed about. The location is great, Sandestin is great, the interior layout is great, golf cart was great...but there are things they can't change and things they can change.What can't be changed: Like others, the footsteps in the unit upstairs is really bad. We were lucky not to have screaming kids upstairs, but you really do hear every single step. Bedtime is when it's most annoying. The master bedroom's AC vent is in a bad place so the room got hot for us. There was a fan which helped with the temp and drowned out the noise, so we made do. The patio overlooks the pool, which wasn't an issue in November, but I bet it is in the summer.What can be changed if the owners invest a little money: Master bedroom needs a ceiling fan to help with the AC issue. That's an easy fix. It's Florida. Every room should have a ceiling fan.Master bedroom has blackout curtains, but no mini blinds. When you want to get dressed, you have to choose between no sunlight or letting pool passerbys seeing you naked. Hopefully you remember that if you stay, because I didn't all the time. There's mini blinds everywhere else, so why not the master bedroom?The bed linens are cheap and poorly fitting in every room. We had to readjust them every morning. Some of the towels were old condition too. Bottom line: My wife and I were split on if we would recommend this place. It wasn't bad, but when easy fixes are available, why wouldn't the owners invest a little $$, especially when there are so many other rentals at Sandestin that don't have these problems?

Property management helped to get the golf cart headlight replaced and addressed an HVAC issue. They were also prompted in delivering a box fan for use in the master bedroom. The MB has 1 air vent that blows down on to the top of the closet. Suggestion would be to add a vent that directs the air out in to the room. Beach access and proximity of golf cart parking at the beach was good. Many carts in the community had rain covers that allowed use during rain. That would’ve been appreciated. A longer charging cord for the cart would be good. Plus the end that plugs into the cart looks burned on one side. All in all we lived out location and would recommend to others. Upstairs noise was an issue early in our stay. People up at all hours. Every step made was loud and some sound proofing between floors would’ve been appreciated.

BIG Cleaning Issues and TERRIBLE Customer Service

Reviewer Comments: Unit was in a convenient location, but the issues with the cleanliness and the lack of customer service has been very disappointing. First, upon arrival, one of my kids pointed out that the guest bathroom vanity had a brown streak on it near the toilet paper dispenser that appeared to be fecal matter. Disgusting and how does that get missed during a cleaning of the unit?Second, there are four beds in the unit. ALL FOUR had sand in the sheets. I can see one bed, but all four? We slept on top of the sheets the first night.Third, the master bath tub had sand/dirt in it upon check-in. And last, we came back the second night and the guest bathroom toilet had dirty water/dust on the toilet seat that had somehow come from the bath fan.We cleaned everything ourselves because we did not trust that their cleaners were capable of a good job. I emailed customer service about this on 11/27 after we checked out and asked that my "cleaning fee" of $255 be refunded. I received a text from Brittany on 11/28 and was told that she would look into it but she didn't think a refund would be possible. After no return call, I reached out on 12/02. Britany texted 12/04 with no real update. I again reached out on 12/13 and was told I would get a "formal email" with a response by end of day. Today is 12/14 and I did not hear anything. This is a complete failure by Blue Beach to address and rectify an issue with cleanliness and customer satisfaction. I know how popular the Emerald Coast has become so maybe they just don't care at this point. All I asked for was my cleaning fee to be credited. $255 is not much to ask for when the rental is over $2000. BEWARE....

Great family experience

I look forward to coming back to stay at this location. The condo was very spacious. Lovely view, but private, on the screened in porch. A pool was almost right out our back screen door. Great place to hang out after visiting the beach, usually quiet.

Reviewer Comments: We have stayed at Sandestin several times and would recommend it everytime. However, this time I would not. The unit needed some updating along with a fresh coat of paint. There was left over seaweed still in the shower when we arrived. The master bedroom didn't get any of the air conditioning. Not stocked with dish cloths or dish towels. People staying above us were so loud couldn't sleep. I will say it was nice to have a pool close by and the golf cart was great.

The condo was beautifully decorated - the bathrooms except for the master we’re tight. The golf cart wouldn’t hold a charge for the first 4-5 days of our stay and while management responded promptly, they never followed up to inform me of any intervention. The biggest drawback was the complete lack of soundproofing in this Bottom unit. There were 4 adults and 5 kids living above us and we heard every footstep and relay race they ran. We had to buy earplugs to sleep. Note to self - never rent another bottom unit. Also the unit’s screens in back porch backs up to the pool so don’t rent if you want peaceful mornings enjoying your coffee.
