Flat land...no steps to climb! Enjoy our two bedroom lake front home with all the amenities. Master bedroom offers a sliding glass door onto a beautifully furnished deck that overlooks the lake. Recently remodeled second bedroom can sleep 4 with a full size bed and a full size futon. Master bedroom offers a flat screened TV with cable. Wi-Fi is provided. A washer and dryer are available for your use. A beautiful glass sunroom was added in 2013 for year around enjoyment of dining, reading or just simply relaxing. A gas grill is provided for outdoor cooking. Watch the beautiful sunsets around the fire pit and toast some marshmallows. Four kayaks and two paddle boats are available for your enjoyment on the lake. A large sandbox shaded by a weeping willow tree is equipped with all kinds of sand toys for your little ones. Enjoy the shade under the beautiful weeping willows. Air conditioning and central heat is monitored to the desired temperature of the occupant. We are centrally located on the Seneca Wine Trail next to Sampson State Park and minutes from the Waterloo Outlet Mall and shopping in the City of Geneva. Summer rates will be $2,400 per week or $350 per night with a minimum of two nights. Full weeks in June thru August rent from Saturday to Saturday. Linens are available for your use but must be laundered and put away before leaving.

Enjoyed out time at the house. Had everything we needed and were very comfortable. Really like how close to Sampson Park we were. Rode our bikes to the park several times and enjoyed other activities there. Several nice wineries within a short distance.
Immaculate beautiful house on the lake with a breathtaking view. Beverly is a great host always checking on you to see if everything is good.

Property was extremely clean and had gorgeous views of the lake. Beverly was very friendly and text to make sure we had everything we needed. Would recommend for a nice quiet area on the lake.
this property has everything you need for a quiet stay on the lake. Incredible access to the lake with a firepit, kayaks, and easy access to boating at Seneca park. Perfect location to see lots of area on all of the Finger Lakes!! I highly recommend

We absolutely enjoyed our stay!! The house was so well kept and the view was absolutely amazing!! It was so nice not to have stairs and to be so close to the lake!! The owners were great, they gave us a ton of recommendations to eat at and wineries to visit! The neighborhood was also very lovely!! We will definitely be back!!
We stayed at this property for the eclipse. Even though the clouds caused some disappointment, this property did not. It was like our own little lake retreat. This property is on the lake with a great dock for a stroll. The views are spectacular and the property is very clean and well maintained. We will definitely stay here again the next time we do a Finger Lake getaway.
A beautiful cottage in a quiet, pleasant neighborhood with a “backyard” that is spectacular! The cottage has everything you need for a great stay, but your ‘backyard” is a “show-stopper”. A westward view of Seneca Lake, a gorgeous sunset, and a level walk-out from a three season room.

Great Ladies Weekend on the Lake
My 5 girlfriends and I, who have been doing an annual Ladies Weekend for 12 years now, had an amazing weekend in the Finger Lakes with awesome accommodations at this cottage on the lake. Beverly was prompt in returning all inquiries prior to our arrival and property was just as described on our arrival. The place was beautiful, very clean, well-stocked, comfortable and accommodating; we will be back!
This cottage was everything we were looking for and more. The cottage was well kept and beautiful. We spent our days outside and our 3 kiddos (3,6,8) stayed very busy playing in the water, using the boats, fishing and finding sandglass and other treasures. Most evenings were spent by the campfire and in the morning room playing games. We were all sad to leave.
This is just an absolutely beautiful home just steps from Seneca Lake in an equally gorgeous and quiet neighborhood. The house was very clean and is very obviously well cared for. The gardens around the house are beautiful! The queen bed was very comfortable and there was a nice size closet in that bedroom as well as a door onto the deck. It was nice to be able to open the blinds in the morning and watch the seagulls right from the bed. We also really enjoyed the living room in the evening. The furniture is very comfy, and we loved using the electric fireplace in the early morning. The owner was available if needed and she actually checked into make sure we were doing okay, but everything was just perfect! We wouldn't hesitate to stay here again as a matter of fact I hope to do that in a little bit warmer weather so we can enjoy the kayaks and paddle boat. Thanks so much to Beverly for providing such a wonderful place to stay in the FLX.

Awesome! The place is right on Seneca Lake with a fully protected sunroom where we spent a great deal of time enjoying the view. The location is convenient to the Finger Lakes has to offer.
The cottage is very clean and the location on the water is perfect!! We enjoyed the all seasons room while it rained and loved jumping off the dock into the water when it was nice out. Loved the firepit. The cottage has all you need for an enjoyable stay.
My best friend and I could not have been more satisfied with our 10 days at this property. We felt at home from the first step in the door. The house and property were immaculate and the view of the lake was everything we’d hoped for. The location was perfect for our plans to visit waterfalls and lighthouses. We drove north to Rochester and Sodus Bay and south to Corning. Easy day trips. We spent each evening in the sun room playing cards and there’s nothing like having coffee and breakfast watching the boaters and birds on the lake. I guarantee we’ll be returning guests! Our accommodations inside were perfect for our week stay. Plenty of room to stretch out and get comfortable. The 3-season room looked over the lake and gave the illusion of literally being right on the water.
The most spectacular part of our stay was the outdoor area of the cottage that had a spectacular view of Lake Seneca. We watched the sunset every night, and had coffee in the morning on the lawn taking in the beauty of the lake.
The owners responded quickly to our VRBO emails and were very pleasant. The AC went on the fritz on vacation day 3, and the owners had it fixed the same day.
This was our first visit to the Finger Lakes and it was magnificent, and the best attraction of the week was that beautiful view of the lake right in our back yard.

Gorgeous, peaceful and quiet. If visiting Seneca Lake, you need to stay here! Beverly was quick to communicate with us regarding check in and even called to check in with us to answer any questions and see how our stay was going. The house was as pictured and included thoughtful features such as smores sticks, a large Keurig machine with k-cups and the TV had Netflix and other apps. The only thing that was not as described was that there was no bunk bed - only one full bed and a futon. This did not effect our stay but thought it could be useful for other people to know! Our party of 5 will be staying here again in future trips to the Fingerlakes. 5/5!!!!
We arrived early and stayed late- never wanted to leave! Everything was perfect. The hostess is a gem and this house is an absolute oasis. We had a wonderful time and can't wait to visit again. That view!
