FAQ's About Our Home
1. Is it close to the ocean? We are about 300 yards from the beach as the crow flies from our rooftop but it is only a 2 minute drive to the closest beach. The beach is Plahya de Ninos on Puerto Juarez which is the original Cancun Beach before the Hotel Zone ever existed. It is the polar opposite of the glitz of the tourist area. It still has the innocent charm of a small fishing village with a lovely public beach which is usually filled with locals rather then tourists (see pics). USE THE CAR TO SHUTTLE YOUR CREW OR WALK there or to the ISLA MUJERES FERRY which is right around the corner from this beach. The beach you can see from the rooftop is right at an amazing bar and restaurant (Puerto Santo) right on the beach!
Literally a two minute drive from our house is the Ultramar Ferry which takes you to our favorite island, Isla Mujeres, which is the reason why we bought in our neighborhood. It's a great island with amazing beaches, tourist shops, restaurants, bars and - my favorite - fantastic inexpensive massages right on the beach they were 600 pesos ($30) in June 2023). You can rent a scooter or golf cart and tool around the island on golf carts and scooters. A blast!
2. Is it safe? Completely safe. Our home is in a gated and guarded community which has guard service 24 /7. Look up the location on google maps or Google earth to get an idea of where we are. Search "13 Cuenca, Bahia Azul, Cancun". That is our street. We also have smoke and CO2 detectors in the home.
3. Can you arrange airport pickup/dropoff work?
Yes, we have worked with the same transportation company for years and are happy to arrange your pick up. You will need to pay for the transport when they have dropped you off, but we can arrange it as a free service and get you a quote before your arrival so you are prepared. You will leave the terminal and they will be there to pick you up with your name on a placard.
We will show you the best Hotel Zone beaches, bars, grocery stores, gas stations, the Isla Mujeres Ferry (only a two minute drive away) etc. He can help you get tickets to all of the tourist destinations...Lory, the property manager lives right in the neighborhood if you need anything.
4. Do I need to rent a car or a van? Is it difficult to know your way around Cancun?
Definitely not! You can pick up taxi's right outside our neighborhood if needed for any reason at the front gate. You can also pick up local busses very close by and the actual big out of town terminal is a quick car or taxi ride away.
It used to be very difficult to get around if you didn't know your way through Cancun's streets. GPS has completely transformed a foreigner's experience in Cancun now! I just changed this FAQ in June 2024. I usually answered that I always rent a car because it is just easier to get around. Now it is just the opposite. I spent 17 days in my home doing tons of upgrades which meant trips all over town before I got the car. I went to the hotel zone several times, Home Depot, Puerto Juarez, the bus station, took the bus to Tulum, Playa del Carmen, etc. I spent about $150 total on cabs and the bus and the experience was so easy. Cancun is now perfectly mapped out on GPS which is huge because the majority of the city was built very spontaneously so it is very confusing at first.
We are a hop, skip and a jump to the Cancun bus station. These busses will get you to anywhere for incredibly cheap. We went to Tulum on this last trip and paid $6 - it's like a two hour drive. And the bussus were SO niiiice! Brand new....air conditioned.
If you have a huge group and just don't want to split the group to ride in several drivers at a time I can understand renting a car or van. Otherwise, forget the car...save the dough to eat at cool places or go on excursions.
5. Is there food and groceries close? Yes, Lory will make sure you know how to get to grocery stores, Walmart (best place for beer and liquor), Costco, Sam's Club, etc. Remember, however, that this home is in a real Cancun neighborhood. It is not in a resort. There are two small local restaurants outside our gate which serves local fare and is very good and inexpensive, food trucks and a little breakfast place. Puerto Juarez is down the street with restaurants, but in general you will need to grab a cab or hop in the car, at least, if you plan to eat out. There's lots of suggestions they can give you.
Everything about this luxury large group or multi-family 5 bedroom property feels like the perfect location for a Cancun Vacation. Our daily rate is incredibly inexpensive which includes the car use... an amazing bargain as a jump off point to the Hotel Zone, Isla Mujeres, Downtown Cancun, and an easy link to Bon-Am-Pok, the road to the Riviera Maya hotspots like Xcaret, Xel-Ha, Chichen Itza and other Mayan Ruins. No other place offers this in Cancun.
INCREDIBLE LOCATION:
1. This five bedroom home is a five minute drive to the beginning of the Hotel Zone which is also where the stunning Puerto Cancun Mall is.
2. Two minute drive (twelve minute walk) to the Isla Mujeres Ferry on Puerto Juarez...the original Cancun. The island is like a full vacation on its own. Stunning! Great bars, restaurants, gorgeous beaches and the ability to scooter or golf cart all over the island.
3. Five minute drive to the AWESOME PUERTO CANCUN MALL. We spend a huge amount of time at this mall when we visit. Great shops for very inexpensive clothes. We come home packed. But the real reason is the absolutely incredible upscale restaurants (Italian, Mexican, Japanese, French, Seafood and Steaks) and the outdoor food court and bar. Much different than the food courts at home. BEAUTIFUL and right on the water...awesome for a meal or a drink at night and so close to the house.

5. Property is in a completely safe gated development of Bahia Azul with 24 -hour security and a great international community.
PROPERTY FEATURES
The large roof top lounge and recreation area gives you peek-a-boo views of the waters of the Caribbean, and the island of Isla Mujeres. The gorgeous palapa (tiki hut) is furnished with three colorful hammocks, bar, barstools, gas BBQ and table and chairs for large group fiestas. Take the spiral staircase up one more floor to take in the view from the crow's nest - the amazing 360 degree view of everything! Enjoy the intoxicating breezes with a cup of coffee with the morning sunrise or a glass of wine with the evening sunset - both are remarkable views at this property.
Inside, this traditional Mexican themed home is completely furnished with all new, high quality, furniture and electronics. If you must bring your computer, this home is equipped with Hi-speed Wi-Fi internet. The large screen 47-inch LCD TV and Blue-Ray player is perfect for family movie nights. We have a library of over 50 favorite DVD's and BLUE RAYS. But, of course, Netflix is always available, but not as much fun as the nostalgia of the old Blue Rays!
The bedrooms are furnished with luxury pillow-top mattresses with 400-600 thread count sheets and beautiful bedding. Each room features something special. The master is a very large space with expansive window views and master bath with a tropical feeling. We recently added a full-size bed to that room for very large groups. The bathroom in the second king bedroom is furnished with a combination of high-end bedding with traditional Mexican elements and contains its own bathroom with jacuzzi tub. The third king bedroom has a more Mexican Spa-like feeling with it’s own full bath. The fourth bedroom has a walk-out balcony with now two matrimonial (full-size) beds and traditional Mexican decor. The final bedroom contains four bunk beds to make a great kid's bedroom or to house four individuals. In total, the home comfortably sleeps 4-16, easily housing large groups. The utility room is furnished with washer, dryer, ironing board and iron.

I am thrilled to be able to offer this property for many to enjoy! I am a pianist and performer and produce performances of all kinds including theater works where I perform in character as famous composers. Unfortunately, I don't get to visit my little paradise nearly as much as I would like but I hope to spend more time here as the years go by. I also live in the mountains of North Carolina which is another stunning locale!
Why they chose this property
In 2005, I took a year long sabbatical and spent some of my time in Cancun. A friend of a friend told me about this little gated community of Bahia Azul. Sixty percent of the development had already been built when I visited it for the first time. Throughout the home, the breeze filled the space with the most incredible feeling. There was a remarkable brick lined cupola - something that I simply had never seen before in the states. The space was open and airy and was well constructed to keep the space cool. But when I got to the rooftop I was absolutely overwhelmed - the ocean views were gorgeous. You could see Isla Mujeres in the distance and THAT BREEZE - INTOXICATING!!! I bought the property pre-construction within the week.
Within one month of my purchase, Hurricane Wilma hit Cancun. I was still living here and endured three terrifying days of that horrible Cat 4-5 storm that stalled over the city. When the storm was over Cancun was devastated!
It would be three years before construction finally would begin again. All of the construction workers had moved to the hotel zone.
The home finally was completed in 2011 and morphed into something that was completely unique in the development. We had an inspiration to add another floor, raise the terrace and add the incredible circular palapa and 'Crow's Nest' with a Bar/BBQ and gorgeous Panamanian hammocks and the result is the most unique property in the development - none other like it - with much more space and custom features. Some things are worth the wait! I am thrilled with the result.
...just wish I could spend more time there. You'll have to enjoy it for me!
Within one month of my purchase, Hurricane Wilma hit Cancun. I was still living here and endured three terrifying days of that horrible Cat 4-5 storm that stalled over the city. When the storm was over Cancun was devastated!
It would be three years before construction finally would begin again. All of the construction workers had moved to the hotel zone.
The home finally was completed in 2011 and morphed into something that was completely unique in the development. We had an inspiration to add another floor, raise the terrace and add the incredible circular palapa and 'Crow's Nest' with a Bar/BBQ and gorgeous Panamanian hammocks and the result is the most unique property in the development - none other like it - with much more space and custom features. Some things are worth the wait! I am thrilled with the result.
...just wish I could spend more time there. You'll have to enjoy it for me!
What makes this property unique
I can honestly say I rather be relaxing in one of the hammocks on my rooftop than perhaps anywhere in the world. It has a feeling that is so private and intimate. It's so quiet up there! It towers above everything and has an incredible 360 view of everything...sunrises and sunsets, the golf course next door, Isla Mujeres, the ocean and hotel zone hotels in the distance.
I THINK WE ARE THE ONLY HOME THAT COMES WITH A CAR TO USE!!! Awesome feature!
For a change of pace I relax in the hot whirlpool. I really enjoy it when my 26 year old son comes down with his wife or when other family members come to visit because we are big gamers! We are a board game family so we junk out on games on the game table - a unique little Cancun creation of a circular table with 'pie piece' chairs that fit underneath it. The best part of it is playing games while we watch NETFLIX on the GRANDE LCD screen and make some munchies in the kitchen. That entire space in on the same floor so it makes being together really easy and fun! If I want some alone time I hide out in my master room which is huge and watch one of the smaller TV's while lounging in the bed. The master is a great space because the entire front of the room is lined with windows so the light is wonderful. Every room in the house has its own mini-split AC so everyone can adjust the AC to their own taste. I went all out when purchasing the beds and bedding. One of the great things about being on vacation and hosting others is feeling like someone can really rest - the beds are very high quality Posturepedic beds. I actually SLEEP when I come to Cancun when I really need to rest!
And last but not least, after dreaming about that beautiful brick lined dome cupola for years, I finally built one into the top of the stairwell leading to the terrace. It has a great Spanish chandelier hanging from it and makes me smile every time I pass it leading to my hammock!
