DUPLEX
This home is a duplex. A small upstairs unit is occasionally and partially occupied by the owner (never by outside guests). You may see their car in the driveway; there’s still ample parking. Stays are private and uninterrupted.
The upstairs studio may be rentable at certain times for larger groups—ask about availability and rates.
NO LOUD PARTIES / QUIET HOURS
Respect neighbors and follow our Good Neighbor Policy: no outside noise after 10pm and before 8am; no outdoor music or disruptions during quiet hours. Violations after an initial warning may cancel your reservation without refund. Local regulations set 55 dB daytime (8am–10pm); we aim for <35 dB due to the quiet residential setting. A patio decibel meter helps you monitor noise.
NO SMOKING
No smoking or candle burning indoors. Smoke only outdoors, 15+ ft from doors. $250 fee for violations.
FAMILY & PETS
Family- and pet-friendly. Children 2+ count toward the guest total. Pets accepted case-by-case; provide breed and age for approval. $75 cleaning & companion fee per pet applies; see House Rules for details.
GUESTS
Guest count must match the reservation. Any day visitors require prior approval and must depart by 10pm.

County ordinances restrict excessive noise and light after 10pm. Interior and exterior decibel sensors help ensure compliance. Tampering will result in deposit loss.
DEPOSIT OR WAIVER
Our bookings are protected by TRUVI, our trust and safety partner. Guests must verify through TRUVI after booking (fast and required pre-arrival). Choose a refundable $500 deposit (minus $15 processing) or a non-refundable $35 waiver covering up to $500 in damage. TRUVI will text you a secure link to start verification.

• Internet: illegal/abusive use prohibited; service not guaranteed. Provide a 24/7 reachable phone for code-enforcement notices and respond within 30 minutes. Any fines (including county fines up to $1,000) are the guest’s responsibility.

• Damages/missing items: report immediately. If discovered without prior notice, a $100 per-item admin fee plus repair/replacement cost may be charged. If costs exceed the deposit, we may charge your card or request funds via the Resolution Center.

Guests will be charged for any damage to bed sheets, duvet covers, or other household items.
