Must be 25 years or older to rent this property. The guest on the reservation must be present at check-in with photo ID which matches address and credit card used. The booking guest must be present during the complete stay.

A rental agreement will need signed upon booking and a Refundable Damage Deposit of $300 will be charged to your credit card 3 days prior to arrival. This deposit will be fully refunded within 3 days after checkout, provided there are no damages or policy violations.

Inside, you'll find two comfortable bedrooms with Queen beds, plus a pullout Serta couch that converts into another Queen-size bed. The full kitchen is equipped with a full-size fridge, microwave, oven/stove, and a Keurig coffee machine.

For entertainment and relaxation, enjoy our Smart TV with WiFi for streaming, darts, 516 game arcade machine, Foosball table, and a hot tub. Outside, gather around the fire pit and outdoor dining area for cozy evenings.

Perfect getaway

We absolutely loved the facilities here. Everything was so clean and smelled good. It's in a perfect spot and there is plenty to do. They have thought of everything. I have stayed at a lot of vrbos and this is definitely one of the best. Highly recommend !!!

Hocking Hills Trip

We booked this trip a the last minute to go to Hocking Hills State Park. The owners were very kind to deal with and check in/check out were easy.The pictures online look different than what you’ll actually find. My husband and I had never been to Hocking Hills and were unsure of where to stay in the area. This was one of the last properties in the area that permitted dogs. While the proximity to Old Man’s Cave was nice, it was about 30 minutes from everything else.I don’t mind paying a pet fee, but I was aggravated that it was a separate fee rather than being incorporated into the VRBO fee.The hot tub is advertised as “emptied after every stay” but the hot tub contained sand.The front bedroom’s mattress is so hard you may as well lay on the floor.It wasn’t great, but it wasn’t bad. It’s not somewhere I’d stay again. I give it a 3.2

We were disappointed to receive a 3-star review, as it significantly affects our overall rating. A 3 out of 5 is essentially a 6 out of 10 — the equivalent of a D on most grading scales. A few clarifications: Location – This is actually a very convenient spot: Rock House – 12 min Conkles Hollow – 14 min Hocking Hills State Park – 23 min Dining, groceries, gas – 6 min Pet Fee – Like most hosts, we charge a separate pet fee to keep costs fair for guests without pets. It wouldn’t be right to include pet costs in the base price for everyone. Hot Tub – All our hot tubs are emptied and cleaned after every stay. This property has some natural sand in the water, which settles at the bottom. We’ve since added a high-end sand filtration system that has helped greatly. Mattress Comfort – Mattress preference varies. We use medium to medium-firm types, which suit most guests, though those who prefer very soft beds might find them too firm. We’re always striving to offer the best experience possible and appreciate all feedback but please contact us during your stay so we can try to correct any issues you have before you give us a poor rating. We strive to keep a five star experience for our guests. Three star ratings can put us out of business really quick.

Very clean, uncomfortable beds

Pros: The property is a small house just a short drive to Old Man’s Cave. Extremely clean. The heating system was a little tricky to figure out at first but it warmed up in about 30 minutes. The kitchen has everything you need to make a meal plus a Keurig. There’s a dart board and corn hole. The hot tub was very clean and got to temperature by the evening. The grill had propane when we were there and it worked great.Cons: The house has close neighbors. We didn’t feel spied on but still a little awkward. The bed frames are flimsy with uncomfortable mattresses. My husband ended up sleeping on the couch. Lastly, the shower is small and so are the dining chairs so if you’re a larger person this may not be comfortable for you. Overall a wonderful weekend with my husband!

Regarding the bed frames and mattresses, we understand that comfort is subjective. Mattress comfort is a very personal preference, and while we’ve chosen medium to medium-firm styles as it seems to suit most guests, we understand they may not work for everyone. We recently have added toppers since this review to the beds too increase the comfort level. Your comments about the proximity of neighboring properties are valuable. While our cottage offers a cozy retreat, we recognize that some guests may prefer more seclusion. Thank you again for your insights.
