OVERVIEW
A beautiful and spacious Bow Fronted Old Georgian Rectory Manor House. Relaxed livable grandeur with spacious comfy rooms, large grounds and beautiful Georgian architecture. Loads of space for the whole family. Near Chepstow, Tintern and the Forest of Dean.
6 bedrooms, 5 bathrooms, 3 lounges, 2 dining spaces and a private 4 acres of relaxed gardens and meadows (very family & dog friendly). Located between the Forest of Dean, Chepstow and the rolling country side of Severn Valley. South facing with wonderful views to both the forest and the River Severn.
THE BUILDING
This beautiful and wonderful listed Georgian stucco fronted home was built in 1814 and extended in 1820 and 1860 to create a spacious light filled home with plenty of receptions so that families can be together but not on top of each other. Since then the house has been lovingly restored to create a relaxed and comfortable home with luxurious comfort, good wifi and modern convenience. (Loads of history - The curved timbers used in the bow windows were from wood prepared for the hulls of the ship built for the Napoleonic war.)
INTERIOR & RECEPTION ROOMS
On the ground floor there are 3 reception rooms: (1) the light filled Blue Drawing Room (with a TV) with french doors on to the garden terrace; (2) the Library; (3) the family Lounge with epic 5m L shape sofa and 70inch QLED TV. There is round tabled dining room to seat up to 10 and a Breakfast Room off the chef's kitchen suite with a sofa and table seat 6, as well as two outdoor dining / lounge areas.
BEDROOMS & BATHROOMS
Upstairs there are 6 bedrooms and 5 bathrooms (4 of which are en suite), all of which are light filled and face south across the River Severn and the meadow. The beds all have high quality mattresses for extra comfort and all rooms come with towels and professionally laundered white ironed bedding. Most bedrooms have a sofa or seating area.
GARDEN & GROUNDS
The 4 acres of grounds comprise of a 1 acre south facing garden laid to lawn with 2 lounge areas (the large sofa shaded summer canvas gazebo is in summer months only) and all year round terrace with sofas off the Drawing Room. Beyond that is a our 4 acre natural meadow, which we leave to nature in summer allowing wild flowers and grasses to grow to create a natural wild space for birds, bees and of course guests and their pets to enjoy. (It's also great for a summer picnic!)
LOCATION
From the house you have fantastic views of the the meadow and garden and the Severn Estuary and the Forrest of Dean beyond. Despite our rural location we are very easily accessible by road (10mins off M48 / 15mins M4/M5 interchange) , railway (Chepstow & Lydney stations10mins / Bristol station 30 mins) or air (Bristol airport 50mins)

We mobile signal at the property, 900MB broadband networked across the building and 5 TVs located in the Family Lounge with sound bar, a hidden TV in Drawing Room, Green Bedroom, Top Floor Big Bedroom & the Kitchen's Dining/Lounge area. All but the kitchen are wifi connected and so you can log in and stream Netflix, apple TV, and most of the other usual apps. You can also connect your playstation or gaming station should you bring one.
MUSIC
The ground floor has a networked Sonos sound system across all the rooms so you can stream music different music to individual rooms or play the same everywhere. We also have a record player and limited vinyl collection for those that prefer the more vintage vibe.

We love architecture and so many of the UK's wonderful historic buildings are locked away in private hands. We wanted to bring this wonderful old buildings back to life, give it some TLC and rent it out to both create an income for the property to be restored and maintained and enable people to spend time in such an amazing historic building. Why they chose this property
It's an amazing part of the country. Easily accessible to road and rail links yet in the heart of a stunning part of the countryside. On the edge of the ancient Forest of Dean, the wonderful Severn estuary and the historic town of Chepstow its still within easy reach of Bristol, Bath and Cardiff. Within 25 mins you can be in a buzzing city or deep in the huge forest surrounded by 300 year of trees or kayaking down the tranquil Wye River. There is so much to do (if you want to).
What makes this property unique
We fell in love with it as it is such a beautiful building, such a perfect size and with loads of original features and character. Originally build around 1820 it is a double bow fronted regency manor house looking over a wonderful meadow through huge bright windows. Whilst its historic, the floor plan and facilities really work for modern life (loads of bathrooms and lounges) so you can cosy up together or spread out for space - something for everyone.
