White plaster walls, replete with local art, complement the inviting terracotta tile floors and bright textiles that welcome you to your home away from home. In typical Mexican design, the kitchen, dining, and living areas combine in one great room for friends and family to enjoy. A game room with 60" flatscreen TV, custom pool table, and plenty of comfy seating offer extra space for extra fun.

Villa Fiesta’s five master suites are comfortably furnished with finely made products crafted by Mexican artisans. Bright and open ensuite bath areas reveal beautifully hand-painted Mexican tiling; luxury towels, hair dryers, and magnifying mirrors are furnished. All suites have private terraces with chaise lounges and fabulous whitewater views.

The expansive terrace and deck offer both sun and shade, and meet a 50-foot, deep blue infinity pool that seems to merge with the ocean. You can enjoy the combination spa and swim-up bar as your dinner sizzles on the large gas grill. A margarita never tasted so good! A second large and beautiful furnished terrace is located downstairs, next to Bedroom #5.

Wonderful Villa in a great location!

I stayed in Villa Fiesta with a group of ten friends and we had the most amazing time! The house manager was easy to communicate with and had the villa pre-stocked with everyone we asked for upon arrival. The pool and hot tub were a wonderful place to relax and had a phenomenal view of the ocean -- it was great for watching the sun set and we even saw some whales! The rooms were spacious and well-kept - the housekeeper was great and went out of her way to keep the place in perfect condition all week. I should also note that it was very easy to get into town (just had to call down to the gate for a cab) and we always felt very safe in Pedregal. Would recommend to anyone and would certainly go back!

Perfect Location

This was our first trip to Cabo we came to celebrate the wife's 50th birthday. The house was perfect for 4 couples we all had our own private retreats. The perfect decompression house. The views from the patio were awesome we had a beautiful sunset every night. Star gazing was just as impressive. Just a short walk to the beach. The house service staff Daniela and Fransisco were extremely helpful. Whenever we needed something like ice,Tequila,fishing boat, or a sail boat we called Fransisco and he happily delivered and made our arrangements. Daniela keeps the house nice and clean. Over all it was a great trip and I would highly recommend Villa Fiesta for a wonderful escape.

View is amazing!

This home is nothing short of spectacular! As soon as you walk through the front door and see the view you'll be blown away. Paula, the owner was very responsive and happy to answer any questions we had during the booking process. She went out of her way to help when our flight delay caused us to miss a connection and ultimately to be unable to meet our elderly parents at the airport upon their arrival. She and concierge, Francisco, made sure they were comfortable until we arrived the next day. Francisco coordinated stocking the home with groceries, transportation and a beautiful breakfast that may have been the best meal of the trip. Daniela kept the house clean with daily cleaning. All of the staff were easy to work with and did a great job. The house is a 5-10 minute cab ride from central Cabo San Lucas. The beach it overlooks is beautiful but not swimmable so keep that in mind if that's something important to you. However the infinity pool and deck out back were all we needed! Cannot recommend this place enough and we certainly will be booking again.

Fantastic Stay, Beautiful Home, Perfect fit!!!

This Villa was perfect for our group. I searched for a house in Cabo for my husband, me, my daughter and 9 of her college friends, for Spring Break 2017. I could not have found a better fit. The house is perfectly situated in the gated, safe, Pedregal area of Cabo walking distance to a beautiful beach. The group took taxi's into downtown as needed for about $4 per person each way (very easy to get). Villa Fiesta is more than expected. The house is kept spotless by Daniella who comes each day to clean entire home. There is plenty of room to sleep 12 comfortably in beds with plenty of privacy!! It was awesome each morning waking up to a cup of coffee or Diet Coke and sitting on the patio overlooking the infinity pool and watching the whales put on a great show out in the ocean. We hired Maria Louisa and her husband Javier to cook a few meals for us and they were delicious! We enjoyed the spa at the Pedregal and had a few messages as well as used the Salon to get hair done!! Staying in the Pedregal was perfect for us because everyone was able to enjoy downtown Cabo as much or as little as we wanted. We were able to leave the crazy fun of the Cabo scene and return to a beautiful quiet home where we spent quality time together relaxing by the pool, sitting in hot tub listening to music overlooking the beautiful Pacific Ocean. Paula was awesome to work with from start to finish, even answering my panic call from airport in San Jose del Cabo when we couldn't find our driver!! If we ever come back to Cabo, I will for sure try to book this place. I was so lucky to have found Villa Fiesta!!

Beautiful views

Our stay at this property was overall very enjoyable. unfortunately we had a couple of days of heavy rain in the beginning the property has some bedrooms that are located on the lower levels unfortunately due to the heavy rain flooded onto the closet and did ruin some of our clothing. We did contact the property manager but nothing at that point could be done about the heavy rains I would just be aware if it does rain at this location to keep Items off the floor in both of the lower bedrooms. The staff is very hands-on and the maids are there a good portion of the day every day. They come pretty early in am. The views from all rooms are nice - pool is smaller than pics show. Front gate security very helpful with taxis. Pretty expensive To get up and down the hill because we had seven people and the taxis charge per person so once we left we stayed in town quite a bit. Cabo is much safer than most other places we’ve stayed in Mexico so that was a plus.

Excellent ocean and beach views!

My wife and I enjoyed our stay. The home was clean and well organized. The air conditioning worked well, no issues! The view from the house / patio is outstanding. Close enough to see the whales, people walking on the beach etc. This home would be great for a large family, group, etc. The theater / game room was very nice. There were a few things we didn't enjoy as much. There is a huge villa under construction behind the home. The construction was very noisy. I have no idea how much longer they have, but its months not weeks. Just beware it is not going to be peaceful. The villa was very clean, we didn't see any spiders or roaches, etc. The only issue we had where the tiny bugs all over the kitchen. They were everywhere, including in the food, sugar bowel, spices, etc. You have to keep everything in a sealed container or in the fridge. The pool was not heated, although the house manager stated it had a solar heater. It was cold. The patio was full sun all day, with no lounge chairs in the shade, umbrella's, etc. The outside dining area has four chairs and is half in the shade most of the day. The pool is also not as private as we had hoped. You can see and hear people in other vialls around the home and the people in the villa below can look up and see you, etc. Francisco the house manager was very attentive. He provided us with a great massage lady and a chef.

Amazing stay in paradise!

This wonderful villa was the perfect location for a girls weekend in Cabo. We enjoyed staying in beautifully decorated suites, gazing at an unmatched view of the ocean, and relaxing in the jacuzzi and infinity pool. We had wonderful massages at the house and used the Pedregal gym facilities daily. And the beach was just a short walk from the villa and a gorgeous place to walk in the mornings. I would love to book this house again for our next Cabo getaway!

Great house! Great location! Everything perfect!

Wonderfully spacious and clean home with great views! Lots of thoughtful extras included. We saw whales every day from the patio. So relaxing to float in the pool and gaze at the beautiful views. Had a great week. Rented two cars for eight of us which worked well for the trip from the house into town. Will definitely return to Villa Fiesta! Thank you, we loved it!

A great all around place

We stayed at Villa Fiesta with our 3 grown kids + significant others, our teen daughter and our 18 month grandson. Everyone had a great time. The view from the villa is fantastic. None of the pictures do it justice. The rest of the house is simply comfortable with plenty of room for a group our size to eat and socialize. We spent most of our week at the house enjoying the pool/hot tub. The whales put on a show (bring your binoculars) Then in the evening its an easy drive into town for the tons of great restaurants Cabo has to offer. Found that Costco was the best bet for beer for a group our size. The owner was great to work with. Hope to get back some time.

The Perfect Place!

Villa Fiesta was the perfect place for our family reunion! The view is phenomenal and the proximity to the beach was great. Great place to relax and hang out. We had no problem getting a taxi from the gate to go into town, which was quite frequent. Though we did not get to meet Francisco, we did meet his father, Javier who was very nice. Our breakfast was excellent! We did have one issue with the refrigerator leaking water but that was taken care of promptly. The only thing we were disappointed with was the fact that there was no ping pong table in the rec room downstairs. I talked to the owner and she wasn't sure why it wasn't there either. But overall, an excellent place to rent. Will we rent it again?? Heck yes!!! Oh, and my sisters and I did go to the spa in the Pedregal and found it very nice and relaxing. We had facials and massages and a light lunch on the patio overlooking the lap pool and ocean. There is also a gym there to workout. Nice place! Nice people! A few of our favorite restaurants in town are Gardenias for tacos, Los Tres Gallos, Maria Corona (Sunday brunch is awesome), and Edith`s. Check them out!

Beautiful villa with an amazing view!

Spent a week at Villa Fiesta and had a fabulous time! The view from the patio is stunning. Very well kept property and Daniella, the housekeeper, was very good. Pedregal Beach is just a 5 minute walk from the villa and it is beautiful with huge waves. We did walk to town one day but taxied back to the villa......way too hilly to walk back in the heat! Javier and his wife cooked us breakfast the morning after we arrived and it was wonderful and they were very nice also. Would highly recommend this villa!

Amazing home and great country to visit!

Villa Fiesta is the perfect home to visit and enjoy with family or friends. The rooms are private but connected, the kitchen and living area provides more than enough room for enjoyment and up to 8-10 people, the pool and view are mind blowing, and the distance to the beach is ideal. To any potential renter, do not hesitate to rent this property.... you will not regret it!

We could not recommend Villa Fiesta more highly. It was absolutely spotless and very well maintained.We had two catered dinners that were delicious. We ate at Panchos one night and had a great meal. We ended up fixing the rest of the meals at Villa Fiesta because we did not want to leave. The view is to die for. Any possible cooking utensil was available, including a blender for the margaritas! A great experience.

Sister (and husbands) Reunion

The view is breathtaking. We hardly could pull ourselves away from just sitting at the table or on the lounge chairs overlooking the pool and the ocean, or floating in the pool to cool off. The weather was gorgeous. The villa was kept immaculate by a lovely woman named Daniela who performed daily housecleaning service. The manager, Francisco, was responsive to our every need, including shopping. Every bedroom was equally comfortable, with its own bathroom. My husband said that this was the nicest accommodations he had ever had in his life!

Ideal Cabo House!

I cannot thank you enough for our stay at Villa Fiesta. Everything about it was ideal. The house itself was so beautiful and comfortable that it was difficult to get everyone to leave into town! Francisco was more than welcoming and extremely helpful. The cleaning crew was sweet, and the gate guards were always friendly and on-top of it. The chefs that Francisco had come to the house to cook dinner for us were AMAZING. This home cooked authentic meal was everyone's favorite part of the trip. My favorite part of the house is of course the view, but the design of the house was so relaxing, comfortable, and perfect for good times! I have already told other friends and family members of mine that we have to go back, and we would LOVE to.

What great memories!

I am not even sure where to start. We thoroughly enjoyed every minute we spent at Villa Fiesta. Francisco and Theresa took such good care of us during our stay. The house was everything we anticipated and more. I also can't forget to mention Francisco's parents and some incredible meals + margaritas!! It was perfect for the adults in our group and our young children as well. We caught amazing views, poolside relaxation and walks to the beach. The kids woke up in their swim suits and spent hours in the water and then exploring the house and grounds. We could have used another week in the Cabo sun at Villa Fiesta and will definitely be back!! Thank you!!

Villa Fiesta is our favorite home to rent in the Pedregal. The ocean views, whale watching from the pool, expansive sandy beach, 4 spacious master suites - all with ocean views - villa fiesta has it all. We used the pool and jacuzzi every day and enjoyed swimming in the ocean this trip. This was our 2nd week this year for villa fiesta and we have already booked ahead for next year.

Cabo's Utopia!!!

My husband and I have been fortunate enough to have stayed at Casta Fiesta 8 times...so far!!! This has been one of our favorite vacation destinations ever! From every room the view is breathtaking,whether at sunrise or sunset...or anytime in between. The infinity pool overlooks the Pacific Ocean and the jacuzzi is an ideal spot to watch the sun go down while sipping margaritas. All of the bedrooms are spectacular, roomy and so comfortable! If you don't want to cook in the beautifully laid out kitchen overlooking the pool/ocean, there are tons of fabulous restaurants close by. The grounds at Casa Fiesta are professionally maintained and show the pride of ownership. The game room is a great place for a competitive ping pong or fusbol game, after which a relaxing dip in the pool, or just floating around and reading a book. I also loved the shopping excursions...ceramics, glass and typical tourist fare! A perfect end is lunch at the Shrimp Factory with friends and margaritas. There is truly nothing we would change about these vacations...can't wait until next time!! It is truly the perfect destination for bonding with friends and family.

An Amazing Rental!

My family and I would highly recommend staying at this gorgeous property. The location was ideal - within walking distance to the beach, a gorgeous ocean view, and close to town. The layout is great in that each room has its own bathroom but guests can come together in the spacious kitchen and living area. The house is beautifully decorated and well-maintained, and we loved the infinity pool and jacuzzi. We will definitely come back next year!

We have renting many homes in Mexico and in the Pedregal and Casa Fiesta is our favorite! The view from the patio is spectacular. Having the sandy beach in front of the house is a great bonus, too. There is whale watching right up close to the beach in the winter time. We have even watched them while soaking in the jacuzzi ! Love having 4 master suites so that everyone has their space and privacy. We took advantage of having an authentic Mexican dinner cooked for us. All the grocery shopping was handled and the dinner was to die for. Another favorite part of our stay was the pool located right off the patio. We have spend many afternoons floating in the pool and gazing at the fantastic view. There is always a cool breeze on this side of the cape, even when it's hot down in Cabo by the marina. We have already book another week for next year! Casa Fiesta is a 10 in our book.

Our 10th stay. Fantastic accommodations, service and view, as always. We took 4 neighbors who had never experienced Cabo before. Typical comments included "Words don't do the Villa and its location justice", "OMG" and "magnificent" were repeated frequently, from the deck, pool and spa. The privacy, and quiet atmosphere are a real plus as opposed to staying at a hotel or condo. Getting up early in the morning, fixing a cup of coffee and sitting out on the quiet private deck, is a truly relaxing experience. The white water view is relaxing and spectacular, especially when the whales are migrating. They pass very close to the beach. Watching the sunset from the spa, with a cold drink, provides a terrific first course for dinner whether dining in or out. The property manager was extremely helpful in answering any and all of our questions regarding the Villa and local interests including dining, shopping, golf and fishing.. Access to fishing, downtown shopping and dining was also a highlight. The fish we caught was perfectly prepared several ways for us at El Corral. Our finest dinner was at Edith's. Breakfast on the beach at "the Office" was a particular highlight for the food and people watching. Anyone planning a vacation stay in Cabo should choose Villa Fiesta as the place to stay.
