* Summer 2026 Saturday to Saturday Only* Welcome to our 6 bedroom home, a ~6,000 sq. foot expansive ranch just a few minutes from quaint downtown Niantic and local beaches. The house easily sleeps 20+ and is designed for entertaining and family fun. Take a soak in your private pool and hot tub, BBQ on the sprawling deck, or stay up late competing in the game room. There's no shortage of activities to do nearby, such as; beaches, golfing, hiking, casinos, restaurants, Mystic Aquarium and much more!

The property is absolutely beautiful and was exactly what my family needed. The house is also located in such a great area. Close enough to Mystic, but still far enough from town to enjoy the quiet neighborhood.

Such a great get away! Brett was a wonderful host and very easy to communicate with. Finding wheelchair accessable lodging is not an easy feat so we were thrilled to find this property. We will absolutely be back!

Great house for a family/friends gathering! The game room for the college kids was awesome! The TV room was great for college football and the out door table for 14 was AWESOME. We really enjoyed our stay!!!

We stayed at the 6 Overlook ranch for a 50th birthday girls gathering. It had a great kitchen and gathering space. Plenty of sleeping options and lots of fun things to do!

Great place for a gathering

Just had a small friends reunion here. 10 adults and 3 children. The property was more than comfortable for all of us with alot of space to all hangout together. Would definetly consider coming here again.

Amazing house!

This may very well be the nicest house we have ever stayed in! It was spacious, clean and well stocked. It was so nice not to have to bring our own linens! We were pleasantly surprised with a hot tub. Thank you for a great stay!

Place is awesome and truly can fit so many people. Only complaint is that downstairs shower pressure wasn’t great and the downstairs could use a few more mirrors. We had a girls weekend and 6 of us had to share the 1 mirror in the bathroom. Other than that it was awesome!!

Great Family Vacation Spot

Great property for our annual family weekend! It was super clean when we arrived. It has a fantastic layout to socialize - including two kitchens, which made family dinner prep easy. The downstairs game area was a favorite for the teens, giving them space for late night fun. We also loved the hot tub and fire pit. It's a comfortable house that's well appointed. Looking forward to coming back next year!

Excellent Accommodations with a Great Host

Stayed for our annual Family vacation with my sisters, their husbands - our children, their spouses and two Grandchildren. The house was clean, comfortable, and had everything we needed to relax, have lots of fun and enjoy time together. We could not have had a better time and Brett could not have been a better host. He was a pleasure to rent from.

This is a beautiful, extremely clean and spacious house that is very welcoming to families. We had 4 kids under 4 with us and they loved it. The pool and deck area are a great space with lots of furniture and pool toys. The entire house is well equipped with everything you need on a summer trip. The hosts were responsive and very easy to work with. I asked for a couple of accommodations to make the spaces a little safer for our toddlers and everything was done when we arrived. The game room was also a big hit with the adults. I highly recommend this property! The location is very close to lots of good restaurants, beaches and fun activities including Mystic.

Wonderful stay!

Brett is a great host, very responsive and flexible. The house was perfect for our family reunion - lots of gathering spaces with games and activities to keep a wide range of ages engaged and happy. We were traveling with little ones, and having high chairs and the separate space downstairs made for an easy and enjoyable stay. The house is clean and in a quiet neighborhood -with easy access to family activities and restaurants. We look forward to staying there again in warmer weather to take advantage of the pool and decks! Thank you Brett.

Baby shower hosted in beautiful home in Waterford CT

I needed a place between Long Island and Rhode Island to host my daughter’s baby shower. This Home was the perfect find. It was bright, clean, spacious. The owner was very gracious letting me host about 40 women for the afternoon. 14 of us wound up staying over. There was room To spare. We all had a great time.

Expansive house

We had a great time in Waterford, and were just sorry it was winter so we couldnt take advantage of the pool and deck. Lots of space to spread out, and we loved that the kids (teens and young adults) could spread out basically on their own floor, with pool table, and we couldnt even hear them. We no longer have babies or toddlers, but appreciated that the house was set up with high chairs and a baby area in case we still did! The house is in a residential neighborhood, but a short drive from attractions. Brett was very easy to deal with.
