The Space:

Soft morning light spills across the villa as you step onto the patio, inviting you to linger by the pool or settle into a comfortable sofa for a movie. The open‑plan gathering areas feel alive with the hum of conversation, while the gentle Florida warmth makes every indoor‑outdoor transition feel seamless. Whether you’re unwinding after a day at the theme parks or planning the next adventure, the space offers room for every part of your group to relax and reconnect.



Sleeping arrangements

Nine bedrooms spread across two floors provide a mix of king beds, double beds, single beds and a baby crib, totaling 14 beds for up to 16 guests. Two bedrooms sit downstairs, five are upstairs, and one upstairs room features a Jack and Jill layout. The variety of bed types lets families and friends arrange sleeping spaces that suit their needs.



Living spaces

Two spacious living areas give you plenty of room to gather, watch TV, or simply chat. A dedicated game room and a private movie theater add extra options for low‑key evenings. Air conditioning and heating keep the interior comfortable, and a washer and dryer, fresh towels, and bed linens are supplied for convenience.



Outdoor living

Step onto the patio to find a private pool with optional heating and an adjacent hot tub, perfect for a refreshing dip or a relaxing soak under the stars. A BBQ grill and ample outdoor seating create a casual setting for meals or evening drinks, while the open layout lets you enjoy the year‑round Florida climate at your own pace.



Kitchen & dining

The full kitchen is equipped for meals of any size, with ample counter space, storage and appliances. Indoor and outdoor dining tables let you choose the setting that feels right, whether you’re sharing a quick breakfast or a festive dinner.



Convenience & amenities

A private entrance with a smart lock and free on‑site parking make arrivals effortless. High‑speed wifi and a dedicated workspace support any work‑related needs. Essentials such as a hair dryer, iron and bathroom necessities are provided, and the home welcomes pets, making it truly pet‑friendly.



Neighborhood

Located in the ChampionsGate community, the villa is steps from a water park, amenity center and clubhouse. Nearby golf courses, restaurants and easy access to major roadways put Disney, Universal Studios and other Central Florida attractions within easy reach.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
