Wagtail Barn is a lovingly created very spacious barn conversion, offering a touch of luxury. Wagtail is 1 of 9 cottages within the tranquil setting at Newhouse Barton Cottages in Ipplepen. Set within the rolling green hills of South Hams, Wagtail Cottage is ideally located for memorable visits to the English Riviera, Dartmoor and the coastal areas of Dartmouth and Salcombe. The property lies within a family orientated collection of 9 sympathetically styled cottages and includes a shared indoor heated swimming pool, games room & outdoor play area. Wagtail's own private patio area offers the perfect haven for the family to enjoy a summer barbecue & a glass of wine. Seating for 10 people allows everyone to relax in the cozy family lounge with traditional log burner. Wagtail Barn benefits from TV's with DVD, WiFi and Telephone. The kitchen provides all the home comforts that you would expect, including Microwave, Dishwasher, Washing Machine, Tumble Dryer, Tassimo coffee machine, etc.

Food: There are a wealth of take-away restaurants available in the nearby town of Newton Abbot.
Some supermarkets will provide a home delivery service.
There is a wide choice of pubs within the area, many of which offer high quality food and a great selection of real ales.
The nearest village of Ipplepen is approximately 1 1/2 miles away and offers a local pub (The Wellington Inn), Post Office and Co-operative convenience store.
Locally sourced foods are available from 'Fermoys' approximately 5 minutes away on the road to Newton Abbot, and also Riverfood Organic Foods located on the outskirts of the nearby town of Totnes.

Brilliant base for family holiday

We loved Wagtail which had everything we needed and more for a family half term break. We especially loved the pool and games room. So much to do in the local area about 30 mins drive away. Excellent communication from property host.

Wonderful family holiday place

We stayed at Wagtail for 9 nights. Cousins rented Swift across the way. We had a large family gatherIng over the Christmas holidays. It was the first time seeing grandparents since the pandemic, and we couldn’t have asked for a nicer cottage. We had all the amenities we needed for big family dinners and cozy evening drinks. Such a lovely setting. Kids enjoyed the pool and games room, as well. EV charging port was a huge bonus.

Family getaway!

Great place for a family group to stay. The swimming pool and games room were well used on the rainy mornings we encountered, whole family making full use of them. All of the rooms were very spacious and can only imagine the living room log burner on a winter day! Highly recommended a visit to the local pubs!!

Lovely break

We had a lovely stay in Wagtail. The property itself is amazing. So much space and really well cared for, presented and clean. The layout of the house was interesting but also really great with children and meant we could use the house and the facilities whilst they were sleeping without interrupting them. The only downside for us was the lack of a place nearby for our dogs to have a run and a play. We were able to walk them around on leads and up and down the lane, which was very quiet though. The outside area of the cottage is lovely but not self-contained or fully fenced off. Other than that, it was probably the best self-catering accommodation we have stayed in.

Great facilities and spacious family living

Spacious, well equipped, sociable living. Accommodated 4 generations with room for all. Pool and games room play area were appreciated on rainy days and the outdoor play area let little ones run off steam. Location was remote, but provided a central base for all of the main attractions in the area. Clean and well kept the house was perfect. Shops locally were a 10 min drive, with more to find in Newton Abbot. A great place for a family holiday.

Great place to stay

Property was great for a group of ten, age ranges from 5-66. Children especially enjoyed the swimming pool and had great fun there. Within 20 minutes or so of several beaches. The setting of the cottages is excellent and in excellently kept grounds. Wagtail cottage is very well equipped and has everything you need.

Loved location with a great pool

Accepting the very narrow drive to Wagtail Cottage was well worth the space and pool with the cottage. The cottage is well equipped with all laundry and cleaning supplies including cleansing Gel with Covid in mind. It is a good place to stay as it is easy to isolate in these difficult times. Although clean (bathrooms etc) there were quite a few cobwebs but I am very fussy.

Our overall view of the property was it’s a bit tired and neglected

Very spacious property and equipped very well, although some of the electrical items need attention ( toaster,dishwasher,tumble dryer,toilet seat in the bathroom, the vacuum cleaner was full to the brim, and the washing machine had to be cleaned before use,these things need checking before clients go in) the setting is great a little bit difficult to find but when you do it’s lovely . The pool and games room was very good for the grand children and adults as well. We had a lovely time.

A true gem

We spent a lovely Christmas here with family and friends. The facilities were top notch, and the children loved the games room and all enjoyed the swimming pool. The cottage was absolutely beautiful and the Christmas decorations were a lovely touch (as were the truffles and wine - thank you ). We would wholeheartedly recommend Wagtail Cottage and hope to return again someday.

Lovely private site in the country

We took four grandchildren and a set of parents and we had a lovely stay. We selected Wagtail because of its size and facilities and we were not disappointed. The weather was mixed but the pool and games room were brilliant and when we were on site the children could come and go without a problem due to its private enclosed location. The cottage was very large and despite the numbers we never felt short of space. The location is beautiful and only about 20 mins from Torquay and Paignton. You will need a car to get to the nearest shops, pubs and restaurants but that was a minor issue given the setting. I would recommend this site to anyone, particularly if you have children but want somewhere private.

Beautiful location and great facilities

We took four grandchildren and a set of parents to Wagtail cottage for a week. We selected this cottage because of the facilities, particularly on site swimming, games rooms, play areas and private setting. We were not disappointed. We had a few days with mixed weather and the children were easily entertained and the pool was superb. The property is massive so we never felt short of space and the facilities within it were perfect. 20 mins from Torquay or Paignton yet located in a private development that allowed the children to wander around in complete safety. The size of the site was also pleasing, quite mall and select but with a nice mix of people and other children that just allowed time to pass nicely. I recommend this site without reservation. You will need a car though to get to shops

Stayed here with our 2 sons, daughter in law and 2 small grandsons.The accomodation was great with everything we could have possibly needed. The children loved the swimming pool, the wi and all the toys in the cottage. I can thouroughly recomment it, brilliant The owner was particularly helpful especially when our car wouldn't start on the day of our departure.

Wagtail has lots of space with a huge hall area and some lovely features including a half moon window and high ceiling dining room with seating for 10 people. Has to be stayed in to be appreciated and absolutely great for family parties.
