Welcome to your own private South of the highway Hamptons retreat that guests return to year after year.

Hidden behind a gated entrance and surrounded by protected farmland, this property offers the privacy and peaceful setting that make the Hamptons so special—while being just minutes from Southampton Village, Water Mill, world-famous ocean beaches, restaurants, shopping, and wineries.

The spacious backyard is the heart of the property. Spend your days relaxing by the pool, grilling in the outdoor kitchen, dining in the screened-in porch, or unwinding in the Bali-style lounging hut. Whether you're gathering with family, entertaining friends, or simply enjoying a quiet afternoon, the outdoor spaces are designed to make the most of your vacation.

The main house offers four bedrooms, while the separate pool house provides additional sleeping space with a daybed and a full bathroom, giving guests extra privacy and flexibility.

One of the things our guests appreciate most is the location. Duck Walk Vineyards, the Parrish Art Museum, and the iconic Hank's Pumpkintown are all nearby, while Southampton Village, Water Mill, Bridgehampton, and several beautiful beaches are only a short drive away.

This is a classic Hamptons home that offers something increasingly difficult to find: exceptional privacy, an unbeatable South of the Highway location, and outdoor living spaces that keep guests returning year after year.

Great Location just off the hwy (South of hwy) with Fantastic Backyard! Ideally situated just a few minutes drive from Southampton, Watermill and beaches. Beautiful summer/winter ranch style house that boasts spacious private property with fenced in back yard surrounded by farmland. Lovely pool and guest house. Outdoor screened in porch/dining area with extensive outdoor grill/kitchen. Very special property that is perfect for both entertaining and relaxing!
