The villa has completely remodeled in 2022 and 2023, All beds, kitchen, bathrooms showers, bubble bath, house, and garden lights have been transformed. The swimming pool was completely remodeled and is now with salt. No more chemicals in the water or on the skin. Now with an external shower too. Air conditioning in 4 bedrooms.
The villa is Isolated, with an exceptional view, of 250 square meters, only 150 meters from its own private beach on Bracciano Lake. It is situated near Rome (40 min) the sea (40 min) and 50 min. from Fiumicino International Airport. On a hillside with a panoramic and extremely sunny 180 degrees view of the lake and Roman most protected countryside. A private swimming pool, a private beach on the Bracciano Lake 150 m. from the villa, and every commodity make it a perfect choice for a relaxing holiday. High-speed Internet in wifi all over the property, piano, hi-fi, satellite tv, and overall a stunning view of the lake and the countryside are just a few of the villa's features. The villa has anti-theft metal shades and an armored door. The large swimming pool area for children also with a large shallow part is completely protected from outside view. Garden tables, chairs, and sunbeds are scattered in the garden. Every corner of this stunning property communicates relaxation and well-being. Please note that rentals go from Saturday to Saturday in high season (May-September) There is an additional fee per extra person above 10 and a weekly one for final cleaning, pool cleaning, gardening, electricity, gas, water consumption, towels, linen, assistance in case of urgent needs and all taxes.

A beatiful spot in the hills with a fab pool and stunning view over Lake Bracciano. We were a family of 9 and had a great time. Need some more dining chairs and outside furniture a bit worn but overall very enjoyable.time had by all.

great location and views

we really enjoyed our holiday in Poggio delle Ginestre on the Bracciano Lake. the views from the House were amazing. we used the house as a base to visit Rome and Montepulciano but you must have a vehicle. Pool was a bit cold at Easter (end of March) so we could not make use of it. but it looks a great pool for in the summer. Tomasso was super helpful and also the owner Armando very helpful and friendly.

Lovely house with a fantastic view.

We spent one week in this lovely house together with another family. The house has a fantastic panorama view over the lake, a large pool and a cozy garden with olive and lime trees. The house is clean with big bedrooms, comfortable beds and many bathrooms. Thomaso gave us a warm welcome and where available for questions. Thank you so much for let us renting this house. we would defiantly want to come back!!!

We had a wonderful week in this beautiful house. It has everything you need for a holiday!! The pool is just amazing and the views from the poolside are out of this world and get even better when the sun is going down 🌅.. there’s a town nearby where you can get all your shopping, restaurants and anything else you need for your stay.. we traveled to and from Rome by car a few times at less than an hour each way, so it’s really nice to get back from the hustle and bustle of the city to a little bit of paradise!! We also had access to the private lake which was never crowded and is very safe for small kids and was also very beautiful and refreshing.. we would definitely recommend this place and will definitely be back again!!

Amazing Place

We stayed for a week a family of 14 the villa is fully equipped to cater for large parties, spotless with everything you need. The views and the pool are just amazing the photos don’t do it justice. If you do happen to need anything Thomas the site manager was always on hand or a phone call away, I couldn’t recommend this villa enough, The beach by the lake is just stunning with the setting sun, Barbecue on the sun terrace with Rome only 40 mins away and the town, a 5 min drive, where the restaurants and bars are plentiful Thank you for renting us this place. we created memories that we will never forget x

What a lucky find

Although bookings were in different names I was actually there for four weeks. Everything great. One additional improvement would be some sort of communication between entry gate and house. I understand that this has been challenging to resolve. If phones are not working this can be a bit of a problem

The villa is in a wonderful location, close to the 3 towns, beach access, not far for a train ride to Rome. The villa itself was a little disappointing- with black mold in the bathrooms, shower heads that fall continuously, a small kitchen by North American standards and no air con or screens. The Mosquitos are plentiful, so pack your spray! The pool was beautiful, though with 11 of us in out out of it for a week, it was in desperate need of a cleaning and should have been done mid week. Armando is a gem to deal with, but in a different situation these items might have ruined our trip. If the house was up to par, I would have easily given this a 4-5stars rating.

The property listing does not do the house justice. The pool is huge and the house has wonderful views over the lake, which is volcanic has warm crystal clear water. There is a safe running/cycle path to Trevignano for supplies and Rome is 40 minutes away. You could perhaps do without a car It was such odd situation With COVID quarantines elsewhere. Rome was practically deserted. We would definite come back. Armando the owner was extremely helpful, as was the manager Tomaso. This is very keenly priced, similar costing villas being nowhere near this gorgeous. Only downsides were neighbourhood dogs barking (in polyphony) and mosquitoes, but these are not the owner’s responsibility!

The villa was beautiful with an amazing panoramic view of the lake and an amazing swimming pool which we enjoyed immensely. It was quite spacious for our family of 8. Has air conditioning unit in all bedrooms on the second floor except for the one bedroom on the first floor. In fact, the first floor does not have an air conditioning unit. Which made it a bit uncomfortable during the warmer days. We wish that bath towels were as large as normal bath towels and not the size of hand towels. The garbage and recyclable systems were somewhat confusing. But despite of these minor issues, we had an amazing and enjoyable experiences. The town was very charming with lots of places to eat by the lake and all had delicious cuisines. We will come back and definitely recommend this villa. Liz, Steve and family.

Special family holiday

The villa was amazing especially the swimming pool and the view of the lake was breathtaking, we did have some issues with the villa, we didn’t have enough towels, one small towel and one pool towel each is not enough, the villa was not very clean, the outside furniture needs painting as the paint came off and damaged clothes, I think things are getting tired and need fixing ie, kitchen units, some furniture, the bin system was very difficult to manage as not collected and not enough room to store everything also a bigger fridge is needed for so many people sorry to complain but we did feel that these things made it hard to deal with things every day. Thomasso was okay but I think a bit rude and he should have waiting until we left to come over and start working on the pool it felt very intrusive, and I don’t think that him and his wife are cleaning the house very well it needs a good going over.

The property was as described. The views were amazing when sitting at the tables by the pool. The views put the three bedrooms we used all had balconies and views of Bracciano Lake as well as the pool. Each bedroom had an air conditioner if you chose to use it independently of each bedroom. We each had our own bathroom which was great. Tommaso checked us in and toured us the house upon arrival and how things worked. He lives in the town so if we could have had any issues we was close. We had no issues. Armondo the honor called to check on everything the evening of our check it. He communicated well with us. He even answered several emails to answer questions before our arrival. Very helpful to have a washer. The home sits upon a hill for amazing views. It’s pretty quiet area but short drive into town. We really liked that fact. It’s easy access to Rome per Tommaso taking the train from Anguilla was pretty easy and saved us from driving in the city center area. Cheap tickets. We loved everything about the house and surrounding area. Highly recommend. The pool is huge if traveling with a family in particular. It is a little tricky to unlock the entry gate it seems to stick a bit. That was the only difficulty we had. Other than that if we should return to this area we would definitely try to stay here again!

Positiv:- sensationeller Blick- toller großer Pool, tief genug für das Sprungbrett, man kann Bahnen schwimmen- charmantes altes Haus- Betten im ersten Stock sehr bequemNegativ:- Haus ist sehr alt und nur in Teilen renoviert- Küche schmuddelig, wir haben die Spülmaschine selbst grund gereinigt, weil das Geschirr nicht sauber wurde Küche wird wohl demnächst renoviert. Verrückt viele Mücken draußen und drinnen, selten so viel Autan verbraucht - aber dafür kann das Haus nichts ;)

Ich habe einen kurzen Urlaub mit meinen Freunden verbracht. Wir haben alles gefunden, was wir erwartet haben. Die Umgebung ist sehr ruhig und friedlich. Es war sehr schön, den Sonnenaufgang und Sonnenuntergang zu beobachten. Es ist auch ziemlich nah - etwa 50 Minuten - für eine Reise nach Rom. Vielen Dank Armando, Vielen Dank Tommaso.

This was the house where I grew up with my brother and my mother. Endless wonderful memories are linked to this house. Since I must travel most of the time I'm more than happy to share this magical house and view. I constantly care about my house and guests appreciate that.

What makes this property unique

The location, the breathtaking panorama that is visible from any angle is what really strikes me every time I go there. The lake's presence is really resting and takes away all the stress. I didn't believe it in the beginning when my mother bought the house. Now I can't wait to go any time I can to look and feel the presence of this incredible lake
