MUSIC VENUE: This property is very close to the university, and there is a bar across the street that often has live music. It can be especially noisy depending on the day of the week and the type of music that`s playing (Thursday - Sunday can be extra lively). This might not be the best spot for you if you`re looking for a quiet, tranquil stay.
LAUNDRY: While this property does not have a washer and dryer in the unit, a laundromat is just a two-minute drive away, and past guests have found it quite convenient.
This unit is a perfect place for one or two people. Rooms are a cute size - quaint and smaller. There is a king-size bed in the bedroom and a large closet. There is a cute, small kitchen with a retro fridge and a small dining table. The shower is large, and the bedroom has a king bed and a large closet. The little living area has a sofa, chair, and cute gas fireplace with bookshelves on both sides. Take a book, leave a book.

Just one block from the U of A, this historic neighborhood has a mix of coffee houses, bars, restaurants, single-family homes, and apartments. There is a bar across the street, and Screwbean Brewing is a couple of doors down. (It`s a great place with in-house brewed beers, seltzer cocktails, espresso-based beverages, and food from local businesses!)
There are bus lines nearby, Uber, and even electric scooters around campus to rent.

BOARDING PASS: After booking, you will receive a link for your Boarding Pass. You’ll use Boarding Pass to provide your name, phone number, and email address so we can contact you regarding your reservation. You’ll also use the Boarding Pass to choose either a refundable Safety Deposit or a non-refundable Damage Waiver fee. Once completed, your Boarding Pass will have your check-in info (address, access, and wifi info, etc.) You can also choose from Upgrades to enhance your stay. PLEASE NOTE: The Boarding Pass is provided via Enso Connect, an API-connected and verified Airbnb partner. The Boarding Pass is “off” the Airbnb site and only allowed by Airbnb because Enso Connect is a verified partner.
PETS: This is a pet-friendly home, and guests are welcome to bring their furry friends! There is a limit of two pets, and the associated fees are $58 for one pet and $90 for two pets. (Fees are charged per stay, not per night. For two pets, $58 is included in the initial reservation payment, and an additional fee request is sent after booking.) We ask that pets not be allowed on the furniture and that guests pick up and discard any droppings.
PACKAGES & MAIL: If you need to receive packages or mail during your stay, please DO NOT plan to have anything delivered to the property. Instead, please plan to have packages or mail delivered to an Amazon locker, FedEx location, etc.
SOFA BED: Please let us know if you plan to use the sofa bed as an additional bed so we can have linens and pillows ready for your stay. We are excited to have you stay with us! Please read the following rules carefully.
1. Respect for Neighbors: Please be considerate of our neighbors` privacy and keep noise levels to a minimum, especially during quiet hours from 9:00 pm to 8:00 am.
2. Unit Respect: Treat the rental unit with care and respect. Any damages or excessive cleaning requirements will be charged to the guest.
3. No Smoking or Vaping: Smoking and vaping are not allowed inside the rental property or on the property grounds. There will be a $500 fee if guests smoke in or around the property.
4. No Parties or Large Gatherings: No additional guests permitted on the property without host approval. Parties and events are not allowed in the unit or on the property. Respect the peaceful atmosphere of our property. If a party occurs at the home, a $995 violation fee will apply, and the booking will be terminated immediately.
5. Lock Doors and Windows: For your safety, make sure to lock all doors and windows when leaving the property. Return key(s) to the lockbox when applicable.
6. Personal Belongings: We are not responsible for the loss or damage to personal belongings during your stay. Secure your valuables.
7. Guest acknowledges that this is not a long-term rental agreement and does not confer any property or tenancy rights. The guest’s stay is limited to the specific dates requested and approved in advance.
8. Innkeepers` Lease Clause: By signing this agreement: a) You, the guest, are declaring that your purpose and use of this property is for transient purposes only b) You, the guest, declare that you have an existing primary home address c) You, the guest, acknowledge that there is no intent to establish a Landlord/Tenant relationship and acknowledge that your stay is an Owner/Guest relationship only.

Just the right size for the two of us, the duplex was clean, the decor tasteful, and the location near the historic 4th Avenue and other downtown spots optimal. It was easy to get to the Tucson loop from the house and enjoy some excellent cycling.

We enjoyed our Rincon Heights adobe home. Screwball cafe next door was cute and gave it an urban feel. Walking to the U of A was easy!

So glad I found this rental, it was perfect for our week visiting family. Centrally located, comfortable and had everything we needed. The brewery/ coffee shop and the pizza place next door were good and convenient. Hope to stay here again on our next visit.

Everything was pretty much plug 'n' play. Clean spot, conveniently located near 4th, downtown and UA. I would recommend an after hours phone just in case something arises. Otherwise, I was satisfied.

I can't put into words how perfect this was. The place is charming, well decorated and very well kept up. Windows everywhere. Front yard area, big back area with comfy chairs. All furniture inside and out was great. I wish i could live there.

The host was responsive and very helpful. The access to the unit was super easy, loved the front door lock. The amenities were clean, and the place is darling and welcoming. The location was perfect to visit my daughter on campus at UofA. The only issue I had was the front gate, which opened on first try when entering for the first time, but would not able to lock again from the outside when I left during visit. I, of course kept it locked from the inside when I was in the unit.
