Wi-Fi: While our cabin`s rural location may present a different Wi-Fi experience compared to urban settings, we`ve taken steps to enhance connectivity. We`ve upgraded the property with fiber optic cable and installed signal amplifiers to boost the Wi-Fi signal. Despite being in a rural area, we`ve invested in top-notch Wi-Fi infrastructure to provide the best possible connectivity experience.
Parking: Free parking on premises with designated areas for each cabin.
Practical Information: 4x4 is recommended or required during winter months.
Quiet Hours: Quiet hours are observed from 10 PM to 7 AM to ensure a peaceful environment for all our guests. We kindly ask that you keep noise to a minimum during this time.
Cleanliness: The Black Hills Bungalows team’s commitment to cleanliness is unwavering. Between each guest, we meticulously mop floors, vacuum carpets, scrub kitchen and bathroom surfaces, replace shower liners, launder all bedding, bleach sheets and towels, and ensure everything is in its place before new guests arrive.

1. If issues arise during your stay, you`ll have to communicate promptly with us. Good communication between us (the host) and the guest is important for successful stays. You should respond to us (the hosts) within 24 hours when we are reaching out to resolve an issue.
2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless pre approved.
4. Please keep noise to a minimum after 10PM and always be respectful of the neighbors and other tenants in the building.
5. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.
6. Pet Policy: NO PETS ALLOWED
7. Follow state laws when using the fire pit. Please make sure not to leave fires unattended.
8. For noise complaints: 8.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out. 8.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
9. Please be mindful of neighboring personal property such as swing sets. Do not let children play on or use this without prior written permission.
10. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $250 for extra cleaning.
11. Hot tub. The hot tub is always serviced and tested after each guest`s stay. To keep it clean and safe, please follow these guidelines: 11.1 Only swimwear is allowed—no regular clothes. 11.2 Avoid bringing drinks or food into the hot tub to prevent spills and contamination. 11.3 Please rinse off any lotions or oils before entering, as these can disrupt the water`s chemical balance. 11.4 Do not use glass containers to prevent breakage. 11.5 Always keep the cover on when not in use. 11.6 Please note that an extra cleaning fee may be charged if excessive cleaning is required.
12. During the winter season, Guests are expressly prohibited from walking on the ice covering the pond, as this poses a significant safety hazard due to the potential for the ice to break. Additionally, swimming in the pond is strictly forbidden. The property owners shall not bear any liability for injuries or damages resulting from engaging in these prohibited activities.
Follow all check-out procedures: - Check-out is at 10 AM (unless otherwise agreed upon). - Wash dishes, and please put them on the drying rack before leaving. - Place all towels and wash rags on the bathroom floor. - Remove all trash from the cabin, including any food and condiments in the refrigerator. To dispose of your trash, please use the green dumpster that is conveniently located near the cabin, in close proximity to the pond.
Note: * Up to $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches). All damages will also be charged to guests.
* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late, the guest will be charged $100.
* Any costs incurred by the host as a result of a late check out will be passed on to you.

We had the best time. My only complaint would be the place sleeps 16 but does not house 16 well. There were only 9 coffee cups the table only seats 8 the living areas do not fit more than 8 with out having to sit on the floor. The hot tub only seats 5. The place was cute, and clean. The beds were comfortable.
The lodge fit our needs perfectly, and we had a great stay. The kids had fun with all the games on the lower floor. The hot tub was amazing to enjoy in the evening after hiking. The kitchen was well-equipped. The location was ideal in the Black Hills, allowing for easy enjoyment of the area.

Location is amazing! To sit out on the deck and have views of Cathedral Spires and Black Elk Peak?! Absolutley perfect. The sauna and hot tub were fun, the games inside kept kids entertained. Really loved this place. Would absolutely recommend and we hope to be back.

We were very pleased with our cabin! It was super clean and very well laid out. My only concern was the poor pots and pans we had to use so we quickly alerted the owners and they promptly provided us with newer pots and pans we could use. Everything else was great!

Loved how spacious that cabin was for the family. There was enough space for all of us to be together or have space individually. It wasn't too far from town for those grocery runs. Park was nice for the kids. We enjoyed having a sauna and hot tub right close by. Somethings that would be nice is have the cupboards cleaner and a few more cooking dishes/utensils. Otherwise, our family enjoyed the area.

Not quite like we hoped!
The house was nice but the property itself was a mess. They were trimming trees all over the property and did not pick up any of the debris/fallen branches the whole 5 days of our stay.
We had 12 of us staying in one home and needed 2 bathrooms but the bathroom on the main floor (where my parents, one who had a stroke and can’t walk very well) had issues. The knob fell off causing us to go the first 3 days with only 1 shower.
We only had 1 hotel size shampoo and conditioner, 4 rolls of toilet paper and 4 very small garbage bags for our 5 days on site with 12 people. Needless to say we had to go shopping.
The kids did enjoy fishing in the pond and using the hot tub.

As for the tree trimming, these measures were necessary to address potential safety hazards. Our team worked diligently to clear and clean the debris each day. I’m sorry this coincided with your stay.
Regarding the toiletries and supplies, as outlined in our guidebook, we provide a starter amount to help guests settle in, but we do recommend bringing additional supplies for longer stays or larger groups. I understand this was an inconvenience for your group, and I appreciate your feedback.
