Entire private home directly on the Homosassa River with sweeping views of the river from almost every room in the house. Boat from the Springs to the Gulf of Mexico, and everywhere in-between. 3 bedrooms and 2.5 bathrooms.
Celebrate the sunset with a cocktail on the upper deck or lower dock (or experience the exact same view from inside if you’d prefer). Sip on your morning coffee while watching the boats and the birds, along with the occasional visiting manatee or dolphin.
This cute and quirky home features a master bedroom with a king-sized bed; a 45" smart TV; a large dresser for storage; two large nightstands with storage and large lamps; a large open closet with shelves, a clothing rod, and hangers; a full-length mirror; a ceiling fan with light, two luggage racks, and a full water view. You can close the pocket door that’s between the master bedroom and bathroom to create a private master en-suite. On the side of the room closest to the water, there are sliding glass doors and curtains you can close for privacy. If you exit the bedroom through the sliding glass door, you step down into the sunroom to a cozy sitting area with a queen futon for sitting.
The master bathroom features a walk-in shower with a regular and/or hand-held shower head; a chair-height toilet; double vanity sinks with cabinets and drawers; a wall-mounted lighted makeup mirror; and countertop two-sided mirror. Includes shampoo, conditioner, body wash, bar soap, toilet paper, hand soap, hair dryer, Q-tips, cotton balls, and cleaning supplies. Also includes bath towels, hand towels, washcloths, and makeup-remover washcloths.
The guest bedroom features two queen-sized beds; a 32" smart TV; a small console table with storage; two small nightstands with small lamps; an open closet with clothing rod and hangers; a full-length mirror; a ceiling fan with light; four luggage racks; and two windows with curtains that overlook the street/front yard/entrance to boat ramp.
The loft bedroom features a queen-sized bed; a 32" smart TV; two small nightstands with lamps; a ceiling fan with lights; two luggage racks; and a loft landing /sitting area. This bedroom is unique for sure! Please note access to the loft is via a circular staircase, so whomever is staying up there might consider packing in several small bags instead of a large suitcase.
The guest bathroom features a walk-in shower with regular shower head; a chair-height toilet; single vanity sink with cabinet and drawers; a mirrored medicine chest; and a wall-mounted lighted makeup mirror. Includes shampoo, conditioner, body wash, bar soap, toilet paper, hand soap, hair dryer, Q-tips, cotton balls, and cleaning supplies. The half bathroom features a chair-height toilet and small single vanity sink with cabinet. Includes toilet paper, hand soap, hair dryer, Q-tips, cotton balls, and cleaning supplies. Also includes hand towels.
The living room features a vfull water view, a vaulted, A-frame ceiling; two large couches; a large chair with ottoman; a 65-inch cable TV; a coffee table; two end tables; two lamps; and a rug. Directly off the living room, the sunken sunroom features a seating area for two set up with binoculars to view the boats and wildlife on the river. These chairs can be turned around to be included as part of the living room. Please note that the two bean bag chairs up in the loft can be used in the living room for extra seating.
The kitchen, with its full water view, is fully-equipped and includes granite countertops; stainless steel refrigerator/freezer with filtered ice and water dispenser; stainless steel dishwasher; glass-top stove/oven; and built-in microwave. The island includes a large single sink with garbage disposal and spray nozzle; and four barstools. You’ll find almost everything you’ll need for cooking and baking, as well as appliances such as a blender, popcorn popper, toaster, toaster oven, waffle iron, chopper, hand mixer, crock pot, and rice cooker. We include all dinnerware, serveware, plates, bowls, cups, glasses, wine glasses, margarita glasses, martini glasses, cups, champagne flutes, plastic cups, paper plates, paper bowls, and paper products. We include spices, salt, pepper, olive oil, vinegar, and a mortar and pestle. We also include trash bags, dishwasher pods, sponges, dish soap, hand soap, dish towels, napkins, paper towels, and cleaning products.
The dining room features a full water view; a dining room table with seating for 6; and includes a shelf full of books, puzzles, board games, card games, and other games, including a poker set.
The sunken sunroom is fully waterfront. It begins on one end with the dining room, then the door to the outdoor deck, then a seating area for two, then the seating area with the queen futon.
The outdoor breezeway and dock area includes the stairs to the front door; seating; fish cleaning station; small gas grill; water hose; standing ashtray; and dock.
Enjoy our dock! Bring your inflatable floats and rafts and chill right out front, with an excellent view of all the action. Or if you’re up for some exploring, we offer two kayaks with paddles and life jackets; as well as a stand-up paddleboard that includes a paddle and ankle leash. Or bring your own canoes, kayaks, stand-up paddleboards, john boats, jet skis, etc.
The upper deck includes a table and chairs for four; a set of two Adirondack chairs with table; and a standing ashtray.
The house itself features a full-house water filtration system, as well as a tankless water heater, which means no one runs out of hot water! It also features free wi-fi.
There is a full-size front-load washer and dryer set in the hallway. Includes laundry detergent.
Nearby attractions include the Ellie Schiller Wildlife State Park (a must-see in our book), which showcases our most famous residents – manatees. It includes a beautiful nature walk with a zoo-type area that includes wildlife that has been rehabilitated but cannot return to the wild. You’ll see eagles, owls, river otters, foxes, flamingos, deer, panthers, alligators, snakes, and believe it or not, a hippo, just to name a few. There are plenty of opportunities to go out on scalloping boats (July - August), fishing boats, sight-seeing boats, and “swim with the manatees” boats (especially in winter). You can also rent your own boat. We also have a local golf course, parks, tennis courts, basketball courts, and even a pickleball facility.
Our favorite theme park, Busch Gardens, is in Tampa, which is about an hour and fifteen minutes south. And of course all of the Orland theme parks are about an hour and forty-five minutes away (Disney World, Epcot, Animal Kingdom, Universal Studios Islands of Adventure, etc.). The Kennedy Space Center is about 3 and a half hours away, in Cocoa Beach.
While this is a small town, there is still a variety of options for delicious dining and unique shopping.
This is truly “Old Florida,” and many of the places are family-owned small businesses. It’s so casual and laid back, you can go pretty much anywhere wearing a t-shirt, shorts, and flip flops. There’s no “night life” per se, so you would likely spend evenings having fun at home.
Please note this property is not wheelchair-accessible, is not child-proofed, and includes many stairs, steps, and uneven surfaces – not to mention the fact that it’s directly waterfront without a lifeguard or protective fencing. There are no bathtubs -- both showers are walk-in, although one has a handheld shower option. Also, please note that depending on the tides, the house and neighborhood can flood several inches. The house does not flood, but the dock, breezeway, driveway and sometimes the street can flood. This is the case with many properties in this area. Also, anything you put outside can and will blow away!
The area comes alive during summer and scallop season, and is fairly quiet the rest of the year. Depending on your preferences, there is a perfect time of year for you to visit. Reserve your time now and see for yourself!

Loved staying at this property. Great location on the river. Perfect, wide open views. Place for a boat. Kitchen was stocked with everything you could possibly need. Definitely recommend staying here if heading to Homosassa.
This is a great house for two couples, however the two full beds are very uncomfortable, they are really just two cots with a mattress on them. This is the only thing negative I could say. The house is in a beautiful location, even though we didn't bring our boat, I would definitely bring one next time.
This is an amazing property that’s set up for lots of relaxation! We really enjoyed sitting in the sun room watching the tarpon rolling around. Super clean. Close to some delicious restaurants. We really enjoyed our stay!
10/10!!! Everything was wonderful. The location is close to activities and right on the water, you cannot beat the sunsets! The house is extremely well stocked with everything you could ever want / need. I would absolutely return and highly recommend!!!!
What a wonderful home, exceeded our expectations! Very clean, beautifully decorated, kitchen fully stocked, and the best is the deck. We loved sitting on the deck, watching the sunset and relaxing by the water. We loved the 2 kayaks and paddle board, we saw manatees, dolphins, and other wildlife! Pure perfection! Every single thing we could have wanted or needed was there! The entire home and property both inside and outside, was beautiful, clean and inviting with exquisite attention to detail. From the decor to the amenities and the organization, no stone was left unturned. The water views were amazing, the sunsets were spectacular, and viewing the wildlife from the living room and outside deck area added a sense of peace and serenity to each day. The owner provided great communication from booking through checkout, making our VRBO rental process easy. Our family made so many happy memories, and enjoyed our stay so much, that we’ve already booked our next trip!
Completely renovated waterfront home with plenty of dockage and sunset views! Fully stocked and inventoried and clean. We had two boats at the house, one 32 feet long and the other was 27. Not a problem at all. Close to everything both in and off the water. Loved it!
I want to start with Quinn and Brian are amazing host! The house is amazing they did an amazing job with the personal touches though out the house. We had no idea what to expect when we showed up and they had though of everything. Even though the weather didn’t exactly cooperate with out scalloping plans for the whole weekend, we really enjoyed our pre trip and we can’t wait to book our next getaway. Obviously a nice spot, so I will add some tips for others. If using the heater on cold nights, best to close both vents in the master bedroom and set home temp to 69 or 70. The heat pump comes on initially a bit loud, but didn’t bother us. Slept well, memory foam king. I prefer normal mattress but this was fine. The river gets shallow low tide so if you go out to the gulf, pay attention to the markers! “Red Right Return” when coming from the gulf.The boat parking can get shallow too, but we were ok with a 21’ regal open bow which may have more a draft than others around. That boat ramp is so nice to have right there!!! A neighbor told us the owner parks the trailer on front lawn if using multiple vehicles. The tall bird that visits became my friend, and likes ham but not hotdogs ;)Best of all, water was warm enough to play in March, and maybe about only 20% seawater vs fresh, although I’m sure it varies with tide flow. Many restaurants and live music. If you like eating pounds of shrimp, go find The Freezer! By road or water.

Our 4 day get away was amazing ! House right on the river, boat ramp right where you can walk your boat over to the dock. Dolphins, Manatees, and any kind of river bird you can image right there at you. The house was very clean, and it had anything and everything you could think of to make your stay comfortable. Our Host was on top of making sure checking and check out went smoothly. We definitely will be staying here again. We usually go during scallop season but this trip was a birthday request , and it was perfect, not a lot of people , weather was gorgeous but chilly. We loved every minute.
This VRBO has one of the most beautiful views ever.Plenty of room for 2 boats and having the boat ramp next to the house is perfect.It is also one of the best if not the BEST stocked and organized rental.It was super clean and the beds are so comfortable! We will definitely rent this again.
