Owner grew up on the Frio River and wanted to have a place for his family to enjoy. Many memories of floating the river to Garner State Park. Great family enviroment, relax and enjoy the fresh air, dry climate, clear frio river and beautiful night skys. Axis deer roam freely on the property and water at the river in the evenings. MBR has a king size bed, 2nd BR is a queen size bed, and the 3rd BR is also a queen size bed.
Kitchen with granite top counters. Simple details and easy to keep clean. The house is located about 250 ft from the Frio River bank . You will have to cross the gravel road to access to the river. River access is best if you go to the left when you get to the river bank.

How was amazing. Very clean, accommodating and right near the water. Easy access!My only complaint is the AC. You have to keep it at 75 and in Texas heat 75 is hot. Maybe update the HVAC system or add an additional cooling system. Other than that. It was great!

Great location and beautiful home

We loved the location of this house. It is very close (a short walk) to the river. It was still too high for us to put our small kids in there so we walked to the bridge crossing. The large fridge in the ground floor room is perfect for storing drinks and the room is great for tubes and fishing equipment. It was nice to not have to carry our coolers up the stairs or worry about them sitting out. We saw a few deer and many many birds! The beds were very comfortable and we loved that there are 3 bathrooms. Kitchen had everything we needed for cooking and grilling. I contacted the owner pretty late one time about a concern for flooding and he was promt to answer and very kind. A great place for a family stay!

We loved staying at this property, the owner was very accommodating. We came during Hurricane Beryl and needed to add another night, he was very helpful and we were able stay. The property was very clean, close to the river, and the neighbors were very friendly. I highly recommended this property 😊

Our stay was great the house is very well accomodated. River access is perfect. However we were unable to float the river because the water levels are very low because of drought.

Great location on the Frio

This house was in a great location, just a short walk down to the river. The water there was deep enough for my kids to swim and snorkel, but also easy access to some rapids. Each time we went down, we practically had the river to ourselves (we stayed during the week, not on a weekend). The house was well appointed and had very good wifi. Definitely would stay again!

Great Family Get Away

Great house and location. Ideal for families. I loved that you did not have to drive anywhere once at the house; you can drop right into the river after a short walk from the house. The house was fully equipped with every day needs (kitchen utensils, bed linens, etc.) and well kept up. Definitely a great place. Thank you for sharing your house with us.

July 2021 Frio Trip

We really enjoyed our stay here. The pictures don’t do it justice. The location is peaceful and we loved the wrap-around balcony and outdoor seating area. This is a great home for families with easy access to the river. The downstairs fridge and storage room is super handy because you don’t have to carry your coolers upstairs.

Frio River Gem

First time we've experienced a stay along the Frio, and couldn't have picked a better location. About half-way between Leakey and Concan in Rio Frio, along a very peaceful stretch of the river. No crowds here. Very comfortable home with all the comforts you might need, a very agreeable and helpful owner, just a wonderfully relaxing experience all the way around. We'll be back.

Perfect Vacation Spot

Brought the family for a relaxing vacation. Close and convenient to everything. Frio basically in the front yard (less than 100 yards walk). Perfect depth to set up chairs in the river and relax while the kids play. No cell service in the area but great WiFi at the house. Wasn’t a deal breaker at all for us when you’re trying to unwind from the day to day. Will definitely be back next year.

Relaxing property

The area is really nice, really close to the river during holidays it gets crowded so you have to get to river early. The house was great we did have a a/c issue the last night we were there. But we contacted the a/c guy he was really nice, fast getting the a/c fixed. If you want a area with no phone service this is the area to be in. We actually enjoyed not having our phones ringing all the time.

Yearly getaway

The stay was amazing. Until the kitchen sink started acting up but unfortunately we completely backed up both sinks the morning before we left. Then we were accused of having more than the amount of people we were allowed because he counted the 55 gallon trash bags we left behind. The two neighboring houses were occupied by family as well and being that they liked the kitchen and patio space in our house. We would have most meals at that house 20 plus people yes we are going to use a lot of food and a lot of trash is going to be left behind. Paying more than 2k for the weekend stay should allow us to leave as many bags without having to worry about the accusations.

Comfortable New House

This is a brand new house that is spacious, quiet, clean, uncluttered, and comfortable. It is well-stocked with all of the basics in the kitchen (dishes, utensils, pots, pans, bowls, salt, pepper, olive oil, sugar, etc.) and bathrooms (linens, paper products, soap, shampoo). There are a few basic games (cards, dominoes, puzzles) and coffee table books. The beds, couches, and chairs were all very comfortable. The washer and dryer worked well, and the foosball table was fun. The pictures and map in this listing are perfectly accurate. As with any new property, there are a few kinks that we found during our stay: - The fridge door does not seal completely, which makes it hard to keep cold (when combined with a light bulb that did not turn off inside the fridge, a lot of the food we brought with us spoiled before we discovered the problem and unscrewed the light bulb and plugged the gap with a towel). - The ice maker in the freezer did not work. - There are no blinds on the upper windows in the living room. Even in March, the afternoons were very hot due to the western exposure of those windows. I imagine it will be even hotter in the summer months. - We were unable to figure out how to use the DVD player, stereo, and master bedroom television. Instructions would have been helpful. - There is no landline, wifi, or cell service at this house. While we thoroughly enjoyed completely disconnecting from the world, it would have been nice to have a way to contact the owner when problems arose (such as the fridge, in our case). A neighbor was burning brush in the adjoining lot for three days of our stay. This may just be part of life in Rio Frio or it may have been a one-time incident. Either way, the smoke was so irritating that we were unable to be outside (including at the river in front of the house) for those three days and at times the house was infiltrated with smoke.

Little water but great property!

Unfortunately the river was down but no fault of the property at all! In fact this property lies on one of the better pockets of water under the current conditions. The property is exactly as described & convenient to Leakey, garner & concan. Just a VERY easy, short walk to the water. Would not hesitate to recommend!

Times change and it's inevitable that more people are finding this part of the river...and building

The house is fabulous....there's a new bigger home being built next door and they cleared trees on the other side of the river for a parking lot ...so more people...more tests...more loud music. I'm so glad we had times before all this growth! "THEY PAVED PARIDISE AND PUT IN A PARKING LOT"...Literally.

VRBO Mislead me on this one

I'm sorry but this property was not as described, nor did the reviews lead me in the right direction. The cleanliness of this property was questionable. It looks like the owners haven't visited in quite some time and you have to take your own towels. For the price we paid, we could have been at a resort with everything provided and a much cleaner destination, I went to bathe my poor child and the tub wouldn't hold the water, it was disgusting and so we pulled the shower curtain for her to shower, and it had pink mold all on the bottom. The fire pit, is literally just rocks put together around some burnt wood/ashes. The frio view, was across the drive and a safety concern to even get near. There is no wifi, which is sketchy in itself if you have an emergency. The porch had boards that were coming up with rusted nails that could've hurt any of our feet if we weren't paying attention. I was skeptical to use any of the dishes and it's def not really prepared for you to cook or host many children if any at all when it comes to what is in the kitchen. I just will be very skeptical moving forward now renting out any houses that have been on VRBO for a while wondering what they keep up will be and how they will continue to hold the integrity of the houses conditions from originally being posted to rent, vs. years down the road. This house needs a lot of work, we didn't even stay the entire length of our stay. Very unfortunate as we spent way more than what this house should be advertised for during a stay. Much more a party home for people who just want access to the river during the summer. Fishing was not possible, safety was a concern and cleanliness. I tried to contact the owner letting them know we weren't even going to stay the whole time and got no response as to their concern on why if we spent over $400 a night.

Relaxing

The house was clean and comfortable with fabulous access to the river. The family enjoyed playing, floating & fishing the river. (Mom’s favorite was sitting on the deck with coffee in hand watching all the birds in the mornings.) It was a nice & relaxing trip.

4th of July Weekend Stay

My wife and I went down with a couple friends of friends for a long weekend. Great house, great deck, right on the river. No service, no wifi, no problem! Can't believe how clean it was and how well it was kept being right on the river. Great way to reconnect with your friends and family!

Sit on the large upstairs deck with a cool night breeze and count the stars in the night sky. You will probably see a shooting star or the satellites that pass over from east to west. Very little light pollution out in the Texas Hill Country!
