After a day of adventure, unwind in the hot tub under a canopy of stars or curl up by the beachside fire pit, surrounded by the frozen beauty of the lake. Indoors, natural light streams through expansive windows, illuminating cozy spaces perfect for sharing stories or enjoying a quiet moment.

Winter in North Conway is an adventure waiting to happen. Ski the slopes at Cranmore, Attitash, or Wildcat, glide across ice skating rinks, or snowshoe through pristine trails. Intentionally Spaced Stays

For our peak summer season—continuing through fall 2026—we’ve introduced a new, guest-focused experience:

Intentionally spaced bookings, allowing a full 24-hour reset between stays.

This means:
• Extra time for a deep, meticulous clean
• A fully refreshed, carefully reset home
• Less turnover pressure = a calmer, more thoughtful experience
• Luxury noon checkout & 1:00 PM check-in to allow guests a leisurely arrival and departure whenever possible

We believe exceptional stays require intention—not back-to-back bookings. This approach allows us to deliver the level of care, cleanliness, and preparation our guests expect and appreciate.

Availability is more limited during these months, and dates fill quickly.
🏡 This is our home—we love it & hope you will too! Please treat it with care & share these rules with your group. All of our rules are simple, common-sense guidelines meant to keep the home comfortable and enjoyable for everyone. Every rule exists because, at some point, a guest did something they probably shouldn’t have—so thank you in advance for helping us avoid having to add any new ones!

•Rental agreement/waiver/government ID may be required
•No 3rd-party bookings; primary guest must stay entire reservation
•No parties/events
•Guests must be 25+ unless part of a family group
•Max occupancy: 10 guests (including infants)
•Quiet hours: 10 PM–7 AM (per Conway ordinance)
•No loud music or disturbances (including pets)
•No confetti, glitter, or mail/package deliveries
•Lawn & beach are pollinator-friendly—intentionally natural & vegetation changes with seasons

🐾 Pets
•Max 2 pre-approved, housebroken, groomed, well-trained dogs (pet fee applies)
•Must be leashed or kept in yard; crate if unattended & may bark or cause damage
•No dogs on beds, blankets, showers, or tubs
•Clean up after pets
•Bringing more than 2 dogs = reservation canceled without refund
•Unapproved pets = $400 fee/animal

🛠 Using Our Home
•No candles or wax
•Locked owner closets, mower & snow blower are off-limits
•Use only BEACH blankets outside
•Do not use white towels outdoors or remove towels from our home
•Do not dye hair in our home; use your own linens/towels if recently dyed hair
•Keep doors/windows closed when using HVAC
•“Comfy mode” maintains 65–75°F (June–Sept 21)
•Radiant floors 66–72°F (Oct–Apr) for safe tile temps

🔥 Fire & Safety
•NH requires permits: nh.burnsafeamerica .com
•No kindling fires during ban
•Fires only in beach pit, no accelerants
•Fires must be attended & fully out when not
•Fireworks illegal in Conway; sparklers/firecrackers allowed on beach only
•No food/trash left indoors, outdoors, or in cars; place in trash bins behind shed “barn doors”
•Wi-Fi: Do not disable
•No glass on beach
•No unattended children, including in Game Room
•Hot Tub: Keep cover latched, water above filter, sanitizer inside. No food/drinks, glass, jewelry, metal, or shoes. Rinse off sand before use. Swimsuit required. Do not turn off power or stand/sit/lean on cover.
 
🚭 No Smoking
•No smoking/vaping/drugs inside or near doors, decks, or porches
•Dry leaves under decks = fire risk; smoke well away from house
•Use fire-safe container for butts

💭 Don’t Forget
•Remove your shoes & shut the doors tightly
•Firewood available via QR code in shed
•Turn off hose/spigot & propane after use; scrape grill
•Close/lock windows & doors when raining or leaving
•Return paddles & kayaks/canoes upside-down to racks; life jackets in shed
•Induction stove: use provided cookware only; don’t slide, drop, or cut on glass top
•Run dishwasher before checkout; no dishes left in sink/counters/oven
•Complete checkout instructions; leave space as you found it

📝 Disclaimers
•Missing/damaged items billed at retail value; excessive cleaning = $450 fee
•Report any damage at check-in
•No refunds for amenity loss due to weather, power outages, pond conditions, or events beyond control (fire pit may be underwater seasonally)
•Guests assume all risk when using home, grounds, pond, hot tub, kayaks, canoe, SUPs, or life jackets; no lifeguard
•Shoreline is natural, changes seasonally, & is protected by state law
•Any damage is full financial responsibility of guest

We want all our guests to enjoy themselves, & most do! Unfortunately, past incidents of inappropriate behavior have made it necessary to put these rules in place. Repairs, cleaning, or refilling required due to misuse, abuse, or rule violations will incur a $450 fee/occurrence + the cost of supplies/materials & labor.
